Ocus 24K

Ocus 24K is a commercial complex in Village Badshahpur, Sector 68, Gurugram, developed by Ocus Skyscrapers Realty. HRERA records describe it as a commercial project on about 4.44 acres, built under DTCP licence 76 of 2012 and registered with HRERA Gurugram as 220 of 2017 dated 18 September 2017. Some property portals advertise it as serviced or studio apartments, but the authority treats it as commercial space, which affects taxes, loans and permitted use. An HRERA case reported in the trade press noted that the occupation certificate was granted on 17 July 2019, after the December 2018 possession date in buyer agreements, and the authority ordered the developer to pay 10.8 per cent annual interest to an allottee for the delay. Other complaints have dealt with allotment and area changes. The project is close to Sohna Road, the Southern Peripheral Road and the M3M developments of Sectors 67 and 68. Buyers of resale units should confirm the exact unit type in the conveyance deed, the final area and any open complaints before purchase.
