Dwarka Expressway, Gurugram: a buyer's locality guide

The Dwarka Expressway (NH-248BB) runs roughly 27.6 to 29 km from Shiv Murti near Mahipalpur in Delhi to the Kherki Daula toll plaza on NH-48. The Haryana section is about 19 km.

In Gurugram the elevated main carriageway passes Sectors 102 to 106 and 109 to 113, with a service-road carriageway running beneath it. Sobha City sits in Sector 108, just off the expressway. Many projects cluster in Sector 102, which also sits along Basai Road.

Sector numbers are used loosely in marketing. Check a plot's actual sector on the RERA record, not just the brochure.

Roads. The Haryana stretch was inaugurated in March 2024. The Delhi portion of about 10.1 km was inaugurated on 17 August 2025. Wikipedia gives June 2025 for the full route, so sources differ on the exact date. The route ends at NH-48 near Kherki Daula.

Metro. No metro station runs along the Gurugram sectors today. The nearest operating station on the Delhi side is Dwarka Sector 21, on the Blue Line and Airport Express. I could not verify road distances from each sector to it.

Rail. One portal lists Basai Dhankot railway station about 3.7 km from Sector 102 and Gurgaon station about 6.3 km. Treat these as estimates.

Airport. The expressway links to Delhi's IGI Airport through a tunnel on the Delhi side. I found no reliable distance or drive time from the Gurugram sectors, so test the drive yourself at peak hours. One report described delays of up to 20 minutes inside the tunnel at a key junction.

The figures below are portal estimates, not measured distances.

• स्कूल: Gurugram Global Heights School is in Sector 102. DPS, SN International and Golden Valley are listed 4 to 6 km away.
• अस्पताल: Shri Multispeciality Hospital (about 4 km), ESIC Hospital (about 4.5 km), and Medanta at roughly 12 km. Columbia Asia and Medeor are also named by one portal.
• खरीदारी: Ocus Medley and Hartron Tower are listed about 1 km from Sector 102. Conscient One Mall is also named among malls in the area.

Daily-needs retail is still thin in some sectors. Visit on a weekday evening before you decide.

Water. This is the issue to ask residents about. A Tribune report said people in around 200 societies along the expressway were pressured to pay or buy tankers at high prices. That report is older. A June 2026 Newslaundry piece found scarcity and private tankers routine at the end of Gurugram's water network, though it covered older sectors rather than this corridor. Ask the RWA about piped GMDA supply, tanker spend and groundwater use.

Power. A 2026 report said several communities along the corridor had repeated multi-hour outages. Residents' associations blamed delays in connecting high-capacity electricity infrastructure. Ask what backup the society provides and what it costs per month.

Drainage. Sectors 112 to 115 have faced waterlogging. A 7.59 km drainage system was approved, with completion targeted around May 2026. I could not confirm that it has been finished.

Tolls. Residents have asked for the Kherki Daula toll plaza to be removed. The state has promised removal over the years without result. No change is confirmed.

Approvals and disputes. I found no verified, current report of a corridor-wide stalled-project or litigation problem. That does not mean there are none. The expressway itself was delayed by land acquisition and clearance issues. For any project, check its Haryana RERA registration, approved plans, the occupation certificate for completed towers, and any court cases against the developer or land.

• Service roads: GMDA said on 5 June 2026 that 70 per cent was complete, with completion expected by September. Some locations still needed land acquisition. I could not confirm whether they have fully opened.
• Gurugram Metro: A 28.5 km corridor from Millennium City Centre to Cyber City, costing Rs 5,452.72 crore, had its Bhoomi Pujan on 5 September. It includes a 1.85 km spur from Basai Village to Sector 101. One 2026 guide describes Phase 1 as under construction and Phase 2 in tendering. An earlier report gave a four-year completion target.
• Link to Dwarka Sector 21: The project head listed Rejangla Chowk to Dwarka Sector 21 as a planned future extension. Some property blogs call a 2026-27 opening confirmed. I found no official source for that, so treat the date as unconfirmed.
• Expressway extension: A DIAL master plan from May 2026 proposes extending the expressway to Mayapuri Ring Road. It is a proposal only, with approvals and timelines still open.
• Basai to IFFCO Chowk road: GMDA has a Rs 52 crore plan to renovate a nine-kilometre stretch, awaiting final endorsement as of May 2026.

The corridor suits buyers who want Delhi and the airport reachable by road and who are comfortable with a still-developing area. It is a poorer fit if you need a metro on your doorstep today or fully settled utilities.
