About Raipur
Overview of Raipur
Raipur is the capital of Chhattisgarh. The Raipur Municipal Corporation area covers about 504 square kilometres and had roughly 1.01 million residents at the 2011 census (Wikipedia). The city sits on the Howrah-Nagpur-Mumbai rail line and on national highways NH-53 and NH-30.
Several bodies shape the city. The Raipur Municipal Corporation (RMC) provides civic services. The Raipur Development Authority (RDA) plans schemes such as the Kamal Vihar township. The Chhattisgarh Housing Board builds housing colonies. About 17 km south-east, Nava Raipur Atal Nagar is a planned administrative city run by the Nava Raipur Atal Nagar Vikas Pradhikaran (earlier called the Naya Raipur Development Authority; the sources spell it Nava, Naya and Atal Nagar). It hosts the Secretariat (Mantralaya) and the Vidhan Bhavan.
In practice buyers meet three zones: the older city core, newer colonies on the outskirts, and the greenfield Nava Raipur, which is still being developed after being set up in 2000.
Nava Raipur was planned for roughly 500,000 residents on about 11,000 acres, according to a book cited on Wikipedia. It is designed around a wholly planned road network and a "zero discharge" approach that recycles wastewater for non-potable uses. Those are design goals, and you should ask the authority how much of that infrastructure is actually working in the sector you are considering.
Connectivity
| Mode | What to know |
|---|---|
| Air | Swami Vivekananda Airport is about 15 km from the city centre and about 10 km from Nava Raipur's administrative area (ixigo, treat as approximate). Naya Raipur Transport Limited city buses are reported to link it with Raipur Junction and parts of Nava Raipur. |
| Rail | Raipur Junction is a major station on the Howrah-Nagpur-Mumbai line. It is part of the Amrit Bharat Station Scheme redevelopment; progress reports describe work on a second-entry building and multi-level parking, with no firm completion date found. Nava Raipur (Atal Nagar) station is about 11 km from the Nava Raipur centre. |
| Road | The 12.7 km six-lane Raipur-Naya Raipur Expressway (Atal Path) links the two cities. NH-53 and NH-30 serve longer trips. |
| Bus | The Dudhadhari Math inter-state bus terminal at Ravanbhantha opened in November 2021 and replaced the older Pandri stand. A BRTS corridor between Raipur and Nava Raipur has been reported. |
Travel times depend heavily on the hour and on construction. We did not find a reliable published figure, so test your own commute in peak traffic before buying.
For daily travel inside Raipur, most people rely on two-wheelers, autos and private cars. If one earner works at the Mantralaya or another office in Nava Raipur and the other in the older city, compare both commutes at your usual hour, and note that the expressway shortens the main leg but not the last few kilometres.
Schools, colleges, hospitals and shopping
| Type | Named places |
|---|---|
| Medical | AIIMS Raipur (set up in 2012 under the central government's PMSSY programme) |
| Management and technology | IIM Raipur, NIT Raipur, IIIT Naya Raipur |
| Law and universities | Hidayatullah National Law University, Pandit Ravishankar Shukla University, Chhattisgarh Swami Vivekananda Technical University |
| Other institutes | NIFT and CIPET; private universities include Amity and Kalinga |
| Sport and leisure | Shaheed Veer Narayan Singh International Cricket Stadium (capacity about 65,000) in Nava Raipur |
We could not verify school names, mall names or hospital distances from reliable public sources, so we do not list them. Check the board, fee and bus route of any school directly, and visit hospitals you may rely on.
Property market on ADiHomes
ADiHomes has no live listings or projects in Raipur yet, as of October 2026. We therefore show no prices or rates for the city.
Public sources point to several kinds of housing. The Chhattisgarh Housing Board has built colonies and flats; a 2021 cabinet decision allowed self-financed board properties to be sold at cost price and handed 58 board colonies to urban bodies. The RDA develops schemes such as Kamal Vihar, and approvals have been reported for board projects at Sejbahar and Boriyakala. Nava Raipur offers planned plots and flats near government and institutional areas. Private colonies and apartments are also spread across the outskirts, and the RDA has published lists of unauthorised schemes in the past, so approvals matter.

Civic matters
Water
Raipur's water comes mainly from the Kharun river, a Mahanadi tributary, through a series of anicuts, plus groundwater. One older document puts non-revenue water near 30 per cent, which suggests leakage. Ask residents of the specific colony about supply timing and pressure.
Sewage and river health
Sewage is a documented weak point. An older report said most of the city's sewage flows into the Kharun through large drains without full treatment. A March 2026 report in The Hitavada, citing opposition concerns, said eight proposed sewage treatment plants were not yet fully in place and that foam was visible on the river. These are claims, not audits. A 2019 report described a Rs 150 crore smart drainage plan to ease waterlogging, with new treatment plants at Chandanidih, Kara and Nimora. We could not confirm their status.
Power backup and outage figures are not published in the sources we found, so we make no claim. Ask the society or neighbours how often supply fails and whether the building has generator backup for common areas and lifts.
Approvals and tenure
Because of past reports of unauthorised layouts, check that a plot or flat has an approved layout and building permission from the RDA, RMC or the Nava Raipur authority. Waterlogging and industrial pollution near the Urla and Siltara areas are commonly discussed locally, but we did not find solid published data, so we make no claim.
Infrastructure underway or planned
- Raipur-Durg metro corridor: the state approved a metro link between Raipur, Nava Raipur Atal Nagar and Durg-Bhilai, reported in July 2025, with an initial feasibility budget of Rs 5 crore. A light-rail plan from 2019 was reported as never realised. Treat the metro as a proposal.
- Raipur-Visakhapatnam Economic Corridor: a 464 km six-lane NHAI road starting near Abhanpur, estimated at about Rs 20,000 crore. Our source was dated; current construction status is unconfirmed.
- Six-lane upgrade: an August 2026 Hitavada report says the Jabalpur-Kawardha-Simga-Raipur highway is to be widened to six lanes at about Rs 2,500 crore.
- Raipur Junction redevelopment: under way under the Amrit Bharat scheme; no completion date found.
- Nava Raipur: a station near the central business district and other projects are described as proposed or under construction on a page with citation gaps, so confirm with the authority.
Pros and cons
Pros
- State capital with major institutions such as AIIMS, IIM and NIT.
- Rail, air and highway links, with a fast road to Nava Raipur.
- Planned city of Nava Raipur offers wide roads and government employment nearby.
- Housing board and authority schemes offer varied entry points.
Cons
- Sewage treatment and river quality are concerns.
- Some layouts were reported as unauthorised in the past.
- Nava Raipur is still developing and can feel empty in places.
- Metro and big highways are still proposals or incomplete.
A fair summary is that Raipur offers a lot of institutional strength and decent road access, while civic services such as sewage and drainage are the areas where independent checking matters most.
Who it suits
Raipur suits government employees, students and staff of the large institutions, and families who want a mid-sized state capital with growing infrastructure. Buyers who prefer a planned layout may look at Nava Raipur, accepting that services and neighbourhood life are still maturing. Those who want established shops and schools usually stay in the older city.
Pre-purchase checklist
- Check the project on the Chhattisgarh Real Estate Regulatory Authority (CG-RERA) portal, rera.cgstate.gov.in; the authority is based at Shastri Chowk, Raipur.
- Confirm the layout and building approvals from the RDA, RMC or Nava Raipur authority.
- For housing board flats, confirm allotment terms, any dues and the colony's handover status.
- Visit in the monsoon to see drainage and access.
- Ask about water source and sewage connection.
- Have a lawyer search the title and check stamp duty and registration costs.
- Check how a new metro or expressway alignment might affect the plot, using official notifications only.
