JMS The Nation

The Nation is a plotted township by JMS Group in Sector 95, New Gurgaon, promoted by JMS Infra Realty Pvt Ltd. It was launched in May 2022 under Haryana's Deen Dayal Jan Awas Yojana (DDJAY), the state's affordable plotted colony policy, on roughly 16.5 acres. At launch the township had about 285 residential plots, with sizes from about 120 to 178 square yards, and a high-street retail strip of about 45,000 sq ft. Open spaces in the plan include a fitness trail, a yoga lawn, a badminton court and an amphitheatre. HRERA records suggest the township was registered in phases across 2022 and 2023 and that the licensed area later grew, but the registration numbers shown on listing portals do not match each other and could not be checked against an official page. Listing prices for plots range from about Rs 90 lakh to Rs 1.34 crore on one portal, while resale asks reported elsewhere are considerably higher, so buyers should treat all prices as indicative. Before buying, ask JMS which registration covers the specific plot, the status of internal development works and whether the plot is freely saleable under DDJAY rules.
