Paras Square

Paras Square is a commercial complex by Paras Buildtech in Sector 63A, Gurugram, on land in Village Behrampur just off Golf Course Extension Road. It combines more than one lakh sq ft of shops with a block of studio and one- and two-bedroom units sold to investors and run as a serviced residence. In 2019 Ascott announced it would manage the residential part under its Citadines brand and expected to open in 2020; the opening slipped, and in April 2024 Ascott and Paras Buildtech announced that Citadines Paras Square Gurugram was open with 94 apartments. Ascott's own booking page now lists studios of about 39 sq m, one-bedroom units of about 49 sq m and two-bedroom units of about 66 sq m, along with a rooftop pool, gym and restaurant. A Haryana RERA order on a buyer's complaint describes the scheme as a commercial project, records an occupation certificate dated July 2018 and cites a 2018 HRERA registration, but that number could not be checked on the authority's own website. Some portals list Paras Square as a residential apartment project, which is incorrect. Buyers of a shop or serviced unit should confirm the registration, OC, assured-return or rental-share terms with the operator, and the maintenance charges.
