About Chennai

Overview

Chennai is the capital of Tamil Nadu and the largest city on India's south-east coast. The Greater Chennai Corporation runs the city proper, which covers about 426 sq km across 200 wards. The wider Chennai Metropolitan Area, about 1,189 sq km, is planned by the Chennai Metropolitan Development Authority (CMDA). The 2011 Census counted roughly 6.7 million people in the city and 8.7 million in the metropolitan area.

Housing is spread over several distinct belts. Anna Nagar, Adyar and T. Nagar are older, established residential areas. Velachery, Pallikaranai and the Old Mahabalipuram Road (OMR) IT corridor grew around office parks. Porur, Poonamallee and Ambattur are growing in the west. Tambaram, Chromepet and Guduvanchery serve the south, with suburban rail as the main link. Property in the city can be bought in all of these belts, so location choice matters more than the city label.

The CMDA is preparing a Third Master Plan for 2027 to 2046. Reports said it would be released in early 2026, but we could not confirm that a final plan has been published, so check CMDA directly.

Connectivity

Chennai Metro Phase 1 has two lines, Blue and Green, running about 54 km with 41 stations. Chennai Central and Egmore are metro interchanges with the main railway terminals. The Blue Line connects the airport with Little Mount, the city centre and Washermanpet. The Green Line links Central with Koyambedu and St. Thomas Mount.

Phase 2 has started to open. Reports say a 14.6 km section of the Yellow Line between Poonamallee Bypass and Vadapalani, via Porur, opened on 11 October 2026 with 11 stations, and that other Phase 2 sections are still under construction. Final fares and timings should be checked with Chennai Metro Rail before you rely on them.

Chennai Central and EgmoreMetro interchanges; long-distance and suburban trains
TambaramAbout 25 to 27 km from Central and Egmore by suburban rail; no metro station yet
Kilambakkam bus terminusSouthbound long-distance buses since 30 December 2023; about 35 km from the centre
KoyambeduWestbound buses; Green Line metro

The suburban rail network and the MRTS serve the south and west. The OMR corridor has no metro yet and depends on roads and buses, so commutes there vary widely at peak hours. Parandur, the planned second airport, was reported dropped by the state government in August 2026. The state said it will look for another site and develop a Terminal 5 at the existing airport.

Schools, colleges, hospitals and shopping

Chennai is a major education centre. Well-known institutions include IIT Madras (Guindy), Anna University, the University of Madras, Loyola College, Madras Christian College (Tambaram) and Presidency College. Many school boards are available across the city, including CBSE, ICSE and Tamil Nadu state board. Check admissions and fees with each school directly.

Distances matter more than names. A school or hospital that looks close on a map can take a long time to reach at peak hours, especially on OMR and in the west. Visit the area on a weekday morning and evening before you decide. Phoenix Marketcity in Velachery and VR Chennai in Anna Nagar West are among the larger malls, and neighbourhood markets in T. Nagar and Purasawalkam remain busy shopping streets.

Property market on ADiHomes

ADiHomes has no live listings or projects in Chennai yet (as of October 2026). You can still use our pages for new projects in Chennai and flats for sale in Chennai to see when listings appear.

Based on public sources, the city has apartments in gated communities along OMR and in the west, older low-rise apartment buildings and independent houses in central areas, and plotted layouts on the outskirts. We do not quote prices here because we have no ADiHomes data for the city. Treat price tables in developer blogs with caution, as they differ widely.

Civic matters

Civic conditions differ sharply by neighbourhood. Older central areas have established water and sewer lines, while fast-growing fringes may rely on tankers, borewells and private sewage treatment plants for several years. Ask the seller what the building actually uses today, not what is planned.

Water

Chennai has no perennial river. Supply depends on reservoirs (Poondi, Puzhal, Cholavaram, Chembarambakkam, Kannankottai-Thervoy Kandigai) and desalination. Reports put current desalination capacity around 360 MLD, with a 400 MLD plant at Perur under construction. Completion dates in reports range from early 2027 to October 2027. Reservoir levels vary sharply from year to year; they were reported about 93 percent full in December 2025.

Flooding

Low-lying south Chennai is the most documented problem. Cyclone Michaung in December 2023 left Velachery, Pallikaranai, Madipakkam, Adyar and Thiruvanmiyur waterlogged for days. An Anna University study listed Mambalam, Kodambakkam, Adyar, Nungambakkam, Meenambakkam, Velachery and Pallikaranai as high-risk. Floods in 2015 killed 269 people. Ask about water-logging history on the exact street, and check ground-floor and basement parking.

Approvals

Projects in the metropolitan area need CMDA planning permission and TNRERA registration. We did not find a single list of stalled projects, so check each project's litigation and RERA status yourself.

Infrastructure underway or planned

  • Chennai Metro Phase 2: the Poonamallee to Vadapalani section opened on 11 October 2026 per reports; the remaining sections are under construction.
  • Perur desalination plant (400 MLD): under construction; reported completion between February and October 2027.
  • Third Master Plan 2027 to 2046: in preparation by CMDA; release not confirmed.
  • Airport: Parandur reported cancelled in August 2026; Terminal 5 at the existing airport is the stated near-term plan; alternative site not yet announced.
  • A Blue Line extension toward Kilambakkam is proposed, not under construction as far as we could confirm.

Pros and cons

Pros

  • Large jobs base across IT, manufacturing, health and education.
  • Metro, suburban rail, airport and bus terminals, with the metro still growing.
  • Strong schools, colleges and hospitals.
  • Many price and size options across different belts.

Cons

  • Monsoon flooding in parts of the south, especially Velachery and Pallikaranai.
  • Water supply is monsoon-dependent.
  • OMR and the southern suburbs are heavily road-dependent.
  • Plans for the new airport and master plan remain unclear.

These lists are a starting point. A good home in a flood-prone area can still be a poor purchase, and a modest flat on higher ground near a metro station can be a good one. Weigh the daily commute, the monsoon record of the street and the quality of the building together rather than looking at a single factor.

Who it suits

Chennai suits salaried professionals, families who want good schools and hospitals, and buyers who want a big job market. Those commuting by metro should look near the lines. Those working on OMR should test the commute at peak hours before choosing a home. Buyers who are flood-averse should avoid low-lying, water-logged streets and check upper floors.

Pre-purchase checklist

Chennai buyers are well served by a public RERA portal, but the portal only helps if you read the entry. Use this list before you pay any booking amount.

  • Search the project on the TNRERA portal (rera.tn.gov.in) and confirm registration, completion date and promoter details.
  • Check CMDA or DTCP approval, title chain and encumbrance certificate.
  • Ask neighbours and the association about flooding in 2015 and 2023.
  • Confirm the water source (Metro Water, borewell or tanker) and the sewage connection.
  • Test the commute to work and to schools at peak hours.
  • Check for court cases against the builder or land.
  • Read the agreement and have a lawyer review it.
  • Ask for the occupancy certificate for ready homes, and the sanctioned plan for under-construction ones.
  • Visit during heavy rain if you can, or ask residents how the street coped.
