Where it is and how it is laid out

"Noida Expressway" usually means the housing sectors along the Noida–Greater Noida Expressway. The expressway is about 24.5 km long and six lanes wide. It runs from the Mahamaya flyover in Noida to Pari Chowk in Greater Noida.

The sectors on ADiHomes pages for this area include 104, 105, 108, 124, 128, 129, 131 and 133. Some projects are further out, in Sectors 151 and 168. The area is mostly high-rise societies and gated townships. Each sector has its own character, so use the sector guides: Sector 128 is one example.

On ADiHomes as of October 2026, there are 60 live projects here. The median asking price is ₹14,000 per sq ft, taken from 44 properties. Connectivity

Roads

The expressway is the main spine and links Noida with Greater Noida. The Faridabad–Noida–Ghaziabad (FNG) road meets it near Sector 168. Another road, the Noida–Greater Noida Bundh Expressway, is planned between Sector 94 and Sector 168. I could not confirm its construction status, so do not rely on it.

Metro

The Noida Metro Aqua Line opened on 25 January 2019. It has 21 stations between Sector 51 and the Depot station in Greater Noida. Stations near this corridor include Sector 101, Sector 81, NSEZ, Sector 83, Sector 137, and Sectors 142 to 148.

Which station is nearest depends on your sector. I could not verify walking or driving distances from specific societies. Check the exact route on a map and ask about last-mile transport.

An Aqua Line extension from Sector 142 to Botanical Garden has been reported as approved by the Union Cabinet. It is described as 11.56 km with 8 elevated stations. I could not confirm a construction start or opening date.

I did not find a verified railway station distance for this area.

Airports

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026, starting with an IndiGo service from Lucknow. It is about 70 km from central Delhi. I could not verify drive times from the expressway sectors, or from Delhi's Indira Gandhi International Airport. Expect them to vary with traffic.

Schools, hospitals and shopping

I could not verify named schools or hospitals, with distances, for these sectors from reliable sources. I have left them out rather than guess. DLF Mall of India, near Sector 18, sits on the same expressway and is a major mall in the wider corridor. Its distance from your target sector will vary a lot.

Before shortlisting, check the school you want and the nearest hospital with an emergency department. Test the drive at the times you would actually travel.

Civic matters to check

Power and water

Power is supplied by NPCL in parts of Noida, and PVVNL (Paschimanchal Vidyut Vitran Nigam) in others. A recent roundup reported repeated outages and transformer faults from residents of Sectors 105 and 128, among others. The report is some months old and anecdotal. Ask residents and the RWA about outages, voltage and lift backup. The 24x7 electricity helpline is 1912.

I found no sector-level water-supply data for this corridor. Ask each society about its water source and borewell dependence. Also ask about tanker spend and maintenance charges.

Approvals, litigation and stalled projects

The Jaypee Wish Town project spans Sectors 128, 129, 131, 133 and 134 along the expressway. It has a long history of delay. Suraksha Group took control of Jaypee Infratech in 2024. The company said it must finish about 20,000 homes within 40 months from August 2024. That includes 159 towers in Wish Town.

The Enforcement Directorate is investigating alleged diversion of buyers' money, and the former chairman was arrested in November 2025. A recent report says an NCLT-appointed committee has raised concerns about delays and funding. Treat this as an ongoing, changing situation. Jaypee-linked listings, such as Jaypee Greens Kalypso Court (Phase II), deserve extra checking of exactly which entity built and sold the tower.

Not every project here is affected. Check each project individually.

Infrastructure underway or planned

• Parthala Chowk underpass: Noida Authority has approved a six-lane, 710-metre underpass on the FNG road. The detailed project report was still being finalised in mid-October 2026. Construction was expected to begin by the end of the year. It is not built yet.
• Aqua Line extension (Sector 142 to Botanical Garden): reported as approved. Timelines are unconfirmed.
• Bundh Expressway and a separate bypass: both are described as planned. One report called the bypass a feasibility-stage idea, and that report is about two years old. Status is unconfirmed.

Who it suits, and what to check

The area suits buyers who want a metro-linked, apartment-heavy setting between Noida and Greater Noida. With 43 of 60 listings ready to move, you can inspect a finished building, such as ATS One Hamlet or Elixir Divine Meadows, before paying. Buyers who need a certain delivery date should be cautious with under-construction units.

• Check the project's RERA registration, approved plans, and the Occupancy or Completion Certificate for ready flats.
• Confirm the title, any bank or authority dues, and whether a lease deed or registry is possible.
• Visit at peak hours to test traffic. Ask residents about water, power and lifts.
• For under-construction homes, read the builder-buyer agreement and verify the escrow account and progress against the RERA schedule.
• Look for any litigation, insolvency or ED action involving the developer.
