Sector 120 locality guide

Where Sector 120 is and how it is laid out

Sector 120 is a residential sector in Central Noida, in the Gautam Buddh Nagar district of Uttar Pradesh, with pincode 201301. Neighbouring sectors are 117, 118, 119 and 122, plus Sarfabad village, according to property portal listings.

The sector is apartment-led and has three large gated societies: Amrapali Zodiac, RG Residency and Prateek Laurel. Portal data suggests most homes are 2 and 3 BHK. Each society has its own shopping plaza, and Amrapali Zodiac Market is the best-known one.

On ADiHomes as of October 2026, there are 3 live projects in Sector 120. The median asking price is ₹11,280 per sq ft, based on 3 properties, and all 3 are ready to move. You can browse them on the new projects in Sector 120 page or see flats for sale in Sector 120. The three societies are Prateek Laurel, Amrapali Zodiac and RG Residency.

Connectivity

Roads

Portals say the sector reaches the wider city through Vikas Marg and the Noida-Greater Noida (FNG) Expressway. One listing puts Vikas Marg about 2 km away. Please check the exact route on a map, as portals describe it loosely.

Metro and rail

The nearest station is Noida Sector 51 on the Aqua Line. It is about 1.9 km away on 99acres and about 2.1 km on YoMetro, which estimates a 21-minute walk. Sector 50 and Sector 52 stations are each about 2 km away on 99acres. Sector 52 is on the Delhi Metro Blue Line.

Changing between the Aqua and Blue lines currently means leaving at Sector 52 and walking to Sector 51, according to a Square Yards report.

For long-distance trains, 99acres lists Hazrat Nizamuddin station at roughly 19 km via the DND Flyway.

Airports

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026. I could not verify a road distance or drive time from Sector 120 to Jewar, so test the journey yourself. I also could not verify distances to Delhi's IGI or Hindon airports.

Schools, hospitals and shopping nearby

All distances below come from portal listings and are approximate.

  • Schools: Yadu Public School is listed about 0.6 km away. The Millennium School (Sector 119) and Raghav Global School are listed at about 2–5 km.
  • Hospitals: Tripathi Hospital is listed at about 0.6 km. SRS Multispeciality Hospital is listed at about 2–5 km. 99acres also names Kailash Hospital as serving the area.
  • Shopping: Daily needs are covered by society markets, including Amrapali Zodiac Market, and a Central Market. Logix City Centre is listed about 6 km away, or a 15–20 minute drive. Spectrum Metro and Bhutani City Centre 32 are listed at about 4–6 km.

Civic matters buyers should check

Water and power: I found no reliable, current source on water supply or power cuts for Sector 120, so I won't describe them. Ask the resident welfare association (RWA) or apartment owners' association (AOA) about water source, tanker use, power backup and maintenance dues.

Approvals: Ask for the registered sale deed history, completion or occupancy certificate, Noida Authority dues clearance and RERA status. Portals show Prateek Laurel with a UP RERA number and label RG Residency as RERA registered. Check both on the official UP RERA site.

Amrapali Zodiac litigation: This one needs particular care. In July 2019 the Supreme Court cancelled Amrapali Group's RERA registration and appointed a court receiver. It also directed state-owned NBCC to complete the stalled projects. Zodiac is one of the Noida projects named in later verification and payment notices from the Court Receiver. The most recent notice I found is a report from around early 2025, so check the current position.

At a September 2026 Supreme Court hearing, buyers said about 10,900 Amrapali flats were still awaiting possession. That figure covers all Amrapali projects, not Zodiac alone. If you consider Zodiac, ask for Court Receiver and NBCC documents, no-dues proof and the registry status of the exact flat. I found no stalled-project reports specific to Prateek Laurel or RG Residency, but that does not replace your own checks.

Infrastructure underway or planned

  • Aqua Line extension (approved): On 14 February 2026 the Union Cabinet approved an 11.56 km extension from Sector 142 to Botanical Garden. It will have eight elevated stations and cost about ₹2,254 crore, with a target of about four years. Botanical Garden would become a direct interchange with the Blue and Magenta lines. The listed stations are not in Sector 120, so the benefit would be easier interchanges rather than a new station nearby.
  • Noida International Airport (open, phase I): It was inaugurated on 28 March 2026. Commercial operations began on 15 June 2026. Further phases are planned, but I did not verify their dates.

I found no cited project that specifically changes Sector 120's own roads or utilities, so I have listed none.

Who it suits and what to check before buying

Sector 120 may suit buyers who want a ready-to-move flat in an established gated society. It also suits people working in Noida's Sector 62 and 63 office belt. Portals place that belt within about 9 km. Those who rely on the metro should note the 2 km distance to the nearest station, which usually means a short auto, e-rickshaw or car ride.

  • Visit at peak hours to test traffic and the metro access.
  • Confirm the title, registry status and that no dues are pending on the exact flat.
  • Check RERA status on the official portal.
  • Read the maintenance records and ask the RWA about water and power.
  • For Amrapali Zodiac, review all Court Receiver and NBCC paperwork.
  • Compare asking prices across all three societies, remembering the ADiHomes median is only a guide.
