Unitech Cyber Park

Unitech Cyber Park is a completed office campus in Sector 39, Gurugram, close to NH-48 and a short ride from the Millennium City Centre metro station. Listings describe four towers, A to D, on about nine acres with roughly 15 lakh sq ft of built-up space. Tower A is a broad low-rise block of about ground plus seven floors with very large floor plates, while Towers B and C each rise to ground plus 15 floors over three basements with plates of around 26,000 to 27,000 sq ft. Tower D is described as finished in 2007. The campus was sold in strata, so individual owners hold office floors and units, and pre-leased units of a few thousand square feet appear on the resale market from time to time. Several serviced-office and coworking operators run centres in the towers. Because the campus predates Haryana RERA, there is no registration number. Unitech Limited has been run by a government-nominated board under Supreme Court supervision since 2020, so buyers should check the registered conveyance deed for the specific unit, the occupation certificate for its tower, the lease and maintenance terms, and that the chain of title back to Unitech is complete.
