Sector 150 locality guide

Sector 150 is a low-density, green-planned sector on the Noida–Greater Noida Expressway. It is best known for the Sports City scheme. Its recent history includes a long registry freeze, so approvals matter more here than in most Noida sectors. This guide covers what I could verify as of 18 October 2026, and it marks what I could not.

Where it is and how it is laid out

The sector sits on the Noida–Greater Noida Expressway, roughly between the two cities rather than inside either. Locality pages describe wide internal roads, plenty of open space and small shops at society gates. They also say bigger markets, schools and hospitals are in neighbouring sectors along the expressway.

The layout is set by the Sports City scheme, a roughly 300-acre project. After the Noida Authority approved a revised master layout, reports say developers must keep 70% of the land for sports, recreation and open space. Residential use is capped at about 29.5% and commercial use at 0.5%. That limits how much can be built. Shaheed Bhagat Singh Park is listed at about 0.6 km from the locality centre.

On ADiHomes as of October 2026, there are 20 live projects here. The median asking price is ₹13,900 per sq ft, based on 11 properties. By status, 13 are ready to move and 7 are under construction. You can browse new projects in Sector 150 or the wider flats for sale in Sector 150.

Connectivity

Roads

The Noida–Greater Noida Expressway is the main road. Portals also cite quick access to the Yamuna Expressway. Treat travel times as indicative, because they depend on the hour and on which gate your society uses.

Metro and rail

The nearest Aqua Line stations are Noida Sector 148 and Knowledge Park II. Both opened on 25 January 2019. I could not find an official walking or driving distance from Sector 150 to either, so measure it from the specific tower you are considering. Many residents will need a feeder auto, cab or their own vehicle.

One older portal listing puts Hazrat Nizamuddin railway station at about 30 km. Treat that as a rough figure.

Airport

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026, according to trade press. I could not verify a road distance from Sector 150, so check the route and timing yourself.

Schools, hospitals and shopping

Distances below come from portal listings, so treat them as approximate. Some come from older pages and may have changed.

  • Schools: RPS International School is listed at about 3 km, and Kondli Junior High School at about 2.3 km. K.R. Mangalam World School is described as nearby. One older listing puts it, Sanfort World School and Sheoran International at about 7 km.
  • Higher education: Amity University Greater Noida is listed at about 8.3 km.
  • Hospitals: NIMT Hospital (about 8.4 km), Yatharth Wellness Hospital and Trauma Centre (about 8.5 km) and Kailash Hospital (about 9 km) are listed. Nothing major is inside the sector, and one portal rates local education and healthcare only around 3 out of 5. Check the route to your preferred hospital at peak hours.
  • Shopping: Grand Venice Mall, Omaxe Connaught Place and MSX Mall are listed within about 10 km.

Civic matters to check

Registry, occupancy certificates and litigation

This is the main issue. The Noida Authority halted registries and occupancy certificates in the Sports City in January 2021. Reports say the reasons were unpaid developer dues and sports facilities that had not been built.

Reports say a Supreme Court order of 24 November 2025 accepted a resolution plan. Registries began reopening on 7 January 2026. At its 222nd board meeting on 6 April 2026, the Authority cleared the SC-02 layout (Lotus Greens).

The relief is conditional and applies project by project. Developers must deposit 20% of outstanding dues within 60 days and pay the rest in instalments. Registries can proceed tower by tower. Reports say approvals can be paused again if a developer defaults. Reports of how many flats are affected vary (about 8,000 to 9,000), so treat that number as uncertain. A recent report says four developers have received conditional permissions to hand over homes.

Separately, on 7 September 2026 the Authority issued notices to 23 builders over unpaid dues on stalled projects across Noida. That covers 57 projects citywide, not only Sector 150. Ask any seller for the project's current registry and occupancy status in writing.

Water and power

I could not find reliable, current, sector-specific information on water supply or power reliability. Ask the resident welfare association about water pressure, borewell dependence, tanker use, power backup and maintenance charges. Visit in summer if you can.

Infrastructure underway or planned

  • Sports City master plan: approved in revised form in 2026. How much of the sports and open-space requirement actually gets built is still to be seen.
  • Aqua Line extension: one developer-published article says the Union Cabinet cleared an extension from Sector 142 to Botanical Garden in February 2026. Another source only says it is moving through approvals. I could not confirm this from an official source. The extension goes toward Noida's north, not Sector 150, so do not treat it as a direct benefit.

I found no other officially sourced projects with dates for this sector, so I have not listed any.

Who it suits, and what to check

Sector 150 may suit buyers who want open space, low density and expressway access, and who can drive for daily errands. It may suit less well anyone who needs schools, hospitals and a metro station within walking distance.

Before buying:

  • Ask for the occupancy certificate and registry status of the exact tower, and confirm the builder's dues position with the Noida Authority.
  • Check the UP RERA registration and the promised possession date for under-construction homes.
  • Confirm the land is within an approved layout, and read the sports-facility commitments.
  • Check how the tower connects to the expressway and how far it is from the metro station.
  • Compare real listings. Examples on ADiHomes include ACE Arte, ATS Pristine and Antriksh Golf City. Each project's approval status is different.
  • Visit at peak hours and on a weekend. Talk to residents about maintenance, water and power.
