Sector 3 sits in the older, north-western part of Gurugram. Property portals place it in the Palam Vihar and Old Gurgaon belt. One listing site names neighbours such as Ashok Vihar, Ratan Vihar and Sector 105. It also calls the sector a mixed residential and commercial area.

Portals do not agree on the PIN code, and they label the area differently (Old Gurgaon, Palam Vihar, Gurugram North). Check the exact address and PIN on any paperwork before you rely on a listing. We could not find an official sector plan that describes the internal layout, so we are not describing it here.

Most housing is in gated apartment societies. Bestech Park View Residency, for example, is a completed society of 680 units on about 11 acres, according to a listing portal. The same portal puts the Dwarka Expressway about 1.5 km from Bestech Park View Residency. It puts Palam Vihar Road about 2.4 km away and Old Delhi–Gurgaon Road about 4.6 km away. These are project-level figures, so measure from the home you are considering.

The Dwarka Expressway is an operational 27.6 km road that runs from Mahipalpur to Kherki Daula. A 2026 guide says the airport tunnel section is open.

मेट्रो और रेल

Sector 3 has no metro station of its own, and no line runs through it today. For a nearby reference point (Sector 3A), a metro-distance site lists IFFCO Chowk at about 6.9 km and Millennium City Centre (HUDA City Centre) at about 7.2 km. Both are on the Yellow Line. Treat these as approximate, because we could not confirm the exact method or route behind them.

Gurgaon Junction railway station is roughly 5 km from the nearby New Palam Vihar area, according to 99acres.

Portals describe Indira Gandhi International Airport as easy to reach. We found no verified distance or drive time, so test the route at peak hours yourself.

Distances below come from portals and are approximate. They are measured from different reference points in Palam Vihar and New Palam Vihar.

• स्कूल: GEMS International School is listed in Block C2, Sector 3. Chiranjiv Bharati School and Swiss Cottage School are about 1 to 3 km away. The NorthCap University is about 1.8 to 2.8 km away, depending on the reference point. Delhi Public School, Sector 22 is listed at about 1.5 km from Palam Vihar.
• अस्पताल: Columbia Asia Hospital is about 2 km away. Metro Hospital and Heart Institute is listed between 1.1 and 3.5 km, depending on the source. Kalyan Hospital is a short distance from New Palam Vihar. Manipal and Park hospitals are within about 5 km.
• खरीदारी: Ansal Plaza is about 3.5 km away. The Sector 23 market and Conscient One Mall are about 5 km from New Palam Vihar.

Water is the main concern across Old Gurugram. In January 2026, a damaged GMDA pipeline left lakhs of residents in Old Gurugram without regular supply for five days. Tanker prices rose sharply in that period, the Tribune reported.

An earlier Tribune report on summer shortages named Palam Vihar among the areas with supply problems. It did not give a date we could confirm. A Newslaundry report from June 2026 covers the city's tail-end areas. It names other localities, not Sector 3.

Ask any society's RWA about summer supply, tanker spending, borewell use and water-treatment arrangements.

बिजली

Dakshin Haryana Bijli Vitran Nigam (DHBVN) is the distribution utility named in reports on Gurugram's water and power. We found no sector-specific outage data. Ask residents about outages and what backup the society provides.

We found no verified reports of litigation or stalled projects specific to Sector 3. That is not proof there are none, so search the Haryana RERA and court records for any project you consider.

Older completed societies may not carry a RERA number. One portal shows a RERA number as 'not available' for Bestech Park View Residency. Ask for the sale deed, occupancy certificate, approved plans and maintenance dues instead.

• Gurugram Metro (GMRL): This is a 28.5 km elevated line with 27 stations, from Millennium City Centre through Old Gurugram to Cyber City. It also has a 1.85 km spur towards the Dwarka Expressway. One 2026 guide lists Phase 1 as under construction and Phase 2 as in tendering. Another source says a civil contract for the viaduct and 14 stations (Millennium City Centre to Sector 9, plus the spur) was awarded in August 2025. We found no confirmed opening date. One portal says a station is planned at Palam Vihar, but we could not check this against official plans.
• Palam Vihar to Dwarka Sector 21 metro link: This is described only as a state proposal. It is not sanctioned.
• Water treatment: A fifth unit at the Chandu Budhera plant was slated for March 2026. It would add 100 MLD. We could not confirm that it has been commissioned. Earlier deadlines for the fourth unit slipped several times.

Sector 3 may suit buyers who want an established area, ready-to-move homes and access to the Dwarka Expressway. It is less suited to anyone who needs a metro station within walking distance today.
