Sector 83, New Gurgaon: a buyer's guide

Sector 83 is a mostly residential sector in New Gurgaon, on the Dwarka Expressway side of the city. It is known for gated apartment complexes and builder floors. This guide covers what we could confirm, and flags what is uncertain or changing. Distances come from property-portal listings. They are approximate and often straight-line, so check them on a map.

Where it is and how it is laid out

The sector sits between Sectors 82, 84 and 85. Portals give different pincodes (122004, 122012 and 122002), so use the one on your sale papers. One portal says the sector is next to the Dwarka Expressway but mainly reached via Pataudi Road (NH-352W). That road meets the expressway near Harsaru.

Most homes are in gated societies by several developers. Local landmarks include the Hyatt Regency and the Karna Lakelands golf resort.

Connectivity

Roads

Portals cite access to NH-48, the Dwarka Expressway link road and local sector roads. The Dwarka Expressway is operational. One guide says its Delhi section opened on 17 August 2025. The same guide says official toll charges had not been announced. Check current toll rules before you budget for commuting.

Roads inside and between sectors can be rough. One portal describes the Sector 83–85 dividing road as having deep potholes. That note is undated, so look at the road yourself.

Metro and rail

There is no metro station in the sector. Portal estimates put the nearest operating Delhi Metro station at Millennium City Centre (also called Huda City Centre) on the Yellow Line, roughly 13–15 km away. Garhi Harsaru railway station is about 6–8 km away, according to two portals. Public buses to Huda City Centre are described as limited, so most residents rely on cars, cabs or autos.

Airport

Indira Gandhi International Airport is about 30–31 km away on portal figures. Actual travel time depends heavily on the hour and on traffic.

Schools, hospitals and shopping

Schools. Portals list MatriKiran High School (about 0.6 km), Yaduvanshi International School (about 1.2 km) and Knowledge Tree World School, which is near Vatika Lifestyle Homes. They also list Delhi Public School Sector 84 (about 2.5 km), Sri Chaitanya Techno School and St. Xavier's High School in Sector 81.

Hospitals. Listings name Miracles Apollo Cradle in Sector 82 (about 1.6 km), SRS Hospital (about 1.7 km) and Aarvy Healthcare (about 3.4 km). Medeor Hospital in Manesar is about 7.5 km away. Larger names such as Medanta appear in some listings, but we found no reliable distance, so check the drive time yourself.

Shopping. Vatika Town Square-INXT and Entertainland Mall are each under 1 km away. Sapphire 83 Mall is also in the sector.

Civic matters to check

Water. Gurugram as a whole faces falling groundwater levels, according to a published review. One portal notes that drinking-water samples at Vatika Lifestyle Homes were once declared unfit. That note is undated, so ask the society for recent test reports. Residents' reviews on other portals are mixed, and some report 24-hour supply. Ask about the water source, storage and any tanker use.

Power. Reviews are mixed. One portal flags outages and another calls supply good. Ask about backup arrangements and charges.

Drainage. A Tribune report on Gurugram's sewage problems quotes a Sector 82 resident saying roads flood with sewage even after light rain. Sector 83 was not named, but it is next door. Visit after rain if you can.

Approvals and disputes. We found no sourced reports of court cases or stalled projects specific to Sector 83. That is not proof there are none. Search each project on the Haryana RERA website, and check the licence and completion or occupation certificate. Some listing sites show the same registration number for different Vatika projects. Do not rely on portal-quoted numbers, and confirm each one on HRERA.

Infrastructure underway or planned

• Gurugram Metro (GMRL): a 26.65 km line from Millennium City Centre to Cyber City, plus a 1.85 km spur from Basai to the Dwarka Expressway. A foundation stone was reportedly laid in September 2025. Sources disagree on timing: one expects trial runs in early 2027 and service by late 2027 or early 2028, another says about 2028–29. The spur is not at Sector 83, and we found no confirmed station in the sector.
• Manesar metro (Sector 56 to Panchgaon): the detailed project report is reported to be under state review, and the line is not sanctioned.
• Garhi Harsaru–Farukhnagar–Jhajjar rail line: a detailed project report was being prepared as of April 2025, with no construction date.
• Dwarka Expressway extension toward Mayapuri: a May 2026 airport master-plan proposal. Funding and approvals were still under discussion, and no timeline is fixed.

Treat all of these as unconfirmed for Sector 83 until you see official notifications.

Who it suits, and what to check

The sector may suit buyers who work around Manesar, Sohna Road or Cyber City and are happy to drive. It also suits families who want schools and clinics within a few kilometres. Buyers who depend on metro commuting should wait for confirmed stations.

• Verify the RERA registration, possession status and occupation certificate for the exact tower.
• Ask about water source, power backup and maintenance charges.
• Visit at peak hours and after rain to test traffic and drainage.
• Do not assume planned metro or rail will reach the sector.
• Compare ADiHomes asking rates, such as the ₹10,600 per sq ft median, with actual registered deals in the same society.
