Sector 76 locality guide
Sector 76, Central Noida: A Home Buyer's Guide
Sector 76 is a residential sector in Noida, Uttar Pradesh, mostly made up of group-housing societies. It has its own Aqua Line metro station. This guide covers what can be verified as of 18 October 2026. Where a fact is uncertain or has changed, the text says so.
Where it is and how it is laid out
A locality directory places the sector beside the Noida-Greater Noida Expressway. It lists Sectors 74, 75, 77 and 78 as neighbours. Treat this as a general guide and confirm exact boundaries on the Noida Authority's sector map.
The area is dominated by gated high-rise societies, with small neighbourhood markets and clinics around them. The metro station sits inside the sector, at the Amrapali Princely Estate. Distance to the station varies a lot by society, so measure the walk from the specific tower you are considering.
On ADiHomes as of October 2026, there are 4 live projects in the sector. The median asking price is ₹10,350 per sq ft from 4 properties, and all 4 are ready to move. See the new projects in Sector 76 page and the flats for sale in Sector 76 page for current listings.
Connectivity
Metro
Noida Sector 76 is an elevated station on the Aqua Line, which opened on 25 January 2019. Rainbow station (Sector 50) is the next stop towards Sector 51. Sector 101 is the next stop towards Depot Station in Greater Noida.
At the Sector 51 end, Aqua Line riders currently get off at Sector 52 and walk to Sector 51 to reach the Delhi Metro. This is the gap the planned extension is meant to close (see below).
Roads
Resident reviews on property portals mention easy access to the expressway and onward routes towards the Delhi-Meerut highway. These are opinions, not measured journey times. Reviews also raise broken roads and waterlogging as concerns. Drive the route at peak hours before deciding.
Airports
Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026, starting with an IndiGo service from Lucknow. I could not find a verified road distance from Sector 76 to Jewar, so check travel time yourself.
A travel listing for a property in nearby Sector 70 gives roughly 77 minutes by road to Delhi's Indira Gandhi International Airport and about 47 minutes to Hindon. Treat these as rough figures, since traffic changes them a great deal. I did not find a verified nearby mainline railway station.
Schools, hospitals and shopping
Distances below come from portal listings and resident reviews, so they are approximate and sources sometimes disagree.
- Schools: The Manthan School (in Sector 78), Kothari International (listed at about 1–2 km), Kailash Public School and JSS Public School are commonly named.
- Hospitals: Felix Hospital (polyclinic), Neo Multi Speciality Hospital (listed at about 5 km on one portal) and Medanta are named. Several smaller hospitals are listed within roughly 1.5–3 km on Square Yards. Confirm emergency capacity directly with the hospital.
- Shopping: Spectrum Metro Mall is listed at about 2 km. DLF Mall of India and Bhutani City Centre are listed at about 8–10 km. Everyday needs are met by the Sector 50, Amrapali and Atta markets, plus society-level shops.
Civic matters to check
Water and power. I could not find reliable, sector-specific data on water pressure or power cuts. Residents in Noida generally have reported tanker dependence in some societies during shortages. Ask the resident welfare association (RWA) about water source, borewell dependence, backup power and maintenance charges.
Approvals and registry. Noida Authority publishes group-housing project details online, including completion and occupancy certificates, pending dues and sanctioned flats. Check the project you like there. A completed building does not always mean a registry (sale deed) is possible. Registries have been blocked in some Noida projects over unpaid land dues.
Known cases. A developer press release (carried by the Tribune as an advertorial, dated 2 January, year not visible in the copy I saw) says Skytech Group paid 25% of its outstanding dues for Skytech Matrott. It says this would allow flat registrations to resume and sealed flats to reopen. The current registry status is unverified, so ask for written proof. Nearby, a 2024 Indian Express report described Futec Gateway in Sector 75 as still seeking a completion certificate. In 2017 the Authority held a meeting on Amrapali Silicon City in Sector 76. I did not find its current status.
A January 2026 industry blog also describes a push to revive stalled Noida projects through recalculated dues. It is a secondary source, so check policy details with the Authority.
Infrastructure underway or planned
- Aqua Line extension: The Union Cabinet approved an 11.56 km extension from Sector 142 to Botanical Garden on 14 February 2026. It will have eight stations and cost about ₹2,254 crore. The target is four years. Botanical Garden would become an interchange with the Delhi Metro. Sector 76 is not on the new stretch, but the link would help existing Aqua Line riders. I found no verified construction progress update, so the timeline is a target.
- Noida International Airport: Phase 1 is open, with further phases planned. International service timelines were reported inconsistently, so check airline schedules.
Who it suits
Sector 76 may suit buyers who want a metro-linked, established apartment sector and are comfortable with a society-based lifestyle. It may also suit people working along the Noida corridor who want to commute without a car. Since all 4 ADiHomes listings are ready to move, buyers who want to see the finished building can do so before committing. Compare the projects: JM Orchid, Sethi Max Royale, Skytech Matrott and Aditya Celebrity Homes.
Checks before buying
- Ask whether the project has an occupancy certificate and whether the builder has pending Authority dues.
- Confirm that a registry or sub-lease deed can be executed for your exact unit, and get it in writing.
- Search for RERA records and any court cases against the project or builder.
- Visit during a rainy day and a weekday rush hour to check drainage, roads and traffic.
- Ask the RWA about water supply, power backup, maintenance dues and pending disputes.
- Walk or ride from the tower to Sector 76 metro station to see the real distance.
