Where Sector 168 is and how it is laid out

Sector 168 is in south-east Noida, in Gautam Buddh Nagar district, on the Noida–Greater Noida Expressway. One locality profile places it close to Sector 142 to the north and Sector 135 to the west. Listing sites quote different pin codes (201301, 201304 and 201305), so use the one on your sale documents.

Housing is mostly gated apartment societies, with some residential plots. Shiv Nadar School is inside the sector. Advant Navis Business Park is named as a nearby workplace. Residents describe it as quiet, with more space between towers than central Noida. Some reviews also say the area is still unfinished and ask for better internal roads, drainage and local markets.

On ADiHomes as of October 2026, there are 5 live projects in the sector. The median asking price is ₹9,600 per sq ft, from 4 properties. By status, 4 are ready to move and 1 is under construction. Connectivity

Roads

The Noida–Greater Noida Expressway is the main route. It links the sector to offices in Sectors 132, 135, 142 and 144 without going through central Noida. The planned Faridabad–Noida–Ghaziabad (FNG) Expressway is meant to end near this sector (see the infrastructure section below).

Metro and rail

The nearest Aqua Line station is Sector 142. Sources disagree on the distance. One guide says 0.7–1 km. Another puts it at about 3.7 km. Walk or drive the route from the exact tower you are considering. Sector 137 and Sector 143 stations are the alternatives. Sector 51, where the Aqua Line meets the Delhi Metro, is reported at roughly 13–14 km.

I could not verify a nearest mainline railway station. Listing sites put Anand Vihar and New Delhi stations at roughly 24–25 km by road. Treat these as approximate.

Airports

Indira Gandhi International Airport is roughly 29–36 km away, depending on the source. Noida International Airport at Jewar was inaugurated by the Prime Minister on 28 March 2026. Commercial flights were reported to begin on 15 June 2026. I could not find a reliable road distance from Sector 168 to Jewar, so check travel time yourself.

Schools, hospitals and shopping

Schools: Shiv Nadar School and Shanti International School are both listed in Sector 168. Nearby options include The Shriram Millennium School (Sector 135), Genesis Global School (Sector 132) and Great Columbus School. One portal puts DPS about 5 km away.

Hospitals: Felix Hospital (Sector 137), Jaypee Hospital (Sector 128), Yatharth Hospital (Sector 110) and JS Tomar Memorial Hospital (Sector 132) are the names that recur. One portal gives drive times of about 12 minutes to Felix, 14 to Jaypee and 17 to Yatharth. Another, older listing gives shorter distances, so confirm travel times at peak hours.

Shopping: Sources agree that daily needs are met by local markets, and that large malls need a drive. One review site notes limited shopping and parks. I could not verify specific mall distances, so check these on a map.

Civic matters to check

• Water and power: I found no authority-published data for this sector. Resident reviews are mixed. Ask the society's resident welfare association about water source, supply hours, power backup and maintenance charges.
• Approvals: Check the project's UP-RERA registration, sanctioned plan, completion or occupancy certificate (for ready homes), and any dues owed to the Noida Authority. Listing sites call several projects here RERA-registered, but verify this on the official portal.
• Stalled projects and litigation: A 99acres report from around late 2024 said Sunworld Residency in Sector 168 was among the first projects to get a co-developer under the Noida Authority's stalled-project plan. The same report lists IITL Nimbus among defaulting builders whose projects are in sectors including 168. I could not confirm the current status of these projects. Ask for the latest position, and search court and NCLT records for the builder.

Infrastructure underway or planned

• FNG Expressway: The Noida stretch is meant to run through Sectors 121, 122, 140 and 150 and end at Sector 168. It is planned to include a Yamuna bridge towards Faridabad. A mid-2026 analysis says the Noida portion is still under construction with no confirmed completion date. A figure of about 70% complete circulates, but it is a market estimate, not an official bulletin. Completion estimates range from late 2025 to 2027.
• Noida–Greater Noida Bundh Expressway: This is a proposed six-lane road of about 25 km, from Sector 94 to near Sector 168. I could not verify its current construction status.
• Noida International Airport: Phase 1 is open, as noted above.

Who it suits and what to check before buying

The sector may suit people who work along the expressway and want a gated society away from the busiest parts of Noida. It may be less suitable if you want walkable shops, parks or a fully built neighbourhood.

• Visit at rush hour and on a weekend. Test the road to the nearest metro station.
• Check whether the unit is ready to move or under construction, and ask for the RERA number.
• Ask for the completion certificate, the Authority's no-dues proof and the maintenance history.
• Ask residents about water, power cuts and drainage in the monsoon.
• Do not buy on the strength of FNG or other road promises. Their timelines have slipped before.
