Where it is and how it is laid out

Sector 27 is a Greater Noida Industrial Development Authority (GNIDA) sector close to Pari Chowk, where the Noida-Greater Noida Expressway ends and the Yamuna Expressway begins. Do not mix it up with Noida's Sector 27. That is an older, central residential sector in Noida, beside the Sector 18 commercial district and Atta Market. Check the city on every listing.

The Greater Noida sector is dominated by one township. Godrej Golf Links sits directly opposite the Jaypee Greens resort, close to Pari Chowk. It is a roughly 100-acre township built around a 9-hole golf course, mixing villas, low-rise apartment clusters and taller blocks. Migsun Jorbagh is listed at REP 02, Sector 27, Block B. One listings portal notes that choice is very limited outside a single township.

Connectivity

Roads

Godrej's own page says the Yamuna Expressway and Noida Expressway can be reached within 3-5 minutes. A reseller site gives 3.4 km to the Noida-Greater Noida Expressway. Treat both as indicative and test the drive yourself at peak hours.

Metro and rail

The nearest line is the Aqua Line. Pari Chowk is an Aqua Line station, opened on 25 January 2019. The line has 21 stations, from Sector 51 in Noida to Depot in Greater Noida. At Sector 51 a 300-metre walkway links it to the Delhi Metro Blue Line. Trains run every 10-15 minutes.

One listing site puts Delta 1 station about 1.5 km from Godrej Golf Links. I could not verify walking or driving distances from each project to a station, so measure from the exact gate. I found no verified information on a mainline railway station nearby.

Airport

The Prime Minister inaugurated Phase I of Noida International Airport at Jewar on 28 March 2026. Commercial operations began on 15 June 2026 with an IndiGo flight from Lucknow. I could not verify the distance or drive time from Sector 27, or when international flights will start.

Schools, hospitals and shopping

The developer's own figures, as repeated by a portal, are Ryan International School at about 3.2 km, Knowledge Park at about 2.5 km and Kailash Hospital at about 3.8 km. These are not independently measured.

For healthcare, Kailash Hospital has a Greater Noida branch at Plot 23, near Pari Chowk, Knowledge Park I. Sharda Hospital is on the Sharda University campus in Knowledge Park III. I could not verify named malls or markets with distances. Visit at the times you would actually shop, and ask what retail exists inside the township.

Civic matters to check

Authority approvals and litigation. This is the most important item. The UP Real Estate Appellate Tribunal ordered a government probe into GNIDA's role in approvals for Godrej Golf Links, citing apparent violations of the planning scheme. The dispute came from the Crest cluster, where buyers who booked villas in 2017-18 were promised possession by 1 March 2021. The developer said the Occupancy Certificate was granted only in July 2024. Another report says possession came in March-April 2025. I could not confirm the current status of the probe.

RERA. Migsun Jorbagh is listed under UPRERAPRJ15474. Godrej Golf Links numbers differ between sites, for example UPRERA PRJ151 and UPRERAPRJ16712. This is a multi-phase township, so confirm the registration for your phase on the UP-RERA portal.

Water and power. I found no reliable source on water supply, sewage, power cuts or backup charges for this sector. Ask the seller for recent bills, the society's water source and the maintenance statement.

Infrastructure underway or planned

The Jewar airport above is the one major, cited item, and it is already open. GNIDA approved an Aqua Line Phase 2 extension on 4 December 2018, a 15 km link from Noida Sector 71 to Knowledge Park 5. That route is not in Sector 27 itself, and I could not verify its current construction status or timeline. I have not listed anything else I could not source.

Who it suits and what to check

This area suits buyers who want a ready home in a planned, low-density township and can drive for daily needs. It suits them less if you want a walk-everywhere neighbourhood with many independent options.

Compare specific homes such as Migsun Jorbagh, Godrej Golf Links Crest and Godrej Golf Links Park Lane. Two ADiHomes pages, The Hemisphere and Godrej Golf Links Evoke, carry a 'location to confirm' tag in their web addresses, so confirm their exact location with the seller. Square Yards lists Migsun Jorbagh as formerly The Hemisphere Phase-2, so verify whether these are the same project.

• Occupancy Certificate: get a copy for your unit or phase.
• Title and tenure: Buyers signed Agreements to Sub-Lease, so check the lease chain from GNIDA.
• Extra charges: The tribunal also ordered a refund of Master Club and Golf Course charges, so read the club and golf terms.
• RERA phase number and complaints on the UP-RERA portal.
• Maintenance dues, water, power backup and the real commute from the exact address.
