Where Sector 24 is and how it is laid out

Sector 24 is the sector number portals use for DLF Phase 3 in Gurugram, Haryana. Listings place it next to DLF Cyber City, NH-48 and MG Road, close to the Delhi border. It is an established, mixed-use area. It has gated apartment complexes, low-rise homes in the DLF blocks, offices such as DLF Downtown, and the Ambience Island complex with Ambience Mall on NH-48. Nearby areas listed include Blocks S, T and U of DLF Phase 3, Garden Estate and Nathupur.

The "Golf Course Road" label is used loosely. Golf Course Road itself is an 8.3 km corridor from Bristol Chowk near Sector 26 to Sectors 55/56. Sector 24's practical road links are NH-48 and MG Road. Check the exact approach road for any flat you are considering. Do not confuse it with Golf Course Extension Road, which is a separate road further south.

NH-48 (the Delhi–Gurugram highway) and MG Road are the main routes. Traffic is a common complaint. Reviews of the area mention congestion at peak hours and on weekends. This is anecdotal, so test the commute at your own hours.

The sector is served by Rapid Metro, a fully elevated light metro that links to the Delhi Metro Yellow Line at Sikanderpur. Portal distance figures vary by where you stand in the sector:

• DLF Phase 3 station: about 0.8 km from Sector 24 in one listing.
• Moulsari Avenue: about 1.1 to 1.6 km.
• Belvedere Towers: about 2.4 to 3.5 km.
• Sikanderpur (Yellow Line interchange): about 2.7 to 4 km.
• Guru Dronacharya (Yellow Line): about 3 to 4 km.

The nearest mainline railway station listed is Gurgaon, about 13 km away.

American Montessori is listed about 3.5 km from Sector 24. Always confirm admission rules and catchments with the school.

अस्पताल: Narayana Hospital is listed about 0.5 km from DLF Phase 3, and RBS Hospital about 0.3 km from a DLF City Phase III project. Shri Ram Memorial Hospital is within the sector. Max Hospital and Paras Hospitals are listed at about 4 to 5 km.

खरीदारी: Ambience Mall opened in 2007 and has more than 250 outlets plus a multiplex. DLF CyberHub is about 1.5 km away. Sahara Mall and MGF Metropolitan Mall are listed within about 5 km.

Water and drainage: Residents' reviews describe round-the-clock water. The same reviews, and news reports, describe monsoon waterlogging in DLF Phase 3 and on Golf Course Road, with some underpasses affected. In one past monsoon, water entered low-lying houses in DLF Phases 1 and 3 and part of a roof collapsed at Ambience Mall. Ask about flooding history at the exact building, basement and parking level.

Power: Supply is by the state discom, Dakshin Haryana Bijli Vitran Nigam. News reports from heavy-rain days describe outages of several hours in parts of the city. Ask the society about backup power and how it is charged.

मंजूरियां: Check the project on the Haryana RERA portal (haryanarera.gov.in). Compare its registered details with what the seller shows you. Also ask for the sale deed, society maintenance records and any occupancy documents. Civic work in Gurugram is shared among GMDA, the Municipal Corporation and HSVP. Ask which body handles the roads, drains and sewers outside the property.

Litigation and stalled projects: I found no reports of stalled projects or active court cases specific to Sector 24. That is not proof there are none. Search court and RERA records under the builder's name and the specific plot before paying a booking amount.

• Gurugram Metro (GMRL): a 28.5 km, 27-station elevated loop from Millennium City Centre to Cyber City. Phase 1 (Millennium City Centre to Sector 9) is under construction. For the Sector 9 to Cyber City stretch, GMRL has invited bids for a civil package worth Rs 1,662 crore, per a report from about nine days ago. Reported opening dates range from mid-2027 to 2028, so treat any date as unconfirmed.
• Sector 56 to Panchgaon metro line: awaiting final approval, per the same report. It is a proposal, not a built project.
• Dwarka Expressway tunnel link: in July 2026 the Union Cabinet approved an 8.1 km tunnel from Dwarka Expressway to Nelson Mandela Marg in Delhi. It is a regional project and will not change local roads in Sector 24.

• Visit at peak hours and after rain to judge traffic and drainage.
• Confirm the project's RERA record and the title documents.
• Ask about maintenance charges, parking and backup power.
• Measure the real walking or driving distance to your nearest metro station.
