About Coimbatore
Overview
Coimbatore is a city in western Tamil Nadu, on the Noyyal river and close to the Western Ghats and the Kerala border at the Palakkad Gap. The 2011 Census counted about 1.6 million people in the city and 2.1 million in the urban agglomeration. The Coimbatore City Municipal Corporation runs the city through five zones (East, West, North, South and Central). Planning approvals sit with the Coimbatore Local Planning Authority, set up in 1974 under the Tamil Nadu Town and Country Planning Act, 1971 and chaired by the District Collector. The corporation's own role in planning is limited, according to its website.
The city's economy rests on textiles, engineering, auto components, pumps and wet grinders, with a growing IT and services sector around Saravanampatti and the TIDEL Park. Residential choices include older central neighbourhoods such as R.S. Puram and Saibaba Colony, the airport and college belt around Peelamedu, industrial-side areas such as Singanallur and Kurichi, and the faster-growing north and north-east including Saravanampatti. We could not find a single official guide that ranks these areas, so judge each one on the ground.
The current master plan was approved in 1994 and reviewed in 2011. Zoning is changed in small steps by government order, so always check the zone of a particular plot rather than assuming it from the area name.
Connectivity
| Link | Details |
|---|---|
| Coimbatore International Airport | Peelamedu, about 10 km from the centre; one 2,990 m runway; direct flights to Delhi, Mumbai, Bengaluru and some Gulf and Singapore destinations; about 3.4 million passengers in 2025-26 |
| Rail | Coimbatore Junction is the busiest station; Coimbatore North and Podanur junctions also serve the city |
| Bus terminals | Gandhipuram Central, Ukkadam, Singanallur and Saibaba Colony |
| Avinashi Road | Main east-west corridor to the airport, Peelamedu and Tiruppur; a 10 km elevated expressway from Uppilipalayam to Goldwins opened in October 2025 |
There is no metro. Tamil Nadu has planned two Phase 1 corridors, one from Ukkadam to Neelambur by way of the airport (about 20 km) and one from the railway junction to Valiyampalayam Pirivu (about 14 km). According to Wikipedia, the Union government returned the Coimbatore and Madurai proposals in 2025, citing a population below 20 lakh. We found no 2026 report of a fresh approval, so treat metro as not yet funded or under construction.
Daily travel is by road and city bus. Traffic is heaviest on Avinashi Road, Trichy Road and around Gandhipuram. The old Uppilipalayam flyover was reported to need widening, with work yet to begin at the time of one report.
Schools, colleges, hospitals and shopping
Coimbatore is a large education centre. Tamil Nadu Agricultural University and Bharathiar University are both based here, along with Amrita Vishwa Vidyapeetham, PSG College of Technology, Kumaraguru College of Technology and Coimbatore Institute of Technology. Wikipedia notes that the city's engineering colleges produce about 50,000 engineers a year. School options include CBSE, ICSE and state board schools; we recommend verifying admission rules directly.
| Type | Examples |
|---|---|
| Private hospitals | PSG Hospitals (Peelamedu), Kovai Medical Center and Hospital, Ganga Hospital (Mettupalayam Road, Saibaba Colony) |
| Government hospitals | Coimbatore Medical College Hospital, Government ESI Medical College and Hospital |
| Malls | Brookefields (Brooke Bond Road), Prozone Mall (near Saravanampatti), Fun Republic (Avinashi Road) |
The shopping streets around Gandhipuram, Oppanakara Street and Town Hall remain busy for everyday purchases, while the malls above are used for cinema and brands.
Parents and students should note that colleges and hospitals cluster in a few places, mainly Peelamedu and the Mettupalayam Road corridor. Homes close to these tend to suit households that depend on them daily. Check actual travel times rather than distance on a map.
Property market on ADiHomes
ADiHomes has no live listings or projects in Coimbatore yet (as of October 2026). You can still browse new projects in Coimbatore and flats for sale in Coimbatore to see when listings appear.
From public sources, the city has apartment blocks and gated communities on the main roads, independent houses and villas in older neighbourhoods, and approved plotted layouts on the edges. Residential use is the largest category of developed land in the master plan area, according to the corporation's website. We give no prices here because we have no ADiHomes data for the city.
Civic matters
Water
The city has drawn water from the Siruvani and Pilloor schemes. Siruvani flows by gravity and Pilloor is pumped. The Pillur-III scheme, commissioned in 2024 at a reported cost of Rs 779 crore, supplies about 178 MLD, and a July 2026 report said it was being handed over to the corporation. A Rs 646.71 crore project for 24x7 supply to all 60 wards was reported to be near launch in February 2026. We could not confirm that it has launched. Older reports described a leaky distribution network and supply gaps, so ask residents of a given street how often water arrives.
Sewage and lakes
Treatment is a concern. A summary citing a 2021 central government report said only about 22.6 percent of wastewater generated was effectively treated. Singanallur Lake and the Noyyal downstream of the city have been documented as polluted, and recent news described toxic foam in the Noyyal in the Coimbatore district. Avoid buying very close to polluted water bodies without checking the smell, drainage and water quality.
Flooding and approvals
Annual rainfall is about 600 mm, far lower than in Chennai. We found no major flood record for the city in our search, but did not look street by street. Check local low-lying spots near tanks and the Noyyal. Layouts should have Local Planning Authority or DTCP approval. We did not find a list of stalled or NCLT projects in the city.
Infrastructure underway or planned
- Airport expansion: a master plan of about Rs 2,200 crore was reported to have received NITI Aayog approval in September 2026 and awaited Union Cabinet clearance. Reports say about 627 acres have been handed to the Airports Authority of India and the runway would be lengthened, though sources differ on the final length. Full works would take about three years after they begin.
- Coimbatore Metro: proposed, not approved by the Centre as of the sources we found.
- GD Naidu Elevated Expressway on Avinashi Road: open since October 2025; one ramp near PRS Grounds was reported pending over a legal dispute.
- Pillur-III handover and the 24x7 water project: in progress per 2026 reports.
Expansion news should be read with care. A master plan that awaits Cabinet approval is not a funded project, and dates in reports have slipped before. Do not pay extra for a home on the strength of an announcement alone. Wait for sanctioned orders, start of works and published timelines.
Pros and cons
Pros
- Mild climate and low rainfall compared with coastal cities.
- Strong industry, colleges and hospitals for a mid-sized city.
- Own airport with expansion in the pipeline.
- Traffic relief on Avinashi Road from the elevated expressway.
Cons
- No metro and heavy dependence on roads.
- Pollution of the Noyyal and city lakes; low wastewater treatment.
- Water distribution has been uneven.
- Master plan dates from 1994; zoning changes are piecemeal.
Weigh these points against your own priorities. Someone working in Saravanampatti may care mostly about the north-east road network, while a family near Peelamedu may value the college and hospital cluster more than anything else.
Who it suits
Coimbatore suits families who want a calmer city with good education and healthcare, professionals in engineering, textiles and IT, and retirees who like the climate. It is less suited to those who need metro-style commuting or who want to be certain about municipal services on the city edge.
Pre-purchase checklist
- Search the project on the Tamil Nadu RERA portal (rera.tn.gov.in) and check registration number, completion date and promoter.
- Confirm Local Planning Authority or DTCP approval, the zone of the plot and the title chain.
- Get an encumbrance certificate and check for court cases.
- Ask how water is supplied: corporation line, borewell or tanker.
- Check the sewage connection and distance from polluted tanks or the Noyyal.
- Test the commute on weekday peak hours, especially on Avinashi Road.
- Have a lawyer read the sale agreement before you pay an advance.
