Sector 70 locality guide

Where Sector 70 is and how it is laid out

Sector 70 is in south Gurugram, Haryana. It is usually marketed as a Sohna Road address, but it actually sits on the Southern Peripheral Road (SPR). The SPR belt covers sectors 69 to 80, including 70, 70A and 71, according to The Tribune. Sohna Road itself is a short drive away. Sector 70A is a separate sector, off the SPR and Golf Course Extension Road rather than on Sohna Road.

The area is mostly gated apartment complexes. One example is the master plan of Unitech South Park, which is listed as fronting the 150-metre-wide SPR, with a 60-metre road leading towards Sohna Road and Golf Course Road. Listings for the same project give different tower and unit counts, so confirm these with the developer or the RERA record.

On ADiHomes as of October 2026, there are 14 live projects in the sector. The median asking price is ₹10,600 per sq ft, based on 10 properties. By status, 10 are ready to move, 3 are under construction and 1 is a new launch. You can browse them on the new projects in Sector 70 and flats for sale in Sector 70 pages.

Connectivity

Roads

The SPR links Sector 70 to Golf Course Extension Road, NH-48 and Sohna Road. The Sohna Elevated Corridor is a 21.65 km, six-lane, access-controlled road. It runs from Rajiv Chowk towards Sohna and opened fully on 11 July 2022. It is useful if you travel towards Sohna or the Delhi–Mumbai Expressway. At street level, Sohna Road still gets crowded at peak hours.

Metro and rail

There is no metro station in Sector 70. The closest operating option is Sector 55–56, the terminus of the Rapid Metro. One aggregator puts it about 8.8 km away. A separate guide gives roughly 5–7 km for the SPR side of Sohna Road, so distances depend on where in the sector you start. Rapid Metro connects to the Yellow Line at Sikanderpur. The same aggregator lists Millennium City Centre (Yellow Line) at about 8.9 km. Most people will need a cab, auto or their own vehicle for the first leg.

Gurugram railway station is around 13 km away, per a property portal.

Airport

Indira Gandhi International Airport is roughly 24–25 km away by road, via NH-48. Travel time depends heavily on traffic.

Schools, hospitals and shopping

These distances come from property listings, not surveys. Treat them as approximate and check them on a map.

  • Schools: Vivekananda School is listed about 0.2 km from Unitech South Park. A developer-side listing mentions Shikshantar, The Shri Ram School, DPS, Heritage, Pathways and GD Goenka within about a 25-minute drive.
  • Hospitals: Ananta Hospital is about 1.5 km away. Park Hospital is about 3.9 km and CDAS Super Speciality Hospital about 4.2 km. A resident review also mentions Miracles Apollo Cradle nearby, with no distance given.
  • Shopping: Omaxe City Centre is about 3 km away and Raheja Mall about 3.8 km. Airia Mall and Ninex Mall are also on the Sohna Road side.

Last-mile access is still developing, according to one local guide, so check the actual road route to each place.

Civic matters to check

Water

I found no official source on water supply for Sector 70. A commercial water-quality blog says Sohna Road sectors 67–71 depend mainly on borewells with hard water. That is indicative only. Ask the society what it uses, whether it has a treatment plant, and what the maintenance bills show.

Waterlogging and drainage

Monsoon flooding is a known issue on Sohna Road. In July 2026 officials attributed it on the service lane between Omaxe Mall and Airia Mall to road gradient and incomplete drainage links, as The Tribune reported. GMDA is also laying master stormwater drains across Sectors 68–75. Visit during or just after heavy rain if you can.

Power, approvals and litigation

I could not verify power reliability, individual project approvals, or any litigation or stalled projects in Sector 70. Before buying, check the following:

  • The project's registration and quarterly updates on the Haryana RERA portal.
  • Occupation certificate status for ready-to-move homes.
  • Court cases involving the developer or the project.
  • The society's power backup arrangements and the sanctioned electricity load.

Infrastructure underway or planned

  • Elevated SPR, Vatika Chowk to NH-48: GMDA has planned a 5.3 km, roughly ₹750 crore elevated stretch. In January 2026, it said the tender would be floated by 15 January, according to Swarajya. I could not confirm an award or construction start.
  • SPR service roads: A 3.5 km service road network across Sectors 70–75 and a 900 m missing link between Sectors 68–69 were reported at DPR stage in April 2026.
  • Metro: GMRL has proposed a 36 km Sector 56–Pachgaon corridor with 28 elevated stations. The SPR–Sohna Road–Manesar corridor was still at planning and DPR stage as of mid-2026. Treat any opening date as unconfirmed.

Who it suits and what to check

Sector 70 suits buyers who work along Sohna Road, Golf Course Extension Road or Udyog Vihar and are comfortable driving. It also suits those who prefer a ready-to-move apartment in a gated complex. It is a weaker fit if you depend on the metro, want walkable daily shopping, or cannot tolerate monsoon disruption.

Before you commit:

  • Compare similar homes on ADiHomes, for example Unitech South Park, Unitech Crestview Apartments and Tulip Orange.
  • Check carpet area against super area, and maintenance charges.
  • Verify RERA registration, title and the occupation certificate.
  • Drive the route to your workplace and your child's school at peak hours.
  • Ask residents about water, power cuts and flooding.
