SKA Group opens 1,856 sq ft sample flat at SKA Estate, Eta 2 Greater Noida

What was announced

On 24 October 2026 SKA Group opened a sample apartment at SKA Estate, its project in Eta 2, Greater Noida, close to the Aqua Line metro depot. The developer’s release gave these project details:

Land: about 7 acres, with nearly 4 acres for landscaping, sports and community facilities.
Towers and homes: five towers of up to 33 floors, 1,059 apartments in total.
Clubhouse: about 32,900 sq ft.
Sample flat (type S3, 3BHK): 1,856 sq ft saleable area, about 1,002 sq ft carpet area and about 410 sq ft of balconies; three toilets and three balconies. This type is offered in three of the towers.
Construction: aluminium formwork with monolithic concrete; rainwater harvesting, treated water reuse and solar basement lighting.

The release did not give a price, RERA number or possession date. A separate video segment by the same publisher quoted a range of about Rs 6,750-11,250 per sq ft; listing sites show 3 and 4BHK prices of roughly Rs 1.6-2.35 crore and a possession date in 2030. We could not confirm these figures from an official source.

Reading the numbers

The sample flat’s figures are a good example of why buyers should look at carpet area. Carpet area (1,002 sq ft) is only about 54% of the saleable area (1,856 sq ft) for this unit; the rest is balconies, wall thickness and a share of common areas. If the price is quoted per saleable square foot, the effective rate per square foot of usable floor space is nearly double.

About the location

Eta 2 is one of the Greek-letter sectors of Greater Noida, south-east of Pari Chowk. It is closer to the Yamuna Expressway and the airport than Greater Noida West, but its social infrastructure is less developed. SKA already has projects in the area, including SKA Metro Ville in Eta 2.

What to check

The UP RERA registration number and the completion date for each tower.
Price per square foot of carpet area, not only saleable area.
Whether the sample flat’s finishes (flooring, fittings, false ceilings) are what will actually be delivered; ask for the specification annexure in the agreement.
Greater Noida Authority land dues status for the plot.
