Where it is and how it is laid out

Sector 77 sits in the middle of Noida's older metro-linked belt, next to Sectors 76 and 78. One portal puts it about 9 km from the Sector 62/63 commercial hubs. It also lists NSEZ and Artha SEZ within roughly 12 km (99acres). Neighbouring Sector 78 is described as mostly residential, with commercial pockets in between (Wikipedia). Sector 77 is likely similar, but I found no official plan for it. Check Noida Authority's sector map for park, school and commercial plot positions.

Connectivity

Metro

The nearest Aqua Line stations are Sector 101 and Sector 76. One portal estimates them at about 2.8 km and 3.6 km (NoBroker). Another names Sector 76 and Sector 50 (Rainbow) as the stations serving the sector (99acres). Both stations opened on 25 January 2019 (Wikipedia). The Aqua Line meets the Delhi Metro Blue Line at Sector 51/52 (Wikipedia). Walking distance is not guaranteed, so expect a short auto or e-rickshaw ride.

Roads

Vishwakarma Road, Sector 78 Main Road and Vikas Marg are named as the main links. The same portal cites access to NH-24 and the FNG Expressway (NoBroker). I could not verify drive times, so test them at your own commute hours.

Airports

Noida International Airport at Jewar began commercial flights on 15 June 2026, after PM Modi inaugurated it on 28 March (FTN News). It is about 70 km from central Delhi (StayVista). I could not verify the distance from Sector 77 to either Jewar or Delhi's IGI Airport.

Schools, hospitals and shopping

These distances are approximate portal figures.

• Schools: The Manthan School is roughly 1–2 km away. Sources differ, and Wikipedia places it in Sector 78. The Millennium School is about 2.7 km, Ramagya School about 5.2 km and Kothari International School about 6.3 km (Hexahome).
• Hospitals: Tripathi Hospital is about 3 km away and Cloudnine about 4.6 km. Neo Hospital (Sector 50) is about 5.7 km (99acres). Fortis in Sector 62 is about 8 km (Hexahome).
• Shopping: Spectrum Metro and Mahagun Mart are listed within about 3 km (99acres). Sector 78 also has Hyde Park Crowne and several smaller marts (Wikipedia). Ved Van Park is a nearby green space.

Civic matters to check

Water and power: I found no official data on supply hours or outages for Sector 77. One resident review says some buildings face water problems at times (NoBroker). Ask the society's RWA about tanker use, borewell dependence, STP status and power backup charges.

Approvals: Ask for the completion or occupancy certificate, the sanctioned plan and the Noida Authority lease or conveyance paperwork. Also check the UP RERA registration page for the project.

Litigation and stalled projects: I could not find a reliable, current source on stalled projects or court cases specific to Sector 77. Do not assume there are none. Search the Allahabad High Court and consumer-commission records by builder and project name. Ask the seller about dues and disputes.

Infrastructure underway or planned

• Aqua Line extension: The Union Cabinet approved an 11.56 km elevated extension from Sector 142 to Botanical Garden on 14 February 2026. The cost is about ₹2,254 crore, with eight stations and a target of roughly four years (Nativeplanet). It would allow a direct change to Delhi's Blue and Magenta lines at Botanical Garden (Square Yards). The listed stations do not include Sector 77 (SSMB). It is approved, not built, and timelines can slip.
• Jewar airport: Phase 1 is open. Its later phases and rail or road links to Sector 77 are outside what I could confirm.

Who it suits

Sector 77 suits buyers who want a ready-to-move flat in an established part of Noida with Aqua Line access. It may also suit people working in Sectors 62/63 or the Noida Special Economic Zone (NSEZ) at the southern end of the Aqua Line. Some of the ready-to-move stock is in older societies, so budget for maintenance and repairs.

Checklist before buying

• Visit at peak hours and on a weekend. Check traffic, water pressure and parking.
• Confirm the occupancy certificate, RERA status, title and any pending dues.
• Compare the asking price with recent registered deals in the same society. The ADiHomes median is a market indicator, not a valuation.
• Ask the RWA about maintenance charges, sinking funds and any disputes.
• Measure the real metro and school distances yourself.
