Sector 39 locality guide

Where Sector 39 is and how it is laid out

Sector 39 sits in the older, central part of Gurugram. Portals describe it as bordering Sectors 38, 40 and 46, and it lies close to Unitech Cyber Park. Listings disagree on its pin code (122001, 122003 and 122022 all appear), so use the one on your sale documents.

The sector is mostly residential. It has independent houses, builder floors and apartment complexes, and it feels more settled than the newer sectors on the city's edge. That fits what we see on ADiHomes: on ADiHomes as of October 2026, there are 5 live projects here, of which 4 are ready to move and 1 is under construction. You can browse them on the new projects in Sector 39 page.

Connectivity

Roads

Local access runs along CH Bakhtawar Singh Road and Satpaul Mittal Marg. Beyond that, residents use Sohna Road, Golf Course Extension Road and NH-48 (the Delhi–Jaipur highway). Portals mention several other expressways, but these are not specific to this sector, so check real drive times at peak hours. One resident review mentions slow traffic at major junctions.

Metro, rail and airport

  • Metro: The nearest Delhi Metro station is Millennium City Centre (formerly HUDA City Centre), the terminus of the Yellow Line. Portals put it at roughly 3 to 4.5 km. IFFCO Chowk, on the same line, is about 4 km away.
  • Railway: Gurugram railway station is about 7 km away.
  • Airport: Estimates for Indira Gandhi International Airport range from about 17 to 22 km. Travel time depends heavily on traffic.

These figures are approximate and vary by source, so measure them from the specific project you are considering.

Schools, hospitals and shopping

  • Schools: Listings place CR Model Public School about 0.8 km away, Manav Rachna School about 1.4 km, Delhi Public School's primary section about 2 km, and Amity Global School about 2.3 km.
  • Hospitals: Medanta – The Medicity is about 1 km away. Park Hospital, CK Birla Hospital and Artemis Hospital are also in the surrounding area. Fortis Memorial Research Institute is a short drive away.
  • Shopping: Omaxe Celebration Mall and Star Mall are about 2 km away. Raheja Mall is about 2.4 km, and Ardee Mall about 3.4 km.

These are straight-line estimates from property portals, not road distances.

Civic matters buyers should check

Water. The Gurugram Metropolitan Development Authority (GMDA) supplies bulk water, and the municipal corporation distributes it locally. Supply is uneven across the city. An earlier Tribune report quoted the Sector 38 residents' association, next door, saying supply there was about two hours a day, which it blamed on illegal connections. The report is undated in the version I saw, so treat it as a warning to check rather than a current fact. In private colonies the developer is responsible for running the water supply. Ask the society or RWA about tanker use, borewell use and water testing.

Power. I could not find Sector 39-specific outage data. Ask current residents about cuts and what backup the building has.

Approvals. Ask for the project's HRERA registration number and check it on the regulator's website. Also ask to see the sanctioned building plan and the occupation certificate for any ready-to-move flat.

Litigation and stalled projects. I did not find a verified report of a stalled project or major dispute in Sector 39. That is not a clean bill of health. Search court records and RERA complaints for the specific project and builder.

Infrastructure underway or planned

The main project is Gurugram's own metro line, built by Gurugram Metro Rail Limited (GMRL). It is a 28.5 km elevated corridor from Millennium City Centre to Cyber City.

  • Phase 1 runs from Millennium City Centre to Sector 9, about 15.3 km. It is under construction, with the civil contract awarded in August 2025 and completion targeted for 2028. Planned stations include Sector 45, Sector 46 (Cyber Park) and Sector 47. These are the nearest to Sector 39.
  • Phase 2 runs from Sector 9 to Cyber City, about 14.5 to 15.3 km. In early October 2026 the Haryana government cleared a ₹1,662 crore civil tender. Reports said bids would be invited in the first week of October. I could not confirm that the tender has been floated. The whole corridor is targeted for 2029, but reports say the schedule is tight.

Earlier targets for this project were missed, so treat these dates as uncertain. Some portals say Sector 39 will get its own metro station. I could not confirm that from the station lists I found.

Who it suits and what to check before buying

Sector 39 may suit families who want an established area near a major hospital, schools and malls. It may also suit people working at Cyber Park or elsewhere in central Gurugram. It is less suited to anyone who wants a new, planned township with wide open spaces.

On ADiHomes as of October 2026, the median asking price is ₹14,025 per sq ft, based on 4 properties. This is a small sample, so it is only a rough guide. Projects listed include Urban Green, The Aawas, Milan CGHS, K World Royal Court and Godrej Alira. You can compare them on the flats for sale in Sector 39 page.

  • Visit at rush hour and on a weekday evening to judge traffic and noise.
  • Ask residents about water and power in summer.
  • Check the RERA registration, title and approvals, and the society's maintenance and parking terms.
  • For a cooperative group housing society, ask about membership transfer rules and charges.
  • Measure the real distance to the metro and your child's school.
