Vatika Towers

Vatika Towers is the Vatika Group's best-known office address, standing on Golf Course Road in the Suncity pocket of Sector 54, Gurugram; one supplier's project page labels the plot Sector 53. A glass manufacturer's reference page credits the design to Studio U+A of New York working with the Indian firm Spazzio Design, and describes more than 3.8 lakh sq ft of offices in two blocks joined by a large atrium: a low block of ground plus four floors and a tall block of ground plus 15 floors. Broker pages broadly agree, though some count 16 upper floors in Tower B. Typical floors measure about 13,000 to 14,250 sq ft of super area, and one listed Tower B floor shows 13,300 sq ft super against about 10,940 sq ft carpet. Units from around 1,000 sq ft are also marketed. Listing sites say the complex was finished and occupied around 2007, before RERA, so no registration is shown. Much of the space is owned in strata lots and leased to companies and coworking firms, which is why pre-leased units here regularly come up for sale. The Sector 53-54 Rapid Metro stop is roughly half a kilometre away. Buyers should verify the occupation certificate for the specific tower, the carpet area and the lease terms.
