In Haryana the is called the collector rate, and in Faridabad it changed sharply on 1 April 2026. Old Faridabad’s premium sectors, the Neharpar or Greater Faridabad belt across the Agra Canal, and villages along the new expressways all saw higher minimum values. If you are buying a flat, plot or builder floor in Faridabad this year, the collector rate decides the floor for your and can also affect your loan and income-tax position. This guide covers who notifies the rates, where to look them up, what the 2026-27 revision changed sector by sector, and how to calculate your registry cost.
Who fixes Faridabad collector rates
Collector rates in Haryana are fixed district-wise by the Deputy Commissioner, acting as Collector, under instructions of the state’s Revenue and Disaster Management Department. Each tehsil and sub-tehsil gets its own list. For Faridabad district, draft lists were published for Faridabad, Ballabhgarh, Badhkhal, Tigaon, Gaunchi, Dhauj, Mohana and Dayalpur. The state order for 2026-27 was dated 27 March 2026: objections to drafts had to be settled by 31 March and the new rates applied from 1 April 2026 to 31 March 2027.
A collector rate is the minimum value for registration. If the price in your deed is lower, the registering authority values the deed at the collector rate and charges duty on that.
How to look up the official rate
- Step 1: Identify the tehsil or sub-tehsil where your property is registered. A Neharpar sector and a village a few kilometres away may fall under different lists.
- Step 2: On the Faridabad district website (faridabad.nic.in), open Documents, then Collector Rate, then “Final Collector Rates for year 2026-2027”. It has a separate PDF for the Faridabad, Ballabgarh and Badkhal tehsils and the Dayalpur, Tigaon, Mohna, Gaunchi and Dhauj sub-tehsils. The PDFs are scanned tables showing the 2025 rate, the 2026 rate and the percentage change for each village and segment.
- Step 3: The Haryana land records portal () is also used to look up collector rates by location; one guide describes it as showing a predictive collector rate for a khasra number.
- Step 4: In the list, find the entry for your sector or colony and the property type: residential plot, commercial plot, group housing flat, independent floor or agricultural land.
- Step 5: Read any notes on construction rates, road-facing land and units (per sq m, per sq yard or per sq ft).
- Step 6: Confirm the figure with the sub-registrar or a deed writer before generating the e-stamp.
What the 2026-27 revision changed
Two Tribune reports from the last days of March 2026 describe the change. The draft proposed rises of 15 to 75 percent; a report on the final revision gave a citywide average of about 15 to 20 percent with higher bands in specific areas. We later opened the final list for Tehsil Faridabad on the district website; where it covers an area, the final column below uses its figures.
| Area | Draft (reported) | Final 2026-27 list |
|---|---|---|
| Citywide average | 15 to 75 percent range | About 15 to 20 percent (reported) |
| Sector 16 commercial | 75 percent for commercial plots up to 500 sq yards | 75 percent: Rs 1,21,000 to Rs 2,11,750 per sq yard for plots up to 500 sq yards (Tehsil Faridabad list) |
| Premium residential: Sectors 14, 16, 17, 21A | About 60 percent for large plots in 14 and 21A | Sector 14: Rs 93,600 per sq yard up to 500 sq yards (up 30 percent) and Rs 92,800 above 500 (up 60 percent); Sector 16: Rs 70,000 up to 500 (up 25 percent); Sector 17: Rs 71,500 up to 500 (up 30 percent); Sector 21A: Rs 68,900 up to 500 (up 30 percent) and Rs 75,200 above 500 (up 60 percent) |
| Neharpar / Greater Faridabad | About 60 percent for commercial plots in Sectors 79 to 83 | Residential plots in Sectors 79 to 83: Rs 72,800 per sq yard (up 30 percent), commercial Rs 1,39,200 (up 60 percent); residential plots in Sectors 84 to 90: Rs 58,500 (up 30 percent) |
| Tigaon and Ballabgarh | Up to 75 percent in villages such as Neemka and Faridpur | 25 to 35 percent (reported; not checked against the Ballabgarh and Tigaon lists) |
| Expressway-linked villages | Sharp rises | 30 to 40 percent (reported) |
| Badkhal residential floors | About 30 percent | Not checked against the Badkhal list |
The reasons given include the Noida International Airport at Jewar and the planned link road to it, the Delhi-Mumbai Expressway, the FNG Expressway and new Yamuna bridges, the Amrita Hospital and wide master roads in Neharpar, and Tigaon’s move from rural fringe to a residential zone.
Indicative 2026 figures from secondary sources
Some portal guides still quote much lower sector figures per sq m. The final Tehsil Faridabad list prices residential plots per square yard, with separate entries for plots up to 500 sq yards and above 500 sq yards (see the table above). For flats and floors it uses rates per sq ft: Rs 7,500 for all cooperative group housing societies in the city (up from Rs 6,000), Rs 6,900 for licensed colonies in the city and in Neharpar (up from Rs 6,000), and Rs 8,990 for floors in HSVP sectors (up from Rs 6,200). The list also adds 25 percent for land on state highways and scheduled roads. Use the entry for your tehsil, sector and plot size.
How the collector rate sets your stamp duty
Haryana charges stamp duty on the higher of the deed value and the collector rate value. The commonly cited rates for a are:
| Buyer | Within municipal limits | Outside municipal limits |
|---|---|---|
| Man | 7% | 5% |
| Woman | 5% | 3% |
| Man and woman jointly | 6% | 4% |
The is charged in slabs and is capped at Rs 50,000 for properties valued above Rs 90 lakh, according to the fee schedule on the Haryana revenue department’s Jamabandi portal. Duty is paid through the state’s e-challan system before registration.
Example 1: Greater Faridabad flat
For illustration, assume the list gives Rs 5,000 per sq ft for flats in your sector and the flat measures 1,600 sq ft on the area basis the list uses. The collector value is Rs 80 lakh. If the builder’s price is Rs 95 lakh, duty is on Rs 95 lakh: at 7 percent, Rs 6,65,000, plus the registration fee of Rs 50,000. A woman buyer at 5 percent would pay Rs 4,75,000 of stamp duty. Check whether your list applies the flat rate to carpet, built-up or ; sources do not agree and the difference is large.
Example 2: plot in an old Faridabad sector
For illustration, assume a 300 sq m plot whose collector rate rose 35 percent, from Rs 40,000 to Rs 54,000 per sq m. The minimum value moves from Rs 1.2 crore to Rs 1.62 crore. If the deal price is Rs 1.5 crore, duty was earlier on Rs 1.5 crore (Rs 10,50,000 at 7 percent) and is now on Rs 1.62 crore (Rs 11,34,000), an increase of Rs 84,000. Because Rs 1.62 crore is 108 percent of Rs 1.5 crore, it stays within the 10 percent income-tax tolerance; a deal at Rs 1.4 crore would not (about 115.7 percent).
Example 3: agricultural land near an expressway
For farmland, collector rates are usually per acre and the revision in expressway-linked villages was reported at 30 to 40 percent. On a parcel whose collector value rose from an illustrative Rs 2 crore to Rs 2.7 crore, rural stamp duty at 5 percent for a male buyer rises from Rs 10 lakh to Rs 13.5 lakh, if the deal is at or below the collector value.
What to check and red flags
- The correct tehsil list. Neharpar sectors, Ballabgarh and Tigaon villages may be under different tehsils.
- Property category: licensed colony, HSVP (HUDA) sector, cooperative group housing, independent floor or lal dora land each has a different entry.
- Whether the property is inside or outside municipal limits, which changes the duty rate.
- The area basis for flats, and the unit used (sq m, sq yard, sq ft).
- Draft figures circulating as final. The final 2026-27 list kept some draft increases, such as 75 percent for Sector 16 commercial plots, and is lower than the draft elsewhere.
- Deals priced more than 10 percent below the collector value: they can attract income-tax adjustments for buyer and seller.
- Cash components or under-recorded parking and servant rooms. These invite stamp and tax penalties.
Buyer tips
- Get the collector rate and duty estimate in writing from your deed writer before you finalise the price.
- If you are buying in Neharpar from a builder, the collector rate is often below the deal value, so it may not change your duty; it matters more on resale and plotted deals.
- Ask your bank’s valuer for both the market value and the collector value; loan sanction is based on its own valuation, not the collector rate.
- Keep a copy of the list entry used for your deed with your papers.
As of October 2026: Faridabad’s 2026-27 collector rates took effect on 1 April 2026 and apply until 31 March 2027, based on the state order and press reports. Sector-wise figures here are reported or illustrative; confirm the notified tehsil list and stamp duty rates with the sub-registrar before you pay.
