What happened
In an exchange filing on 25 August 2026, NBCC said it had sold 111 residential units at Aspire Silicon City, Sector 76, Noida through an e-auction for about Rs 416.53 crore. One report said the units made up the entire inventory of one tower. NBCC earns a 1% marketing fee on the sale.
Aspire Silicon City is the renamed former Amrapali Silicon City. After the Supreme Court cancelled Amrapali’s registrations in 2019, a court-supervised body (ASPIRE) and NBCC were put in charge of completing about 38,000 stalled homes across Amrapali projects in Noida and Greater Noida. Selling unsold flats is one of the main ways the work is funded.
Earlier sales
- In January 2026 NBCC reported e-auctioning 417 Amrapali-linked homes in Noida and Greater Noida for about Rs 1,045 crore; that list also included a 111-flat tower at Aspire Silicon City Phase IV. Reports do not make clear whether the August sale is the same inventory.
- In late 2025 it sold 609 units in Aspire Leisure Valley and Aspire Centurian Park in Greater Noida West for about Rs 1,069 crore.
- Handovers have been continuing; for example, buyers at Dream Valley in Greater Noida West received keys after about a decade.
What it means for buyers
For original Amrapali buyers still waiting, every auction brings money for construction – but also new neighbours who paid market prices and will expect timely delivery, which adds pressure on NBCC. For new buyers, auctioned NBCC units offer a way into these large townships at prices set by bidding. Possession timelines for auctioned towers may differ from the original buyers’ towers.
What to check before bidding on an auctioned unit
- The tower’s construction stage and the possession date NBCC commits to in the auction terms.
- Whether the unit comes with registry and what stamp duty and dues apply.
- Maintenance arrangements in the township and the status of the residents’ association.
- For older Amrapali projects like Amrapali Platinum, Zodiac and Pan Oasis, the registry status of completed towers.
Original buyers who still owe balance amounts should clear them as demanded by the court receiver; unpaid dues have been one of the reasons cited for slow completion in some towers.
