Senior Living Homes in Delhi NCR: What to Check Before Buying

Senior Living Homes in Delhi NCR: What to Check Before Buying
Contents

Senior living homes in Delhi NCR are sold and rented in very different ways. Two flats that look alike can leave you with different legal rights, costs and exit options. This guide covers what to check before you pay a booking amount. It is written for buyers and for adult children helping a parent choose. Information is as of 20 October 2026, and items we could not verify are marked.

This is general information, not legal or financial advice. Have a property lawyer read any agreement before you sign.

Sale deed vs lifetime licence: the core difference

Most confusion starts here. Developers use words like “lifetime lease”, “lifetime licence”, “buy-in” and “membership” loosely. What matters is the document you sign and the rights it gives you.

A sale deed moves ownership to you. It permanently changes the name on the title, and it must be registered under the Registration Act, 1908. A lease or licence only lets you live in the unit. A lease deed allows occupation for a set period without making you the owner.

A licence can be even weaker than a lease. One senior living agreement published by a charitable trust (outside NCR) says residence is on a licence basis only. It states that no ownership, tenancy or lease rights are created. The same agreement runs for the resident’s lifetime unless either side ends it early with notice. Terms differ by operator, so read the actual document.

Point Sale deed (ownership) Lifetime lease / licence Monthly rental or care home
What you hold A registered sale deed is the main proof that you own the premises. A right to occupy; no title A room or flat for a stay
Sell or pass to heirs Yes, but resale is often limited to buyers above a minimum age, which can slow a sale (reported by one market guide) You cannot sell the home or pass it to heirs. Heirs typically get the refundable deposit, not the unit. Nothing to pass on
Upfront money Full price, plus stamp duty and registration Registration fee or a large deposit, often partly refundable Usually a refundable security deposit
Main risk Capital locked in; slow resale Deductions on refund; operator changes Rising monthly bills

One guide notes that lease deposits are often 60-80% of a unit’s value, refunded in full or in part on exit. Treat that as a market observation, not a rule. Ask for the deposit and refund terms in writing.

Questions to ask about the document

  • Is it a registered sale deed, a lease deed or a licence agreement? Who is the legal owner of the land and building?
  • If it is a licence or lease, what percentage of the deposit comes back, how soon, and to whom after the resident’s death?
  • If you buy, is resale restricted by age, and who must approve a new buyer?
  • What happens if the operator changes or shuts down? One guide advises asking this in every model.

Care services: what is promised vs what is billed

“Senior living” covers a wide range. At the simpler end are senior-friendly flats with grab bars, wide doors and a clubhouse. At the other end are communities with an on-site clinic and emergency response. One 2026 guide says that in the lower price tier, healthcare is not on-site and residents depend on nearby hospitals. Do not assume a care service exists because the brochure shows a nurse.

Ask for a written list of what is included, what is extra, and who provides it. A useful checklist is: security, housekeeping, dining, activities, emergency response, resident transport and yearly escalation. For assisted living, compare staff ratio, nurse availability, doctor visits, physiotherapy, hospital tie-up, medicine handling and emergency protocol.

Care itself is the weakest-regulated part. An executive of a senior care provider said India has no unified framework for senior living or elder care; operators comply with rules from other sectors. A 2021 research paper noted there was no licensing body, so families were unsure where to complain. Kerala has since moved on this. Its Chief Minister introduced a bill on 13 October 2026 to register and monitor senior care centres. We could not confirm a similar law in Delhi, Haryana or Uttar Pradesh, so check with the operator which registrations its clinical services hold.

Fees: build the true monthly and lifetime cost

The sticker price is only one part. Add the monthly charges, any care add-ons and the cost of leaving.

Typical charges reported for NCR

Item Reported range Note
Maintenance and services in managed senior communities About ₹25,000-₹60,000 a month Guide estimate; confirm with the operator
Monthly care homes in Gurugram Published starting prices of about ₹66,500, and ₹1,00,000 plus GST, per month Starting prices only; care level changes the bill
Care-level charges Billed on top of the room fee for bathing, medication support, mobility or nursing Ask for the price list
Security deposit at care homes From ₹50,000 to several lakh, usually refundable, plus separate billing for medicines and physiotherapy Check refund timeline

Worked example 1: ten years of maintenance on an owned flat

Take the reported range of ₹25,000-₹60,000 a month. Over 120 months that is ₹30 lakh to ₹72 lakh, before any yearly increase. If the operator can raise fees each year, the real total will be higher. Ask for the escalation clause and any cap in writing.

Worked example 2: a deposit-based stay

One NCR operator’s published long-stay terms use a security deposit of ₹25-40 lakh. Under one option, a cancellation within 30 days gets a full refund; after that, 25% of the deposit plus GST is deducted and the rest is refunded on vacating. The listed monthly charge for single occupancy was ₹99,977. Those terms may have changed, so treat this as an illustration only.

Assume a ₹30 lakh deposit and three years of stay:

  • Deduction: 25% of ₹30 lakh = ₹7.5 lakh, plus GST (we have not calculated GST).
  • Monthly charges: about ₹1 lakh x 36 months = about ₹36 lakh.
  • Cost you do not recover: about ₹43.5 lakh before GST and care extras.
  • Refunded on exit: ₹22.5 lakh, if the terms are unchanged.

Compare that with a purchase at the same budget, where you pay stamp duty but hold an asset you can resell.

Purchase costs on a sale deed

Stamp duty and registration are charged on the higher of the sale price or the circle rate. Published rates vary between sources, so confirm them with the sub-registrar before you budget.

State Stamp duty, men / women Registration Check
Delhi 6% / 4% 1%, no cap Circle rates by zone are listed on the Delhi revenue department website
Haryana (Gurugram) 7% / 5% in most sources Sources differ (about 1%, or capped) One older source shows 6% (Gurgaon at 6%); verify
Uttar Pradesh (Noida) 7% for men; the women’s concession differs by source 1% Confirm any concession in force

Example: a ₹2 crore Delhi flat costs a male buyer ₹12 lakh stamp duty plus ₹2 lakh registration, or ₹14 lakh. A female buyer pays ₹4 lakh per crore in stamp duty plus ₹1 lakh per crore registration. On ₹2 crore that is ₹10 lakh, so ₹4 lakh less. Check who is the named buyer, and whether registering in one name suits your estate plan.

We could not verify the current GST treatment for under-construction senior living units, so ask the builder to state it in writing and check with a chartered accountant.

RERA checks: what they cover and what they don’t

Senior living projects are not exempt from RERA. The central Model Guidelines state that RERA and the state rules apply to retirement homes. The usual rule is that a project with land above 500 sq m or more than 8 apartments must register. Promoters may not advertise, market, book or sell before registration.

NCR has more than one regulator. Noida, Greater Noida and Ghaziabad use UP-RERA; Gurugram and Faridabad use Haryana RERA; Delhi has its own authority. Search the right portal first.

City Regulator What to know
Gurugram Haryana RERA (haryanarera.gov.in) Haryana has two authorities, one for Gurugram district and one for the rest of the state. Pick the Gurugram one.
Noida UP-RERA Registration records are public and free to search.
Delhi Delhi RERA (rera.delhi.gov.in) The registered list is shorter than Gurugram’s or Noida’s, because much of Delhi is already built up.

A short RERA checklist

  1. Get the registration number from the developer and search it on the portal. Do not rely on the brochure.
  2. Check the status, the registered completion date and the approved layout. Check the builder’s complaint record too.
  3. Treat “RERA applied for” as a warning. Taking payment before registration is illegal under the Act.
  4. Know your remedy for delay. Under Section 18 you can withdraw for a refund with interest and compensation, or stay and claim monthly interest for the delay.
  5. For a ready unit, ask for the occupancy certificate. Confirm the sanctioning authority issued it before you take possession.

A RERA number does not certify build quality. A status of “active” does not guarantee construction quality or on-time delivery. Also, RERA governs the real estate, not the care. If the project is a pure licence or deposit model with no sale, ask your lawyer whether RERA applies. We could not confirm that point.

Maharashtra’s regulator has issued design guidelines for senior housing. They include wheelchair-accessible lifts, doorways of at least 900mm, anti-skid tiles and emergency alarms. They apply to Maharashtra only, and we found no equivalent in Delhi, Haryana or UP. Still, they make a handy checklist when you visit a site.

Location trade-offs: Gurugram, Noida and Delhi

Prices and care access change a lot across NCR. All figures below are reported, not guaranteed.

Gurugram

Gurugram has the most new senior living supply and the highest prices. Citywide residential rates run roughly ₹8,000 to ₹25,000 per sq ft in 2026, with Golf Course Road and Golf Course Extension Road at the top. Senior living usually costs more per sq ft than a regular flat nearby. Some newer launches on Golf Course Extension Road are priced above ₹30,000 per sq ft. One recent Sector 63 project reported a sell-out, with an average price of ₹11.5 crore and ₹28,000 per sq ft. That is a very high price, and it does not represent the whole market. One project guide lists a lower entry of about ₹1.04 crore in Sohna. Use our Gurugram guide to compare corridors.

Noida

Noida tends to be cheaper. One guide says Gurgaon and South Delhi carry a 15-25% premium over Noida and outer Delhi for similar care. One reviewer put a Sector 150 phase 2 at about ₹22,000 per sq ft. That is a blog estimate, so check the RERA record and the builder’s price list. On a 2,000 sq ft home, ₹28,000 per sq ft is ₹5.6 crore and ₹22,000 is ₹4.4 crore, a gap of ₹1.2 crore. Unit size and specification will differ, so the gap is only a rough guide. See our Noida guide for localities.

Delhi

Delhi has fewer large senior living sale projects, based on what we found. Many options are assisted-living or care-home style, so check current availability. Staying in Delhi can keep you close to family, doctors and a familiar neighbourhood. Check the circle rate zone, as it sets the stamp duty base. Browse our New Delhi guide for areas.

How to choose

  • Distance to a multi-specialty hospital matters more than the amenity list.
  • Easy access for children and friends affects how often you will have visitors.
  • Possession dates matter. One guide gives 2028-2029 for a Gurugram project. Check the RERA date, not a sales claim.
  • Buyer age rules may apply. One guide notes a minimum buyer age of 55, or buying for a senior family member.

To compare options side by side, use the ADiHomes project listings and filter by city and builder.

Before you sign: a quick checklist

  1. Name the document type: sale deed, lease or licence.
  2. Verify the RERA number on the right state portal.
  3. List what the monthly fee includes, what is extra, and how it rises.
  4. Get refund terms, resale limits and succession rules in writing.
  5. Visit at different times of day. Meet current residents and ask about response times for emergencies.
  6. Have a lawyer check the title, the agreement and any operator contract.

Frequently asked questions

What is the difference between a sale deed and a lifetime lease in senior living?

A registered sale deed transfers ownership to you, so you can sell or leave the home to heirs. A lifetime lease or licence gives only a right to live there; you generally cannot sell it, and heirs typically get any refundable deposit rather than the unit.

Are senior living projects covered by RERA?

Yes. The central Model Guidelines for retirement homes say RERA and state rules apply to them. Projects above 500 sq m of land or with more than 8 apartments must be registered before they are marketed or sold.

Which RERA portal should I use for Gurugram, Noida and Delhi?

Gurugram projects are on Haryana RERA (use the Gurugram authority), Noida projects are on UP-RERA, and Delhi projects are on Delhi RERA. Search by the registration number the developer gives you.

How much does senior living cost per month in NCR?

One 2026 guide puts maintenance and services in managed communities at about ₹25,000-₹60,000 a month. Published starting prices for monthly care homes in Gurugram run from about ₹66,500 to ₹1 lakh plus GST, and care-level charges are usually extra.

Is the security deposit refundable?

It depends on the operator. Many take a refundable deposit, but some deduct part of it, for example 25% plus GST in one published NCR scheme, so ask for the refund terms in writing.

Can I use a senior living home as an investment?

We cannot promise returns. Resale can be limited to older buyers, which may slow a sale, and maintenance continues while you hold the home.

Does RERA regulate the care and medical services?

No. RERA covers the real estate side, such as registration, escrow and possession. India has no unified framework for senior living care, so ask which licences the clinic or care provider holds.
