Zeta 1, Greater Noida: property prices, projects and homes

Zeta 1 at a glance

Zeta 1 is a residential sector in Greater Noida, close to the Pari Chowk junction. This guide covers the layout, transport, daily amenities and the civic checks worth doing. Where I could not confirm something, I say so.

On ADiHomes as of October 2026: there are 5 live projects in Zeta 1. The median asking price is ₹8,195 per sq ft, taken from 4 properties. By status, 4 are ready to move and 1 is under construction. Examples include Migsun Green Mansion, SKA Destiny One and ATS Dolce. Browse them under new projects in Zeta 1.

Where it is and how it is laid out

Zeta I and Zeta II together form an organised sector near Pari Chowk. The Noida–Greater Noida Link Road and Site C Road serve the area. High-rise gated societies dominate. Most listings are ready-to-move 2 and 3 BHK flats, with some villas and plots, and many are resales. Sectors in this part of Greater Noida fall under the Greater Noida Industrial Development Authority (GNIDA).

Connectivity

Metro and rail

The Aqua Line is 29.7 km long. It runs from Noida Sector 51 to Depot station in Greater Noida and has 21 elevated stations. Published timings are about 6am–10pm Monday to Saturday, with trains every 10–15 minutes. Check the NMRC site for current timings.

• GNIDA Office: the nearest station. 99acres gives about 2.1 km on one page and about 4 km on another, so treat it as roughly 2–4 km and measure from your chosen project.
• Delta 1: about 4.3 km.
• Alpha 1: about 5.5 km.
• Pari Chowk: about 6.8 km.
• Railway: Boraki is about 6.5 km away and Dadri about 7.2 km.

The Aqua Line links to the Delhi Metro Blue Line through a walkway at Sector 52. Note that Aqua Line and Delhi Metro cards were not interchangeable in at least one source I found, so check this before relying on it.

Airports

Noida International Airport at Jewar was inaugurated by the Prime Minister on 28 March 2026. Sources disagree on when commercial flights began: one says 15 June 2026 and others say mid-April to May. I could not confirm this from an official source, so check airline schedules. One portal puts Zeta 1 about 50 km from the airport. Another says 15 km, which looks too low against the airport's coordinates. I did not verify the distance to Delhi's IGI Airport.

Schools, hospitals and shopping

These distances are approximate portal figures. Please verify them on a map.

• Schools: listings name Darbari Lal Foundation World School, Vanasthali Public School and Jay Ess Academy in or near the sector. Near Pari Chowk, listings mention CS National Public School and RPS International. I could not verify school distances or boards.
• Colleges: IEC College of Engineering and Technology (about 4.6 km), Sharda University (about 6.6 km) and Amity University Greater Noida (about 8.4 km).
• Hospitals: Maxfort Hospital is listed inside the sector. Roshan Hospital is about 3 km away, Green City Hospital about 3.5 km, Astha Hospital about 4.1 km, Kailash Hospital about 5.6 km and NIMT Hospital about 6.1 km.
• Shopping: Omaxe Connaught Place is near Assotech Springfields. Omaxe Mall, MSX Mall and Venice Mall are listed within about 8 km, and Ansal Plaza is at Pari Chowk. Local markets cover daily needs.

Civic matters to check

Water. Supply comes through the Greater Noida Authority. A 2021 report said the long-running Ganga water project, started in 2005, had repeatedly missed its deadlines. I could not confirm its current status. A recent report from a Greater Noida West society, not Zeta 1, described erratic supply linked to authority shortages. Ask current residents and the RWA about supply, tankers and water quality.

Power. I found no reliable Zeta 1-specific information. Ask about outage frequency, backup capacity and who pays for it.

Approvals. Ask for the UP RERA registration, sanctioned plan, completion or occupancy certificate and lease status. Verify these with the authority and RERA, not just the seller.

Litigation and stalled projects. In July 2019 the Supreme Court cancelled Amrapali Group's RERA registration and land leases and appointed a receiver. It directed NBCC to complete the stalled projects, and that work was still unfinished in recent reporting. I found no sourced list of stalled projects in Zeta 1 itself. Some ADiHomes listings, such as Amrapali Grand, are marked with the location still to be confirmed. Check each project's legal status, whether any court-supervised process applies, and who the current developer is.

Infrastructure underway or planned

• Noida International Airport: Phase 1 was inaugurated on 28 March 2026. Phase 1 capacity is stated as 12 million passengers a year.
• Aqua Line extension: a plan exists for about 17.4 km from Sector 51 to Knowledge Park 5. I could not confirm approval status or dates.
• Other proposals: portal listings mention a Pari Chowk station on the Ghaziabad–Jewar RRTS and an Aqua Line link between Sector 142 and Botanical Garden. I found no official confirmation or timeline, so do not rely on them.

Who it suits and what to check

Zeta 1 suits buyers who want a gated-society setting in an established part of Greater Noida, with metro access by short road trip rather than on foot. It is mostly ready stock, so it fits people who want to move soon and can inspect what they are buying. Those relying on a firm possession date, or on future transport, should check carefully.

• Measure the real distance to the metro and your workplace, and test the commute at peak hours.
• Visit at different times to check noise, traffic and water pressure.
• Read the maintenance charges and the RWA or builder handover status.
• Check title, registry or lease transfer, and outstanding authority dues.
• Compare the asking price with the ADiHomes median above, such as the Migsun Green Mansion listing, but do not assume any price trend.
