Sector 80, Neharpar (Greater Faridabad): property prices, projects and homes

Sector 80 sits in Neharpar, also called Greater Faridabad, on the southern side of Faridabad in Haryana. This guide covers the road and metro links, nearby facilities, civic problems that have been reported, and what to check before you buy. Distances are approximate and come from property-portal listings. Check them on the ground.

Neharpar covers Sectors 66 to 89. Sectors 66 to 74 are industrial and Sectors 75 to 89 are residential, so Sector 80 is a residential sector. A portal listing places it near Sectors 75 and 81, along the Faridabad Bypass Road (NH-148NA).

Portals describe it as low-density, with a mix of group housing and plotted development. Treat that as a general picture. Layouts and construction quality differ a lot between projects.

On ADiHomes as of October 2026, Sector 80 has 6 live projects. Five are ready to move and one is under construction. The Faridabad Bypass Road is the main road link. The Delhi–Faridabad Skyway has an exit on the Bypass Road that serves Greater Faridabad, according to its Wikipedia exit list. Local roads inside the wider Neharpar belt have drawn resident complaints about damage (see civic matters below).

Sector 80 has no metro station of its own. The nearest Delhi Metro Violet Line stations are on the Mathura Road side. Approximate distances from a 99acres listing:

• Bata Chowk: about 4.5 km
• Neelam Chowk Ajronda: about 5.3 km
• Sant Surdas (Sihi): about 5.8 km
• Escorts Mujesar: about 6.2 km
• Old Faridabad: about 7.8 km

The Violet Line reached Escorts Mujesar on 6 September 2015 and Raja Nahar Singh (Ballabhgarh) on 19 November 2018, per Wikipedia. For trains, the same listing gives Faridabad New Town station at about 5.8 km and Faridabad station at about 8.2 km. You will need a car, auto or feeder to reach any of these.

One portal puts Indira Gandhi International Airport about 35 km from Neharpar, measured to the area in general rather than to Sector 80. Noida International Airport at Jewar began commercial flights on 15 June 2026, according to FTN News. It is a newer option, and I could not verify a driving time from Sector 80.

स्कूल: Portal listings name Delhi Public School and DC Model schools among the options around the sector. I could not confirm exact distances, so check the commute yourself.

अस्पताल: The same listing shows Sarvodaya Hospital about 2.4 km away and ARSH Hospital about 2.6 km away. ESIC Medical College and Hospital is about 8 km away.

खरीदारी: Edleco Mall and SRS Multiplex are listed at the Bata Chowk metro exits, which is the nearest station. Omaxe World Street is named as a Neharpar mall in a property listing. I could not verify a distance from Sector 80.

Water and sewage

The Tribune has reported repeatedly on Greater Faridabad's water and sewage problems. Its reports include societies relying on borewells and private suppliers, poor water quality (high TDS) and sewer lines that are not working. Some of those reports are a few years old, and FMDA has since taken over bulk water supply and major sewer lines. Ask each society what it gets today.

Power and maintenance

Inventiva, a news site, reported residents' protests in 2025 and 2026 in BPTP-developed colonies in Sectors 75 to 89. The complaints included sewage overflow, irregular water, power cuts and disputed maintenance and road-repair charges. The same coverage says BPTP has denied levying unjustified charges. It also reports pending HRERA matters and resident complaints about electricity and maintenance at Discovery Park. These are media reports, not court findings, so read the primary documents.

• Ansal Crown Heights: A consumer commission order in 2022 found unjustified delay in handing over flats. In March 2025, Impressive Times reported that possession letters were issued for the first phase (towers 7 to 10). It said the second phase was before the NCLT and that an occupancy certificate application was pending. I could not confirm the current status.
• BPTP: Inventiva reports that the CBI registered an FIR against BPTP Ltd on 8 April 2026. It also reports that the RBI compounded a foreign-exchange contravention on 17 September 2026. It says a state committee on Faridabad colony infrastructure was formed in August 2026, with no public outcome by early October. These matters are developing, so check the latest before relying on any of it.

For any project, check the licence, the Haryana RERA registration and whether it is current, and the occupancy certificate. Also check whether registration of your unit is possible, as the Ansal report suggests it can be held up.

• FNG Expressway (56 km): Wikipedia lists it as under construction. A 99acres article, undated but about 17 months old, put the Faridabad stretch at 2027. A recent review says completion remains unconfirmed. Treat any date as uncertain.
• Metro into Neharpar: The Tribune reported that extending the metro to Neharpar was "on the cards". A recent review says it appears only in the Master Plan 2031, with no confirmed start date. Do not buy on the expectation of a metro station.
• Water and sewage: Impressive Times reported a Rs 773.24 crore FMDA budget in May 2025. It included directions for a 45 MLD sewage treatment plant at Badshahpur. A Tribune report describes a larger plan for new Ranney wells and tubewells, with a target of 700 MLD within six years. Delivery dates are not confirmed.

Sector 80 suits buyers who want a newer, less crowded sector and can live with a drive to the metro. It may also suit people who work in south Faridabad or the nearby industrial belt. It is less suited to anyone who needs a walkable station, or to those who cannot tolerate uncertainty over civic services.

• Visit at different times of day and in the rains. Ask residents about water, power and drainage.
• Ask for the water and electricity connection papers, and the maintenance and development charge history.
• Verify the RERA registration, licence and occupancy certificate.
• Ask whether the project has a case before RERA, a consumer commission or the NCLT.
• Compare ready-to-move and under-construction options on the flats for sale in Sector 80 page. Get current prices from the listing or the developer, because this guide does not quote any.
