Sector 65 locality guide
Where Sector 65 is and how it is laid out
Sector 65 sits in south Gurugram, Haryana, on the Golf Course Extension Road (GCER). This road is also called the Southern Peripheral Road (SPR). It runs southeast from around Sectors 55–56 towards Sohna Road. It is about 90 metres wide, and Sectors 58 to 67 sit along it.
The sector is mainly gated apartment towers with retail and office space. M3M's own page for M3M Golf Estate says it is a licensed group housing colony of about 56 acres on a 60 m sector road just off GCER. Neighbouring areas include Sector 67, Sector 49, Sector 50 and Badshahpur. Portals give different PIN codes (122001, 122101, 122102 and 122018), so use the address in the sale papers.
On ADiHomes as of October 2026, there are 5 live projects in Sector 65. The median asking price is ₹19,400 per sq ft from 5 properties. One project is under construction and four are ready to move. Browse them on the new projects in Sector 65 page.
Connectivity
Roads
GCER links the sector to Golf Course Road, Sohna Road and the Southern Peripheral Road. Square Yards says these give quick runs towards Rajiv Chowk and NH-48. Peak-hour jams on GCER are a common complaint in resident reviews.
Metro and rail
There is no metro station on GCER itself. The nearest operating station is Sector 55–56, the terminus of the Rapid Metro. It is roughly 4 km away in a straight line, according to YoMetro. One office-market guide puts it at 5.5–6 km by road, which is a 12–15 minute cab ride. Sector 54 Chowk, the next stop on the same line, is about 6.6 km away per NoBroker.
For the Delhi Metro Yellow Line, Millennium City (HUDA City Centre) is about 9 km away per Square Yards. The nearest railway stations are far off. NoBroker lists Garhi Harsaru at about 19.7 km and Gurgaon station at about 22 km.
Airport
Indira Gandhi International Airport is roughly 24–25 km away, per NoBroker and Square Yards. Travel time depends heavily on traffic.
Schools, hospitals and shopping
- Schools: Portals and developer pages commonly name St. Xavier's High School (Sector 49), DPS International and The Heritage School as nearby. Exact distances vary by tower, so check the route from the home you are considering.
- Hospitals: Cloud Nine is listed within about 5 km. Medanta, Artemis and Fortis Memorial are reached via Golf Course Road, and a broker area guide puts them at 10–20 minutes.
- Shopping: WorldMark Gurugram and the M3M 65th Avenue retail street are in Sector 65, and PVR is listed at 65th Avenue. Ardee Mall is also mentioned for the wider belt.
Civic matters to check
Water and power
Gurugram's water supply has struggled to keep up with demand. Tribune reported a summer when supply was 570 million litres a day (MLD) against demand of about 700 MLD. It also reported repeated delays to a new 100 MLD unit at the Chandu-Budhera treatment plant. I could not confirm whether that unit is now running. Ask the society how it gets water, how much comes from tankers or borewells, and what it costs.
Power comes from the state utility, Dakshin Haryana Bijli Vitran Nigam (DHBVN). I found no sector-specific outage data. Ask about backup supply and its charges.
Approvals and disputes
Before paying anything, check the project's registration on the Haryana RERA site and its licence from the town planning department. For ready homes, check the occupation certificate. Ask for a title search and a litigation check on the specific tower. I found no sourced reports of stalled projects or court disputes in Sector 65, but that is not a clearance. Verify it yourself.
Drainage can be a problem. Square Yards residents in neighbouring Sector 67 report waterlogging on some internal stretches in the monsoon. Visit during or just after heavy rain.
Infrastructure underway or planned
- Eight-lane GCER: The Tribune reported on 3 May 2026 that GMDA plans to widen the road to eight lanes. It said the tender was complete and ground work was due to start the following week. I could not find a later progress report, so check the current status.
- Metro, Sector 56 to Pachgaon: Metro Rail News reports that HMRTC finalised a detailed project report for a 35 km, 28-station line costing about ₹10,428 crore. The report has gone to the state government. Construction would follow the Chief Minister's approval and statutory clearances. That is a proposal, not an approved or funded build date.
- Metro, GCER to Sector 5: HMRTC's board approved this 13 km line in August 2024. Later reports say RITES was appointed to prepare the detailed project report. I found no sanction for construction or a completion date.
None of these projects has a confirmed opening date. Don't count on a metro when planning your commute.
Who it suits
Sector 65 suits buyers who drive or use cabs, want newer gated apartments, and are happy to be 4–6 km from the nearest metro. It may suit those working along Golf Course Road, Sohna Road or Cyber City. It is a weaker fit for anyone who depends on daily metro or rail commuting.
Things to check before buying
- Visit at peak hours and test the drive to work and the school run.
- Confirm the RERA number, licence, approved plans and occupation certificate.
- Ask about water source, power backup and maintenance charges.
- Check the delivery record and construction stage of the project, and compare resale and rent listings.
- Look at flats for sale in Sector 65 and compare projects such as M3M Latitude, Emaar Emerald Estate and Countryside Prime Residences on size, status and paperwork.
