INXT City Centre is Vatika Ltd's commercial complex in Sector 83, inside the Vatika India Next township in New Gurgaon. It was licensed under DTCP licence 122 of 2008 dated 14 June 2008, and HRERA orders describe it as a commercial complex of roughly 10.7 acres, though one order gives about 6 acres and mentions part of the land moving from commercial to residential use. A March 2025 HRERA order states that the project is not registered under RERA. Several allottees have taken the developer to the authority over delayed possession and over assured-return clauses, including a promised minimum rent of Rs 65 per sq ft per month in some agreements. Vatika's own corporate address is at Block A of INXT City Centre, which shows at least part of the complex is in use, but the status of other blocks is unclear. Anyone buying here, especially on resale, should check the occupancy certificate for the specific block, the lease position and any pending cases before paying.
