यह कहाँ है और इसकी बसावट कैसी है

Sector numbering and boundaries differ between portals, so check each project's exact address on a map. The area covers settled, mature sectors rather than newly built corridors.

Sector 14 is described as one of the older planned sectors, with a mix of independent floors and apartments. It sits near the MG Road and IFFCO Chowk belt. It is about 7 km from DLF Cyber City and about 6 km from Udyog Vihar, according to one portal. See our Sector 14 guide.

Sector 15 Part 1 is a plotted colony of independent houses beside NH-48. It is bordered by Sector 14, Civil Lines and Patel Nagar, according to a property blog. Our Sector 15 guide has more.

Many ADiHomes listings are in group-housing societies. For flats in particular, see flats for sale in Central Gurugram.

कनेक्टिविटी

सड़कें

NH-48 (the Delhi–Gurugram Expressway) runs along the western edge of this part of the city. MG Road is the other main axis. Golf Course Road, where the Rapid Metro runs, is a major road for the sectors further south.

मेट्रो और रेल

The Delhi Metro Yellow Line ends at Millennium City Centre, formerly HUDA City Centre, which opened in June 2010. One portal puts it about 4 km from Sector 15. IFFCO Chowk is the station named as nearest to Sector 14.

Sikanderpur is the interchange between the Yellow Line and the Rapid Metro. The Rapid Metro's southern stretch has stations at DLF Phase 1, Sector 42-43, Sector 53-54, Sector 54 Chowk and Sector 55-56. These opened in 2017. This helps sectors such as 55, where The Adarsh Apartments is listed. Measure the walk or ride to your chosen station yourself, because distances vary a lot within a sector.

Gurugram railway station is about 6 km from Sector 14, per a portal.

हवाई अड्डा

Indira Gandhi International Airport is roughly 15 km from Sector 14 via NH-48. Peak-hour travel time will be much longer than the distance suggests.

स्कूल, अस्पताल और खरीदारी

  • स्कूल: Kendriya Vidyalaya No. 1, DAV Public School and Swiss Cottage School are named around Sector 14. Ryan International School is named near Sector 15.
  • अस्पताल: Apollo Cradle is listed in the Sector 14 area, and Lotus Hospital is about 2 km from it. Jyoti Hospital is named near Sector 15. Kalyani Hospital is also named around Sectors 14–15.
  • खरीदारी: Sector 14 has the HUDA market and the Tibetan market. The MGF Metropolitan and Sahara malls are within about 5 km. Subhash Chandra Bose Park is inside the sector.

These distances come from third-party portals and are approximate. Check them on a map.

जांचने लायक नागरिक सुविधाएं

पानी

Water is the main civic issue to check. GMDA supplies treated canal water from the Chandu Budhera and Basai plants. A Tribune report said peak demand reached 700 MLD against a supply of 570 MLD in one summer. Even with about 600 municipal borewells, the city falls short at peak times.

A June 2026 Newslaundry report on supply gaps lists Sectors 54 and 55 among the affected areas. An older Tribune report names Sectors 10, 12 and 31 as getting low-pressure supply. GMDA was building a fifth unit at Chandu Budhera to add 100 MLD, with a March 2026 target. That deadline had already been missed several times, and I could not confirm it is now running.

Ask the society or RWA about tanker use, borewells and any water charges.

बिजली

I found only an old plan to give HUDA Sectors 1–57 round-the-clock power through a new network, with a deadline of June 2020. I could not confirm it was completed. Ask residents about outages.

मंजूरियां, अदालती मामले और रुके हुए प्रोजेक्ट

Check that any project is registered with the Haryana Real Estate Regulatory Authority (HRERA), Gurugram bench. Ask for the occupation certificate on ready-to-move homes. In October 2026, the district administration froze bank accounts of 71 builders over ₹446 crore in unpaid HRERA dues, a citywide action that is not specific to this area.

I did not find a sourced list of stalled projects in Central Gurugram. The Unitech group is run by a Supreme Court-appointed board, and Unitech Residency Greens is among the listings. I found no project-specific litigation details, so ask for the RERA and court status of any project you consider.

निर्माणाधीन या प्रस्तावित बुनियादी ढांचा

The main project is the Gurugram Metro (GMRL) corridor. It will run about 28.5 km from Millennium City Centre to Cyber City with 27 elevated stations, at a cost of about ₹5,450 crore. Phase 1 is about 15.2 km and 14 stations up to Sector 9. Its stations include Sector 45, Sector 46 (Cyber Park), Sector 47, Subhash Chowk, Sector 48, Hero Honda Chowk, Udyog Vihar 6 and Sector 10.

Progress looks slow. A report this month says only about 30% of Phase 1 work is done. It also says the main contract for the next phase is due to be opened on 9 November, with 30 months allowed to finish once awarded. A separate August 2026 report says a 2.2 km stretch between Hero Honda Chowk and Umang Bhardwaj Chowk is held up by utility shifting, with a November 2026 clearance deadline. One earlier report gave December 2028 as the target for the full corridor. Treat all dates as uncertain.

A Rapid Metro extension from Sector 55/56 to Vatika Chowk (6.34 km) is listed as proposed. I could not find a current status.

किसके लिए सही है और क्या जांचें

This area may suit buyers who want an established neighbourhood with schools, hospitals and markets already in place. It also suits those who want ready homes, since 59 of the 62 projects are ready to move. Buyers who rely on public transport should check how far each project is from a metro station. Metro works may cause traffic disruption along parts of the corridor.

  • Verify the HRERA registration, occupation certificate, title and any pending dues.
  • Ask about water and power reliability, and check the maintenance charges.
  • Walk the route to the nearest metro station and the main road at peak hours.
  • Compare homes using the ADiHomes median of ₹13,358 per sq ft as a reference only. It is based on 42 properties and does not predict any individual price.
  • Check parking, the age of the building and whether it needs structural work.
