Gurugram locality guide

Gurugram at a glance

Gurugram is a city, not a single neighbourhood. Prices, commutes and civic problems differ a lot between its corridors. This guide covers the city as a whole, and the locality guides linked below go into each corridor.

On ADiHomes as of October 2026, there are 8 live projects in Gurugram. The median asking price is ₹14,400 per sq ft, taken from 6 properties. All 8 projects are listed as ready to move. Browse them under flats for sale in Gurugram or new projects in Gurugram. We have not added any other price figures, because we could not verify them.

Where it is and how it is laid out

Gurugram sits in Haryana, on Delhi's south-western edge. The Delhi–Jaipur highway (NH-48) runs through it. Cyber City, the main office district, is just off NH-48 at the city's entrance, according to Wikipedia.

The city is divided into numbered sectors. Older Gurugram sits near the metro and NH-48. Newer sectors have grown along the Dwarka Expressway, Golf Course Extension Road and Sohna Road. Each has its own guide: Dwarka Expressway, Golf Course Extension Road and Sohna Road.

Two listings show their sectors in the page address: Conscient Heritage Max (Sector 102) and Tulip Ace (Sector 89). Some other ADiHomes pages still say the location is to be confirmed. Check the exact address before you visit.

Connectivity

Roads

The Dwarka Expressway (NH-248BB) runs about 29 km from Shiv Murti in Mahipalpur, Delhi, to near Kherki Daula toll plaza. About 18.9 km of it is in Haryana, according to The Tribune. One property guide says the Delhi section, including the airport tunnel link, opened on 17 August 2025.

Parts of the expressway are still unfinished. A 2025 development tracker said inter-sector service roads were unlikely to open before 2026. It also said access points were limited, so residents of some sectors had to take long detours. I could not confirm the current state of this work, so check on site.

Metro and rail

The Delhi Metro Yellow Line ends in Gurugram at Millennium City Centre (formerly HUDA City Centre) in Sector 29. Going north, the stations are IFFCO Chowk, MG Road, Sikanderpur and Guru Dronacharya. A metro guide gives approximate distances from the terminus: IFFCO Chowk about 1.2 km, MG Road 2.6 km, Sikanderpur 5.1 km and Guru Dronacharya 6.8 km. These are station-to-station distances, not distances from any particular home. Rapid Metro links Cyber City to Sikanderpur, where it meets the Yellow Line.

Airport

Indira Gandhi International Airport is in Delhi. Timetable sites put the metro journey from Millennium City Centre at roughly 1 hour 25 minutes to Terminal 3. By road, the Dwarka Expressway tunnel connects to the airport. Journey times vary with traffic.

Schools, hospitals and shopping

I could not verify enough school and mall locations or distances, so I am not listing them. I only list places I could confirm. Fortis Memorial Research Institute is shown beside Millennium City Centre metro station in transit data. Artemis Hospital is also named in civic reports. A 600-bed civil hospital planned for Civil Lines remains stalled, as Medical Dialogues reported on 12 October 2026.

Measure travel time to schools, hospitals and shops from the specific project, at the hours you would actually travel.

Civic matters to check

Water

Water supply is uneven. The Gurugram Metropolitan Development Authority (GMDA) supplies water from the Chandu-Budhera and Basai treatment plants. The Municipal Corporation also runs about 600 borewells, and it still falls short of demand in peak summer. A fifth Chandu-Budhera unit was slated for March 2026. I could not confirm that it is running.

In January 2026, a damaged GMDA pipeline left Old Gurugram without regular supply for five days. Tanker prices rose to around ₹6,000, against the usual ₹1,000–1,500, according to The Tribune. In private colonies, the developer is responsible for running the water supply. Ask the resident welfare association about summer shortages.

Power

I found no reliable area-by-area data on outages. Ask current residents and the society about backup power and maintenance charges.

Waterlogging

Heavy rain causes repeated flooding. The Tribune reported waterlogging on Golf Course Extension Road and Sohna Road after rain in July 2026. A September 2026 report named Sohna Road and Golf Course Extension Road again. A Tribune analysis counted about 100 recurring trouble spots despite roughly ₹500 crore spent since 2016. Ask about basement flooding and nearby drains.

Approvals, litigation and stalled projects

Check that the project is registered with the Haryana Real Estate Regulatory Authority (HRERA). Projects above 500 sq m or with more than eight apartments must be registered. Search the builder's other projects for delay complaints.

Some Gurugram projects are stalled. The Enforcement Directorate attached about ₹82 crore of assets linked to the stalled Ansal Hub-83 commercial project in early 2026, according to Business Standard. In late September, HARERA ordered delay interest for 26 buyers in the Kavyam affordable project in Sector 108.

Infrastructure underway or planned

  • Gurugram Metro (Millennium City Centre–Cyber City): This 28.5 km corridor was approved by the Union government in June 2023. The first phase, about 15.3 km to Sector 9, is under construction, with a 2028 target reported. Haryana has cleared a ₹1,662 crore civil package for the 14.5 km second phase, with 14 stations, as of 5 October 2026. A 2029 target for the full corridor has been reported. Some blogs give earlier dates, so treat all timelines as uncertain.
  • Missing sector roads: A report says Haryana planned to acquire 1,150 acres for roads in Sectors 58–115. It says the DTCP proposal was approved. I could not confirm a timeline.
  • Dwarka Expressway extension: As of May 2026 this was only a master-plan proposal, with funding and approvals still under discussion.

Who it suits and what to check

Gurugram suits office workers based in Cyber City or Udyog Vihar. It also suits people comfortable with Delhi commutes and with newer sectors that are still being built out. It suits less well anyone who needs dependable municipal water and drainage right now.

  • Verify the HRERA registration and approvals for the exact project.
  • Visit in rain and in May–June to see drainage and water supply.
  • Walk or drive the route to the nearest metro station.
  • Ask the society how it supplies water and backup power.
  • Do not buy on the basis of future infrastructure timelines. They have slipped before.
