Sector 54, Golf Course Road: property prices, projects and homes

Sector 54 sits on Golf Course Road in Gurugram, in an older, mostly built-out part of the city. This guide covers what a buyer can check on the ground and what is still uncertain. It uses published sources and ADiHomes listing data only.

The sector lies between Sectors 53 and 55 and borders DLF Phase 5 and Suncity. Sources place the Aravalli foothills on its eastern side. Golf Course Road is a 16-lane road that runs through it.

Housing is mostly high-rise apartments and builder floors, with a few plots. Offices and retail sit along the same road. Paras Twin Towers and One Horizon Centre are examples.

Listings give two pin codes, 122002 and 122009. Use the address on the sale documents, not a portal's pin code.

On ADiHomes as of October 2026: there are 13 live projects in Sector 54. The median asking price is ₹16,941 per sq ft, taken from 8 properties. Twelve projects are ready to move and one is under construction. Eight properties is a small sample, so treat the median as a guide only. Individual buildings differ.

सड़कें

Golf Course Road links to MG Road and NH-48 to the north. Its southern end joins Golf Course Extension Road. One source puts DLF Cyber City at about 9 km by road. Resident reviews describe heavy traffic at peak hours, so test your own commute.

मेट्रो

• Sector 54 Chowk (Rapid Metro): about 0.5 to 0.65 km from the sector, depending on the source. It opened in 2017.
• Sector 53-54 (Rapid Metro): roughly 0.8 km by one estimate.
• Sikanderpur: about 3.5 km. The Rapid Metro connects here to the Delhi Metro Yellow Line.

Sector 55-56 is the Rapid Metro's current southern end. Distances are approximate and vary by tower, so walk the route yourself.

Portals and developer pages quote about 30 minutes to Delhi's IGI Airport. That is a drive time, not a fixed figure, and it changes with traffic.

• स्कूल: Suncity School is inside the sector. The Shri Ram School (Aravali) and Lancers International are quoted as within about 5 km. IILM University is also in the belt.
• अस्पताल: Paras Hospital is listed at Paras Twin Towers on Golf Course Road, Sector 54. Marengo Asia and Arunodaya Deseret Eye Hospital serve the corridor. Max and Fortis are described as reachable within the wider area.
• खरीदारी: Central Plaza Mall is in the sector and One Horizon Centre has ground-floor retail. South Point Mall is about 1 km away by one listing. Ardee Mall is quoted within about 5 km.

Waterlogging. Civic reports have repeatedly named Golf Course Road as a waterlogging spot. One report said runoff from Aravalli creeks near Sectors 26, 42, 54 and 56 was a main cause. The Gurugram Metropolitan Development Authority (GMDA) has also said its check dams helped keep the road from flooding. Ask residents about the monsoon in the specific tower or lane you are considering.

Power. Reports of city-wide outages in heavy rain name Dakshin Haryana Bijli Vitran Nigam as the utility. I found no sector-specific data. Ask the society about backup power and outage history.

Water. I could not find a reliable source on water supply or quality in Sector 54. Ask the resident welfare association (RWA) or the builder-run maintenance team how water is supplied and whether the building uses tankers or borewells.

Approvals and litigation. I found no sourced reports of stalled projects or court cases specific to Sector 54. That is not proof that none exist. Check each building's occupancy certificate, and check HRERA registration if the project is new. Also check the title and any court cases against the seller and the builder.

• Golf Course Extension Road widening: a Tribune report of 3 May 2026 says GMDA plans to widen this road to eight lanes, with drainage, footpaths and street lighting. It said the tender was complete and ground work was scheduled. Confirm current progress with GMDA. This road lies south of the sector, not in it.
• Southern Peripheral Road elevated corridor: a recent report says GMDA floated a tender for a 4.2 km elevated stretch between NH-48 and Vatika Chowk, at about ₹755 crore. I found no confirmation that the work has been awarded or started.
• New metro corridor from Golf Course Extension Road: sources conflict. One real-estate blog reports a 13.6 km line approved by the Haryana Mass Rapid Transport Corporation (HMRTC). Another mentions a proposed 28.5 km corridor. I found no official confirmation, so treat it as unconfirmed.

Sector 54 suits buyers who want an established area with a metro stop, offices, schools and hospitals close by. It mostly offers ready-to-move homes, so you can inspect what you buy. This is also reflected in the ADiHomes mix, where 12 of 13 projects are ready to move.
