OSB The Venetian

The Venetian is an affordable group housing colony by Ocean Seven Buildtech (OSB) in Sector 70, Gurugram. It is built on about 5.10 acres under DTCP licence 103 of 2019, with building plans approved in February 2020, and HRERA Gurugram registered it as 39 of 2020 on 27 October 2020. The registration lists five residential towers with 739 flats and one commercial block with 49 shops. Flats were sold under the Haryana Affordable Housing Policy at state-fixed rates. HRERA complaint orders from 2023 and 2024 noted that the registration was valid only up to September 2024 and that neither environmental clearance nor an occupation certificate had been obtained, and several allottees sought refunds over delays. Some portals list the project as ready from late 2024, but no occupation certificate was found in sources reviewed. Allottees should check the authority's latest orders, the registration extension and the occupation certificate before taking possession or paying final dues.
