Where Sector 22 is and how it is laid out

Sector 22 is in Old Gurugram, the older, established part of the city. Apple Maps places it at roughly 28.503° N, 77.066° E. Portals describe it as sitting along Old Delhi-Gurgaon Road and split into Sector 22, 22A and 22B. One data site puts the sector at about 1.23 square km, so it is compact.

Straight-line distances listed by SquareYards are about 2 km to Sector 23, 3 km to Palam Vihar and 3.2 km to Udyog Vihar Phase IV. The same site says most homes here are builder floors and plotted homes, not large gated towers. Portals disagree on the PIN code (122015, 122017 and 122022 all appear), so confirm the correct one on any sale document.

These are portal estimates, so test the real drive at peak hours. Residents quoted on SquareYards mention traffic noise and a shortage of parking.

• Cyber City (Rapid Metro): about 2.5 km
• MG Road (Yellow Line): about 3.4 km

• Guru Dronacharya: about 4.5 km

An older 99acres listing gives larger figures, 5.7 to 7.5 km to the Yellow Line stations. Measure from the specific address you are considering. The same listing puts Palam Vihar railway station about 5.2 km away.

• Shopping and leisure: 99acres lists Sahara Mall, Ambience Mall and MGF Megacity within about 7 km. SquareYards names HUDA Market, Kingdom of Dreams and Leisure Valley as nearby. NoBroker mentions Tau Devi Lal Biodiversity Park in Sector 22A.

I could not find reliable, current public records on water, power, approvals or court cases specific to Sector 22. Treat these as items to verify yourself, not as clear or problem-free.

• Water: one listing for Ansal Continental Villas says supply is a mix of corporation water and borewell. Ask the society for recent bills and tanker use.
• Power: the same project's listings mention power backup. Ask what it covers, what it costs and how often cuts happen.
• Approvals and litigation: check the project on the Haryana RERA site. Ask for the sale deed history, completion or occupation certificate and any pending cases. I found no sourced reports of stalled projects in the sector, but absence of results is not proof.
• Day-to-day services: some residents on SquareYards complain about garbage collection and parking. These are individual opinions, not official findings.

The main project is the Gurugram Metro corridor from Millennium City Centre to Cyber City. Business Standard reports it is 28.5 km and being built in two phases. It would run through Old Gurugram, including Palam Vihar and Udyog Vihar, which are both close to Sector 22. I could not confirm a station inside Sector 22 itself.

• Phase 1 (Millennium City Centre to Sector 9): under construction, with completion scheduled for 2028 (Business Standard). It reports the state opted to acquire land under the 2013 Act in September 2026 after some owners refused to sell.
• Phase 2 (Sector 9 to Cyber City, 14.5 km, 14 stations): Haryana cleared a Rs 1,662 crore civil package, and the tender was expected in the first week of October 2026. I could not confirm it has been floated. The full corridor is targeted for 2029, and earlier sources gave earlier dates, so expect more slippage risk.

Further south, the Southern Peripheral Road elevated corridor is back at the planning stage. In June 2026 GMDA invited bids for a detailed project report on the 6 km Ghata Chowk to Vatika Chowk stretch (Swarajya). It has no construction date and is some distance from Sector 22.

It works for people who commute to Udyog Vihar or Cyber City, and for families who want schools and hospitals within a few kilometres. It is less suited to buyers who want a walk-to-metro home or a large, amenity-heavy township.

• Verify the exact distance to the nearest metro station and plan the daily commute.
• Check the project's RERA record, title and occupation certificate.
• Ask about parking, water source, power backup and maintenance charges.
• Do not buy on metro-completion dates alone. They have moved before.
• Visit at school-run and evening peak times.
