Where Sector 82 is and how it is laid out

Sector 82 is in Neharpar, also called Greater Faridabad. This is the newer part of Faridabad, made up of Sectors 66 to 89. Sectors 66 to 74 are industrial, and Sectors 75 to 89 are residential.

Listing sites place Sector 82 next to Sectors 81, 83 and 85, and some also name Sector 84. Check the exact boundary on a sector map before you buy. Sources also disagree on the PIN code: they give 121002, 121004 and 121007. Confirm the right one for your address before you use it on any paperwork.

The sector is mostly group-housing societies and builder floors. Several developers' plotted colonies are spread across the surrounding sectors. As of October 2026, 5 projects are live on ADiHomes, and all 5 are ready to move. They include SPR Imperial Signature, SPR Imperial Estate, Auric City Homes, BPTP Park Grandeura and Puri Pranayam. You can browse them under new projects in Sector 82.

A NoBroker locality page for BPTP Park Grandeura lists BPTP Bridge Road, Kheri Road and the Faridabad Bypass Road as the main links. A second NoBroker page also names NH-148NA. Residents reviewing the sector on 99acres mention frequent traffic jams. That is a small sample of 18 reviews, so treat it as a hint, not a measurement.

There is no metro station inside Neharpar today. The nearest stations are on the Delhi Metro Violet Line. NoBroker puts Bata Chowk at about 6 km, Neelam Chowk Ajronda at about 6 to 6.5 km और Escorts Mujesar at about 7 km. Treat these as approximate road distances. Bata Chowk and Escorts Mujesar both opened on 6 September 2015.

The same NoBroker page gives about a 20-minute drive to Faridabad railway station. Buyers who commute should expect to rely on a car, cab or auto for the first stretch. 99acres reviewers list poor public transport as a drawback.

I could not find a reliable, sourced driving distance from Sector 82 to any airport, so I have not given one. Check it on a map at your usual travel hour.

Square Yards lists St Mary School at about 0.3 km और Delhi Public School at about 0.8 km. It also names Shri Ram Millennium School and Millennium World School in the wider area. Other well-known Neharpar schools include Modern DPS in Sector 87 and G.D. Goenka Public School in Sector 89, according to Uniapply's school listing. Fees and admission rules change each year, so ask each school directly.

For healthcare, NoBroker names Accord Superspeciality Hospital as a regular choice for residents. Neharpar also has Amrita Hospital, which opened on 28 August 2022 and is described as having more than 2,600 beds. I did not find a sourced distance for either hospital.

Omaxe World Street is the main retail and dining complex in the area. Both NoBroker and Wikipedia mention it. No sourced distance was available, so measure it from the project you are considering.

Water and sewage

This is the main area of concern in Greater Faridabad. In April 2024 The Tribune reported that nearly 70 per cent of societies still lacked drinking water connections. A residents' association said only 20 to 25 societies were receiving water, and that it was of poor quality (high TDS). An HSVP engineer said sewage connections had been given to all compliant societies, with discharge going to a treatment plant at Badshahpur village.

These reports are from 2022 to 2024 and may be out of date. Ask the society's resident welfare association (RWA) for the current position. Ask whether the building has an authorised water connection, and what it spends on tankers and borewells.

बिजली

A 2022 Tribune report quoted resident leaders saying Greater Faridabad had no power substation or fire station. I could not find an update. Ask the society about its power backup and its transformer or load arrangements.

I found no source for a stalled project inside Sector 82 itself. The wider area has had disputes. An NGT order covered sewage dumped by Neharpar societies. A recent report also describes a lapsed RERA registration and pending buyer complaints at a different project, Discovery Park in Sector 80. Those are allegations in a media report, and I have not verified them.

For any project, look up the HRERA registration on the Haryana RERA site. Read the occupancy certificate, the licence details and any orders against the developer or the project.

The main item is a proposed Gurugram–Faridabad–Greater Noida Namo Bharat corridor. In March 2026, Swarajya reported that Haryana had approved the alignment. Ten metro stations in Faridabad were being added to the detailed project report. The list included Bata Chowk and points near Sectors 81-82. Another report names the Faridabad stations differently, so the exact siting is not settled.

This is a planning-stage project. I found no construction start or opening date, so do not price a purchase around it.

99acres lists a flyover near BPTP Bridge and sewer-line expansion. I could not confirm either with an official or dated source.

Sector 82 may suit buyers who want a newer, planned sector with schools and a large mall close by. It is a better fit for people who drive, or who can accept a short ride to the metro.

It suits less well anyone who needs a short, public-transport-only commute. The same goes for anyone unwilling to accept uncertain water and sewage service.

• Visit at peak hours to test the commute, the traffic and the water pressure.
• Ask for the water and sewer connection papers, and the electricity load sanction.
• Verify the HRERA registration, occupancy certificate and maintenance terms.
• Talk to current residents or the RWA about summer water supply and monsoon waterlogging.
• Compare options in flats for sale in Sector 82, such as SPR Imperial Signature, BPTP Park Grandeura और Puri Pranayam. Check each one's documents yourself.
