Sector 76 at a glance

Sector 76 is in Neharpar, also called Greater Faridabad. This is the newer belt of Sectors 66 to 89 between the Agra Canal and the Yamuna. Sectors 66 to 74 are industrial, and Sectors 75 to 89 are residential. Sector 76 sits on the residential side.

Listing sites place Sector 76 next to Sectors 75, 77 and 78. They also describe it as lying alongside NH-148NA, the DND–Faridabad–KMP road. Some sources mention the neighbouring industrial Sectors 72 to 74 and the villages of Neemka and Mortzapur. Maps and descriptions differ a little, so check the exact plot or tower location on a map.

Pin codes are inconsistent across portals (121004, 121006 and 121007 all appear). Confirm the correct one on the sale papers.

Housing here is mostly group housing and builder floors. Plotted colonies are also marketed under the BPTP Parklands name. HRERA lists The Select Premia at Sector 76 under HSVP land, in Tigaon tehsil.

सड़कें

NH-148NA is a 59 km, six-lane, access-controlled corridor. It links Delhi, Noida, Faridabad and the KMP Expressway. Its Faridabad sections were reported complete in February 2023 and November 2024. Listing sites put the sector close to this road, but the exact distance depends on the project.

The nearest Delhi Metro stations are on the Violet Line. Listing data gives these approximate distances. They are portal estimates, not road measurements:

• Escorts Mujesar: about 5 to 6.5 km
• Bata Chowk: about 6.8 km
• Sant Surdas (Sihi): about 7.4 km

The Violet Line runs from Kashmere Gate to Raja Nahar Singh (Ballabhgarh). For trains, Faridabad New Town is about 7.5 km away and Faridabad station about 10.6 km, per the same listing data. Ballabhgarh is also quoted at about 7 km. Most residents will need a car, auto or e-rickshaw to reach a station.

Indira Gandhi International Airport is quoted at about 42 km via NH-148NA. Noida International Airport at Jewar is being linked to Faridabad by a new expressway (see below). I could not confirm its operating status or a reliable distance, so check before relying on it.

• स्कूल: Kalka Public School and Little Lords Play School are listed about 0.4 km away. Other listed names include DPS Greater Faridabad in Sector 78 (about 1.8 km), Lotus Valley International School in Sector 75 (about 1.3 km) and Modern Delhi Public School in Sector 87. Narayana e-Techno School is listed nearby.
• अस्पताल: Sarvodaya Hospital is the most-named option. Portals put it between 1 and 4 km away. Arsh Hospital is about 3.6 km. Amrita Hospital, a large facility opened in August 2022, is in Greater Faridabad. I have no confirmed distance for it.
• खरीदारी: The Next Door Mall is about 0.7 km away. Omaxe World Street, the area's large shopping complex, is about 4 km away.

Water, sewage and power

Greater Faridabad has a record of civic gaps. In 2024, The Tribune reported that the FMDA said 60 of about 90 societies had water connections. Residents' groups said supply quality and reliability were poor, and many societies relied on borewells. The FMDA also runs a tanker service for areas where pipelines have not reached.

A recent trade article says infrastructure complaints in Parklands colonies, covering water, sewage, individual power connections and municipal handover, continued into 2026. It also says a state committee on Faridabad colony infrastructure was formed in August 2026, with no public outcome reported by early October. I could not verify this independently.

Ask each society for the current water source, TDS readings, sewer connection status and electricity connection papers. Ask the RWA too.

Approvals and litigation

Check each project's HRERA registration on the Haryana RERA site. One portal lists HRERA-PKL-FBD-584-2024 for The Select Premia. Verify it yourself.

For plotted buyers, an investor review notes that the HRERA registration named BPTP Parklands covers Sectors 82 to 89. It says Sectors 75, 76, 77, 80 and 81 fall outside that registration. Ask which licence and RERA number cover your plot.

I found no verified stalled project in Sector 76 itself. Reports describe pending HRERA matters in other nearby sectors. Search the HRERA complaints list under your builder's name.

• Faridabad–Jewar expressway: A 31 km six-lane link from the Delhi–Mumbai corridor at Faridabad to Jewar airport got Union cabinet approval in 2026, per news reports. Reported costs differ between sources. A Square Yards article from August 2026 says NHAI flagged about 75% of the work as pending, a cost rise of around ₹800 crore, and a delay of at least 18 months. Treat the timeline as uncertain.
• DND–Faridabad–KMP highway: The Union roads minister inspected this project recently. Check NHAI for the current opening status of each section.

Sector 76 may suit buyers who want a newer, planned sector with highway access and are comfortable with a developing area. It is less suited to anyone who needs reliable municipal services, a metro station within walking distance, or a finished neighbourhood from day one.

• Check the HRERA number and the promised possession date. Confirm that the approved plans match what you are being sold.
• Get written confirmation of the water, sewer and power connections.
• Visit at peak hours and during rain to test traffic and drainage.
• Ask the RWA about maintenance charges and any disputes.
