Sector 63A locality guide

Sector 63A at a glance

Sector 63A is a residential pocket on Golf Course Extension Road (GCER) in south Gurugram. Several listing sites place it in the Kadarpur area, next to Sector 63 and close to Sectors 61 and 62. One local guide describes it as a low-density, gated area on the edge of the Aravallis. Treat that as a broker's description, not an official one.

Listings on ADiHomes as of October 2026 show 3 live projects here. Two are under construction and one is ready to move. The median asking price is ₹19,226 per sq ft, based on 3 properties. Browse the new projects in Sector 63A or the flats for sale in Sector 63A.

Where it is and how it is laid out

GCER splits off from Golf Course Road near Sectors 55–56. It runs south-east past Sectors 57 to 67A towards Sohna Road. It serves Sectors 58 to 67 and is a main route towards Faridabad, according to The Tribune.

Names are used loosely. Some sources say GCER and the Southern Peripheral Road (SPR) are the same road. Others treat SPR as a separate east–west road that GCER meets near Vatika Chowk. Check the exact road access of any project you visit.

Connectivity

Roads

Sector 63A links to Golf Course Road, Sohna Road, SPR and NH-48, which gives more than one way out. SPR in turn connects to the Dwarka Expressway and the Delhi–Mumbai Expressway. Peak-hour congestion is reported near the Sector 55–57 junctions.

Metro and rail

There is no metro station on GCER. The nearest working station is Sector 55–56, the southern end of the Rapid Metro, which opened in March 2017 and connects to the Yellow Line at Sikanderpur. Published distances differ: one source says about 5 km (10–12 minutes by car), another says 5.5–6 km (12–15 minutes). Test the drive at rush hour.

Millennium City Centre (formerly HUDA City Centre) on the Yellow Line is reported to be 6–7 km away by road. Gurgaon railway station is roughly 14 km north of the corridor, according to one travel guide.

Airport

99acres puts Indira Gandhi International Airport at around 22 km via NH-48. Travel time depends heavily on traffic.

Schools, hospitals and shopping

Most facilities are in neighbouring sectors, not inside 63A. Distances in listings vary by source and by where the measurement starts. Treat them as rough.

  • Schools: Heritage Xperiential Learning School has campuses in Sectors 62 and 64. Others named by local guides include The Shriram Millennium School, Delhi Public School and Kamla International (about 4 km on 99acres, about 6 km on another site).
  • Higher education: Gurugram University and IILM University are listed at roughly 4–5 km on 99acres.
  • Hospitals: CK Birla, Artemis and Marengo Asia are commonly named, and Medanta is listed at 20–25 minutes. Smaller facilities such as Kriti Hospital and Anand Hospital are listed at about 3.7 km.
  • Shopping: Worldmark Gurugram in Sector 65 combines offices, shops and a multiplex. Airia Mall is in Sector 68.

Civic matters to check

Water. Gurugram district is on the groundwater "dark zone" list, according to The Tribune. Square Yards reports that GMDA planned to raise city supply to 770 MLD with a new 100 MLD treatment plant. It said the aim included better supply to Sectors 58–73 through a pipeline under the Dwarka Expressway. That report is undated on the page, so confirm current status. Ask each society how it gets water: municipal supply, borewell or tankers.

Sewerage. The Tribune reported that the Gurugram municipal corporation floated a tender to lay sewerage for Kadarpur, Behrampur and Ullahawas villages. I could not confirm whether that work is finished. Ask about sewer connections and drainage during the monsoon.

Power. I could not find a reliable source on outages or supply in Sector 63A. Ask residents of ready projects, and ask the builder about the sanctioned load and backup.

Approvals and disputes. IndiProp counted 11 valid HRERA Gurugram registrations in the sector in September 2026. Check each project's registration on the HRERA Gurugram site, including the possession date and any extension. I found no sourced reports of stalled projects or litigation specific to Sector 63A. That is not proof there are none, so check HRERA complaints and court records before paying. The Tribune reported that land pockets along the Sector 62–65 dividing road were handed to GMDA after court matters were resolved. The report is undated and I could not confirm its date.

Infrastructure underway or planned

  • Eight-lane GCER upgrade: The Tribune (3 May 2026) reported that the tender was complete and the agency mobilised. It described plans for drainage, footpaths, LED lighting and a green belt. Other sites say work began in May 2026. I could not find a completion date.
  • Flyover or underpass on GCER: GMDA weighed a ₹578 crore flyover against a ₹658 crore underpass for the Ghata village–Vatika Chowk stretch. The final call was left to the Chief Minister. That report is about a year old and I found no confirmed decision.
  • Sector 56–Pachgaon metro: Metro Rail News (3 July 2026) says HMRTC finalised the DPR. It lists about 35 km, 28 stations and a cost of ₹10,428 crore. The DPR has gone to the state government. Construction starts only after the Chief Minister approves it and statutory clearances are in. Other sources give 36 km and different costs. Nothing is under construction on GCER, so do not count on metro dates.
  • Vatika Chowk underpass: This is already built, at ₹109.14 crore, and eases traffic between SPR and GCER.

Who it suits

Sector 63A may suit buyers who drive, want to be near Golf Course Road, and accept that the metro is a car ride away. It may also suit those who can live with roadworks for a while. It is less suited to anyone who needs a metro station within walking distance or needs possession soon.

Things to check before buying

  • Look at the three listings: TARC Ishva, Signature Global Prime and Signature Global City 63A. Compare status, size and the price per sq ft against the ₹19,226 median.
  • Verify HRERA registration, possession date and approvals for each project.
  • Drive to work, school and Sector 55–56 metro at peak hours.
  • Ask about water source and pressure, power backup and drainage.
  • Visit during roadworks and after rain.
