Emaar EBD 65 NXT

EBD 65 NXT is the second, smaller shop-cum-office plot launch by Emaar India in Sector 65, sitting alongside the original Emaar Business District 65. HRERA Gurugram registered it as a commercial plotted colony under GGM/751/483/2023/95 on 16 October 2023, with the certificate uploaded in February 2024. The registered area is about 1.15 acres in the Badshahpur revenue estate, and the certificate lists the completion date for development works as 10 August 2027. As with other SCO projects, buyers acquire a plot with an approved envelope and then put up their own multi-level building, typically with shops on the lower floors and offices or other permitted uses above. The NXT phase shares the catchment of the large housing projects in Sectors 62 to 66 and the footfall around Worldmark 65. Plot sizes and prices were not published in the sources reviewed, so investors should ask Emaar or brokers for the current allotment price, plot dimensions and permitted floors, and confirm what services Emaar will complete by the 2027 date.
