Where Eta 2 is and how it is laid out

Eta 2 is a residential sector in Greater Noida, Uttar Pradesh. 99acres describes it as a mid-segment locality next to Eta 1, Zeta 1 and Zeta. It is mostly group-housing societies on wide roads, not an old market-led neighbourhood.

Resident reviews on 99acres are mixed. Some like the green, low-traffic feel. Others mention few shops, markets that are far away, little transport at night, and water shortages. The reviews are individual opinions and some may be dated, so visit at different times of day.

On ADiHomes as of October 2026, there are 4 live projects in the sector, and the median asking price is ₹7,500 per sq ft from 3 properties. By status, 1 is under construction and 3 are ready to move. Roads

A listing for SKA Metro Ville places it on the 130-metre-wide Noida–Greater Noida link road. Developer pages also mention access to the Noida–Greater Noida Expressway and the Yamuna Expressway. These are marketing claims, so test the real drive to your workplace at peak hours.

Metro and rail

The Aqua Line is the only Noida Metro line. It has 21 elevated stations over 29.7 km from Sector 51 in Noida to Depot in Greater Noida, and it opened on 25 January 2019. Depot is the southern terminus and is the closest station to Eta 2.

Quoted distances to Depot vary. A developer page says 800 m. One resident review says about 1.5 km. Another says there is no easy transport unless you have your own vehicle. Check the actual route on foot.

99acres lists these other points, all approximate:

Wikipedia lists metro service from 6am to 10pm Monday to Saturday and from 8am on Sundays, with trains every 10 to 15 minutes. Timings can change, so confirm with the metro operator (NMRC).

Airport

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026. I could not find a reliable road distance or drive time from Eta 2, so check it yourself.

Schools, hospitals and shopping nearby

Distances below come from 99acres and are approximate. The page itself is older, so treat them as a starting point.

• Schools: Aster Public School is listed as near the Depot-side projects. Portals also name DPS Greater Noida and Ryan International School, without distances. Colleges include IEC College of Engineering and Technology (about 5.7 km), Shiv Nadar University (about 6.8 km) and Sharda University (about 8.3 km).
• Hospitals: Green City Hospital (about 3.2 km), Astha Hospital (about 3.8 km), Roshan Hospital (about 4.3 km), Navin Hospital (about 4.9 km) and Kailash Hospital (about 5.6 km).
• Shopping: The Grand Venice Mall, near Pari Chowk, opened in 2015 and has about 258 stores. By my reading of published coordinates it is roughly 5 to 6 km away in a straight line. Portals also name Ansal Plaza and Omaxe Connaught Place, with no distances given.

For everyday groceries, reviewers say the sector itself has few shops. Ask how far the nearest daily-needs market is from the society you like.

Civic matters to check

Water. Ganga water supply began in Greater Noida East in November 2022, according to Dainik Jagran. The same report says leaks and reservoir faults have affected supply there. I could not confirm how reliably it reaches Eta 2, and one resident review mentions frequent shortages. Ask the society about borewell, tanker and treatment arrangements.

Power. I found no reliable, current source on outages in Eta 2. Ask residents about cuts, generator backup charges and the sanctioned load per flat.

Approvals. Check the UP-RERA registration, the sanctioned building plan and the status of the land allotment from the Greater Noida Authority. For ready homes, ask for the completion or occupancy certificate and an authority no-dues position.

Litigation and stalled projects. I found no reported dispute specific to Eta 2. Authority dues can still block buyers elsewhere in Greater Noida. On 7 October 2026 the Allahabad High Court questioned a case where flat registration was held up over a builder's unpaid dues. That case concerns Greater Noida West, not Eta 2. Ask any seller for written proof that registries are open.

Infrastructure underway or planned

• Depot–Boraki metro extension: about 2.6 km and 2 stations, approved by the Centre in July 2025. I found no confirmed construction or opening date.
• Sector 51–Knowledge Park V extension: about 15 km and 9 stations. One tracker says a design contract was awarded in December 2025 and puts the cost at ₹2,602 crore. Another says the timeline is uncertain. It serves Greater Noida West, not Eta 2 directly.
• Airport metro link: Wikipedia describes a connection to Jewar as planned. I found no dated schedule.

Who it suits and what to check before buying

Eta 2 may suit buyers who want a quieter, less built-up setting close to the Aqua Line terminus and are fine with a car or e-rickshaw for last-mile trips. It may not suit anyone who needs a busy market and public transport at the doorstep.

• Confirm RERA registration, possession dates and the registry process.
• Ask residents about water, power cuts and security at night.
