Where Sector 28 is and how it is laid out

Sector 28 is a residential sector in central Gurugram (Gurgaon), Haryana. It sits on the Mehrauli-Gurgaon Road side of Golf Course Road. One listing site names Sectors 17, 25, 29, DLF Phase 1 and DLF Phase 2 as its neighbours. Some listings place parts of the sector in the Chakkarpur area.

Golf Course Road is described in one overview as an 8.3 km, 16-lane, signal-free corridor that was rebuilt in a public-private project costing about ₹825 crore and opened to full traffic in 2017. That overview lists Sector 28 among the sectors it covers. Treat these figures as a secondary source and check them against official records if they matter to you.

The sector is reached from Golf Course Road, MG Road and NH-48 (the Delhi-Gurgaon Expressway). Peak-hour traffic on these roads is heavy, so test the commute yourself at your own working hours.

Listing sites give these approximate distances. Figures differ by a few hundred metres between sites, so check the exact route from the building you are considering.

• MG Road (Delhi Metro Yellow Line): about 1.5 to 1.7 km.
• Sikanderpur (Yellow Line and Rapid Metro interchange): about 1.8 to 1.9 km.
• IFFCO Chowk (Yellow Line): about 2.2 to 2.3 km.
• Phase 1 (Rapid Metro): about 2.4 to 3.2 km, depending on the source.

Rapid Metro is a separate, privately built light metro line. It opened in November 2013 and was extended along Golf Course Road in March 2017. Gurgaon railway station is roughly 11 km away by road.

Indira Gandhi International Airport is listed at about 11 to 15 km, depending on the source. One hotel listing nearby gives a drive of around 30 minutes. Actual time depends heavily on traffic.

Schools, hospitals and shopping nearby

The distances below come from property and travel listings. They are approximate and I could not verify them independently.

• अस्पताल: Lord Krishna Hospital (under 1 km by one listing), Sitaram Bhartia and Max Hospital (about 2 to 3 km), and Primamed in Chakkarpur. Larger names such as Fortis Memorial Research Institute, Paras and Narayana are listed at roughly 3 km or a little more.
• स्कूल: Listings mention Saraswati Public School and Ascent Public School within about 2.5 km. Presidium, Ridge Valley and Shri Ram Aravali are said to be under 5 km. Check admission rules and bus routes with each school directly.
• Shopping and daily needs: Sahara Mall and Mega Mall are very close (Sahara Mall is about 1.2 km on foot). DLF Galleria Market is about 1.3 km and Gurgaon Central Mall about 2 km away. HUDA market is listed at around 1.2 km.

DLF Cyber City is listed anywhere from about 2 km to 6 km away depending on the source, so measure it yourself.

Water supply and sewerage in most Gurugram sectors passed from HUDA to the Gurugram Metropolitan Development Authority (GMDA) after 2017. A Tribune report said city demand had crossed 650 million litres a day, against roughly 500 MLD supplied to the municipal corporation by GMDA. The same report said tankers were being bought at about ₹1,500. Another GMDA notice listed Sector 28 among areas hit by a planned 30-hour shutdown for pipeline work. Ask the society about borewell use, tanker spend and storage.

Power and drainage

The power utility is Dakshin Haryana Bijli Vitran Nigam. A 2018 Hindustan Times report said parts of Sectors 28 and 29 and Golf Course Road stayed waterlogged after heavy rain and that some areas had long power cuts. That is old, and I found no recent Sector 28-specific report. Ask residents how the block has fared in recent monsoons.

Approvals and litigation

I found no source on approvals, court cases or stalled projects specific to Sector 28, so I will not suggest there are none. Before paying, check the following:

• The title and mutation records.
• Whether an occupation certificate has been issued.
• Whether the project appears on the Haryana RERA website, where relevant.
• Pending dues or disputes with the municipal body or the society.

• Cyber City, Shankar Chowk: Per a report about two weeks old, NHAI gave in-principle approval on 1 October to a 600 m underpass and a 1.3 km flyover. DLF is to build them at an estimated ₹300 crore, and GMDA cleared the proposals the previous month. No completion date was given in the material I saw.
• AIT Chowk underpass (Golf Course Road, Sectors 53 to 56): The Tribune reported that GMDA had proposed this, but it was yet to be approved at that time. The report is undated, so check the current status.
• Golf Course Extension Road: On 3 May 2026 the Tribune reported that GMDA was preparing an eight-lane upgrade with drains and footpaths. This is the southern extension, not Sector 28 itself. A separate flyover or underpass decision there was still pending in an earlier report.
• Gurugram Metro (GMRL): Phase 1 is under construction. A ghar.tv overview puts it at 15.2 km from Millennium City Centre to Sector 9, with a mid-2027 target for a wider loop. Metro Rail News reported in October 2026 that a Sector 9 to Cyber City tender had been invited, and that a 2.2 km stretch was delayed by utility shifting, with clearance set for November 2026. I found no station planned in Sector 28. Timelines have slipped before and may again.

• Visit at peak hours and after rain to judge traffic, noise and drainage.
• Ask for the water source, backup power and maintenance charges in writing.
• Verify title, the occupation certificate and the carpet area.
• Compare ages of buildings, since several ready-to-move options are older stock. Check structural condition and lift and fire safety.
• Confirm the distance to your metro station on foot, not by map pin.
