Noida Expressway Sectors Compared: Sector 128 to 168

Contents
The Noida–Greater Noida Expressway is one long road, but the Noida Expressway sectors along it are very different places to live. A home in Sector 128 and a home in Sector 168 can differ by thousands of rupees per sq ft. They also differ in how far you walk to a metro, which office parks are nearby, and how the Yamuna behaves in a wet monsoon.
This guide compares the main sectors from 128 to 168 on five points: price, metro access, offices, completion status and flood exposure. Property portals disagree with each other, so treat every price here as a rough guide and not a quote. Where data was thin or conflicting, we say so.
Quick comparison of Noida Expressway sectors
The table below pulls the main points together. Prices are portal averages on a super built-up area basis, so check them against live listings and actual deals.
| Sector(s) | Indicative price per sq ft | Aqua Line access | Office presence | Flood note |
|---|---|---|---|---|
| 128 | About ₹14,400 on one 99acres listing page, and ₹17,550 on its sector page | No station carries the Sector 128 name | Mainly residential | Reports in 2025 named low-lying parts of Sector 128 among flooded areas |
| 135 | About ₹7,450 on 99acres | Sector 137 station; Sector 142 station is within walking distance of Candor TechSpace | Large office cluster | Notified floodplain parts; heavily hit in 2023 and 2025 |
| 137 | ₹8,700 to ₹13,500 in one 2026 roundup | Own station | Near the Sector 135 and 142 offices | Roads were reported waterlogged in the 2023 flood |
| 142–143 | Sector 143: about ₹11,800 on 99acres | Own stations at 142 and 143 | Business parks at 142, 143A | Less reported; check the specific project |
| 144–148 | No reliable figure found | Own stations at 144, 145, 146, 147, 148 | Sector 144 has IT parks | Floodplain water in Sectors 144 and 145 was reported in September 2025 |
| 150 | About ₹13,150 on 99acres | No Sector 150 station on the line | Mainly residential | Floodplain and farmhouse zone nearby |
| 152 | About ₹14,050 on 99acres | No Sector 152 station on the line | Mainly residential | Not specifically reported |
| 168 | ₹7,900 to ₹11,700 depending on the portal | Nearest is Sector 142, about 3.7 km away | Reachable to the Sector 135–144 parks | Floodwater receded here in September 2025 |
Price: what portals say, and why they differ
Portal averages along the corridor are wide. One 99acres page puts flat prices on the Expressway between ₹10,250 and ₹17,300 per sq ft. Another source, in August 2026, put the whole of Noida at roughly ₹8,000 to ₹17,500 per sq ft depending on sector.
Sector 128 shows the problem well. The figures we found range from about ₹14,400 to ₹17,550 on 99acres alone. A separate listing site quotes ₹16,000 to ₹22,000. Sector 168 is similar. The 99acres Expressway page showed about ₹9,150 per sq ft, while another portal showed ₹7,900 and a third ₹11,700.
Why the gap? Portals use different samples, dates and area bases. Luxury golf-facing towers sit beside older mid-segment stock in the same sector. Actual deals can differ again: 45 recent transactions in Sector 128 averaged about ₹13,201 per sq ft, below the portal’s headline rate.
Worked example: what the same flat costs in different sectors
Take a 1,500 sq ft flat at the portal rates above:
- Sector 135 at ₹7,450 per sq ft: about ₹1.12 crore.
- Sector 143 at ₹11,800 per sq ft: about ₹1.77 crore.
- Sector 150 at ₹13,150 per sq ft: about ₹1.97 crore.
That is a gap of roughly ₹85 lakh between 135 and 150 for the same size. The Sector 135 figure may reflect older stock. Always compare the same project age, floor and tower view.
Metro access: the Aqua Line decides a lot
The Aqua Line has 21 stations from Noida Sector 51 to the Depot Station in Greater Noida. In this belt, the stations are Sector 137, 142, 143, 144, 145, 146, 147 and 148. It opened on 25 January 2019.
Three practical points follow from that list:
- Sectors 137 and 142 to 148 have a station named after them. That does not mean every society is walkable. Check the real distance from the gate.
- Sectors 128, 150, 152 and 168 do not have a station of their own. Expect an auto, cab or feeder bus for the last stretch.
- In Sector 168, the nearest station, Sector 142, is about 3.7 km away. Resident reviews on one portal say no station is nearby yet, so test the daily commute yourself.
Be careful with extension claims. One 2026 comparison says the Aqua Line extension towards the airport has a completed DPR, but physical construction has not started. Do not price a flat on a metro that is not yet being built.
Offices: where jobs cluster
The Expressway is a major office corridor. Listings name business and IT parks in Sectors 125, 126, 127, 132, 135, 136, 142, 144 and 153. One leasing guide describes Sector 132 as the corridor’s densest commercial cluster and says Sectors 135 and 142 offer newer stock further south.
For a home buyer, this matters in three ways:
- Sector 135 and 142 area: a large SEZ campus in Sector 135 is within walking distance of the Sector 142 station. Homes in 137, 142 and 143 are close to this cluster.
- Sector 143A and 144: tech parks sit here too, according to a leasing guide listing DLF Techpark in 143A and Embassy Oxygen in Sector 144.
- Sector 128, 150 and 168: these are mostly residential. You will drive or take the metro and a feeder to reach the parks.
A short commute is a real benefit. It is not a guarantee of rent or resale value, so do not assume either.
Completion status: ready homes vs under-construction
Sectors are at different stages, so check the project, not just the sector.
- Sector 168: mostly established. Listings show several ready-to-move projects, with possession dates from 2018 to 2021.
- Sector 143B: one 2026 roundup flags a project with a stalled-and-revived history and advises checking delivery tower by tower.
- Sectors 128, 146, 150, 152: a mix of new and under-construction launches. One list shows projects in Sectors 128, 146 and 152 as under construction or nearing completion. In Sector 150, a July 2026 registration shows a RERA completion date of February 2031.
Sector 150 also needs a registry check. A developer-run guide noted a temporary regulatory pause on new registrations in Sector 150 during 2025 and into 2026. We could not confirm whether it has ended, so ask the developer and the sub-registrar before you pay.
For any under-construction flat, look up the project on the UP RERA portal. Check the registration number, the declared completion date and any extensions. Some marketing materials quote a possession date with no verifiable live RERA number. Treat that as a red flag.
One road project is worth knowing about but not relying on. The FNG Expressway’s Noida stretch was still under construction in mid-2026 with no confirmed completion date. Do not pay extra for it.
Flood exposure near the Yamuna
The Expressway runs close to the Yamuna floodplain, so this deserves a proper look. The risk is uneven. It is highest in the khadar (low-lying riverbank) areas and varies by project.
What has happened in recent monsoons
- July 2023: The Yamuna submerged houses and fields in the khadar areas of Sectors 124, 125 and 135. Sector 137 roads also saw about one and a half feet of water. That year, the river at Okhla Barrage stood at 200.75 m against a danger mark of 200.60 m.
- September 2025: Flooding in Sector 135 and nearby villages displaced over 3,500 people. Reports named low-lying areas in Sectors 126, 128 and 167 as inundated. A few days later, water was flowing back in the floodplain of Sectors 150, 151, 144 and 145.
Those reports mostly describe farmhouses, villages and floodplain land. They do not say the gated towers flooded. That is a useful distinction, but check each project’s own history.
Official action also points to the risk. A land-use summary lists structures razed in the Sector 135 floodplain and demolitions of farmhouses in Sectors 150, 160, 168 and 138. The same source says NOIDA Authority lists Sectors 94, 124, 125, 127, 128, 131, 133 and 134 as flood-affected. That is a secondary summary, so confirm with the Authority directly.
How to check a specific project
- Ask the Noida Authority whether the plot lies inside a notified floodplain or river-zone area.
- Ask the resident welfare association (RWA) about waterlogging, basement flooding and gate access in July 2023 and September 2025.
- Visit after heavy rain, not on a dry day.
- Check where the nearest drain outfalls and whether the entry road floods.
- Ask your insurer about flood cover and what it excludes.
The real cost: stamp duty and registration
Price per sq ft is not what you pay. In Uttar Pradesh, stamp duty is 7% for male buyers, 6% for a sole female owner and 6.5% for joint male-female ownership. The registration fee is a flat 1%. Both apply to the higher of the circle rate or your sale value.
Women’s concessions have changed recently. Reports say the state raised the limit for the women’s rebate from ₹10 lakh to ₹1 crore in July 2025, but other sites still show older rules. Confirm the current rule with the sub-registrar before you rely on it.
The table below assumes a male buyer, a sale value above the circle rate and 8% total. It excludes other charges such as maintenance deposits, parking and furnishing.
| Example flat | Price | Stamp duty (7%) | Registration (1%) | Total |
|---|---|---|---|---|
| 1,400 sq ft at ₹9,000 | ₹1.26 crore | ₹8.82 lakh | ₹1.26 lakh | About ₹1.36 crore |
| 1,500 sq ft at ₹11,800 | ₹1.77 crore | ₹12.39 lakh | ₹1.77 lakh | About ₹1.91 crore |
| 2,000 sq ft at ₹14,400 | ₹2.88 crore | ₹20.16 lakh | ₹2.88 lakh | About ₹3.11 crore |
| 2,000 sq ft at ₹17,550 | ₹3.51 crore | ₹24.57 lakh | ₹3.51 lakh | About ₹3.79 crore |
For a property up to ₹1 crore, an ₹80 lakh flat gets a ₹80,000 saving for a woman buyer, on top of the basic 8% cost of ₹6.4 lakh for a male buyer.
Which sector suits which buyer?
- You work in the 135–144 office belt: look at Sectors 137, 142, 143 and 144 first. Walking distance to an Aqua Line station is possible in some projects.
- You want a ready home now: Sector 168 has more completed stock, but metro access needs a feeder and you should verify each project’s maintenance and registry status.
- You want a larger or premium home: Sectors 128, 150 and 152 are where portals show higher rates. Check completion dates and flood history closely.
- You are budget-sensitive: compare Sector 135 and 168 against 143, but weigh flood exposure and commute.

Frequently asked questions
Which Noida Expressway sectors have an Aqua Line metro station?
In the 128–168 belt, the Aqua Line has stations at Sectors 137, 142, 143, 144, 145, 146, 147 and 148. Sectors 128, 150, 152 and 168 have no station of their own.
How much do flats cost on the Noida Expressway in 2026?
One 99acres page shows flat prices on the Expressway from about ₹10,250 to ₹17,300 per sq ft. Individual sectors differ widely, with Sector 135 near ₹7,450 and Sector 128 above ₹14,000 on the same portal.
Which Noida Expressway sectors are exposed to Yamuna flooding?
Reports from 2023 and 2025 name the khadar and low-lying parts of Sectors 124, 125, 126, 128, 135 and 167, plus floodplain areas in 144, 145, 150 and 151. Exposure varies by project, so check each one with the Noida Authority and the residents' association.
Where are the main office parks on the Noida Expressway?
Listings show business and IT parks in Sectors 125, 126, 127, 132, 135, 136, 142 and 144, with Sector 132 described as the densest cluster. Sector 143A also has a tech park.
Is Sector 168 ready to move in?
Several Sector 168 projects are listed as ready-to-move, with possession dates between 2018 and 2021. Each society's registry, maintenance and delivery record should still be checked separately.
What are stamp duty and registration charges for a flat in Noida?
Stamp duty is 7% for male buyers and 6% for a sole woman owner, with a 1% registration fee on top. A 6.5% rate is reported for joint male-female ownership. Rules for women's concessions have changed recently, so confirm them with the sub-registrar.
Will the FNG Expressway improve Noida Expressway property values?
It is unclear. The FNG's Noida stretch was still under construction in mid-2026 with no confirmed completion date, so it is best treated as an uncertain future benefit and not a reason to pay more.
