Central Noida locality guide

Where Central Noida is and how it is laid out

"Central Noida" is a market label, not an official administrative zone, so the boundaries change by source. Square Yards describes it as Sectors 52 to 122. 99acres uses a wider definition that also takes in Sectors 44, 45, 50, 75, 76, 78, 79, 118 and 120. Confirm the exact sector before comparing homes.

Most sectors here are mature and built up, and one portal notes that almost no new land is left. Sector 78 is roughly 20 km south-east of New Delhi, according to Wikipedia. The ADiHomes listings in this guide sit mainly in Sectors 75 and 119 to 121, with new projects in Central Noida and flats for sale in Central Noida listed separately.

On ADiHomes as of October 2026, Central Noida has 80 live projects. The median asking price is ₹11,280 per sq ft, taken from 63 properties. By status, 75 projects are ready to move and 5 are under construction. Examples include Maxblis White House II, Ajnara Homes 121, Prateek Laurel, Gaur Grandeur, Eldeco Magnolia Park and Eldeco Aamantran.

Connectivity

Roads

Residents rely on the Noida-Greater Noida Expressway and the Delhi-Meerut Expressway. Vishwakarma Road and Golf City Road serve Sector 75. Traffic and exact drive times depend on the hour and your sector, so test the commute at the time you would actually travel.

Metro

The Aqua Line runs through the area. Its stations include Sector 51, Sector 50, Sector 76, Sector 101 and Sector 81, according to the NMRC station list. Sector 75 is served by Sector 50 and Sector 76 stations. Wikipedia says Sector 101 station serves Sector 78. For Delhi Metro's Blue Line, 99acres says commuters change at Sector 51 and Sector 52. A news report on the extension describes the change as exiting at Sector 52 and walking to Sector 51.

I could not verify walking or driving distances from individual projects to stations. Measure these on a map for each project you shortlist.

Airports

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026, according to FTN News. A travel blog puts it about 70 km from central Delhi. I could not verify the road distance from Central Noida, so check the current drive time and the flights on offer before counting on it.

Schools, hospitals and shopping

The names below come from listing and locality sources. I could not verify distances from individual projects.

  • Schools: 99acres lists LPS, Manav Rachna, Kothari International and Nilgiri among the schools in the zone. Indraprastha Global School is inside Sector 75.
  • Hospitals: 99acres names Medanta, Shivalik and Neo hospitals. Felix Hospital Polyclinic and Centre for Sight are in Sector 75.
  • Shopping: Aditya Ancora, Central Market and Spectrum Mall are active retail hubs. Bhutani City Centre 32 and DLF Mall of India are about 5 to 10 km away, according to 99acres.

Civic matters to check

Water and power: I found no reliable, current, area-wide data on either. Ask the resident welfare association (RWA) about water pressure, tanker use, outages and generator backup. Check recent maintenance bills as well.

Approvals: Ask for the occupancy certificate (OC) status, registry permission and Authority dues. A property portal's guide to stalled projects lists the same checks, along with on-ground completion.

Stalled projects and litigation: Parts of this area have a history here. The Supreme Court's 23 July 2019 judgment in Bikram Chatterji v. Union of India concerned Amrapali's stalled Noida and Greater Noida projects. Reports say the court cancelled the RERA registrations of Amrapali projects and ordered NBCC to complete them. In October 2026, reports said the Enforcement Directorate attached another property in the Amrapali case.

Noida Authority runs a rehabilitation framework for stalled projects. A January 2026 report says 57 projects are covered and 4,134 of 6,855 eligible registries have been completed. That is a secondary source, so check current figures with the Authority.

Amrapali Zodiac (Sector 120) and Amrapali Platinum (Sector 119) are listed on ADiHomes. A 2017 report shows Sector 120 residents had civic complaints in that society. Check each project's legal and completion status individually. Do not assume it from the developer's name or from a locality-wide picture.

Infrastructure underway or planned

  • Aqua Line extension (approved): The Union Cabinet approved an 11.56 km extension from Sector 142 to Botanical Garden on 14 February 2026. It has eight elevated stations, an estimated cost of ₹2,254 crore and a target of about four years. Reports list stations at Sectors 44, 93, 97, 105 and 108. It would link the Aqua Line directly with Delhi's Blue and Magenta Lines. It is approved, not built, so dates may slip.
  • Aqua Line to Sector 122 and Greater Noida: Wikipedia lists a package from Sector 122 to Greater Noida Sector 2, with construction starting by late 2023. I could not confirm its current status or opening date.
  • FNG Expressway: 99acres calls it upcoming. I found no dated status, so treat it as unconfirmed.

Who it suits and what to check before buying

Central Noida suits buyers who want an established neighbourhood with existing schools, hospitals and metro access. It also suits those who prefer ready-to-move homes, which make up most of the ADiHomes listings. Buyers who want the newest launches will find fewer options, because Square Yards reports almost no new launches in the area.

  • Confirm the sector and compare it with the relevant ADiHomes guide, such as Sector 119.
  • Check OC, registry status, lease and dues position, and RERA registration for the specific project.
  • For older societies, ask about RWA disputes, maintenance dues and structural condition.
  • Check whether the project has a court or insolvency case. Amrapali projects such as Amrapali Zodiac need this extra check.
  • Visit at peak hours to judge traffic, water and power for yourself.
  • Compare any asking price with the ₹11,280 per sq ft median on ADiHomes as of October 2026, using the same type and age of home.
