About Salem
Salem at a glance
Salem is a city in the western part of Tamil Nadu, in the Kongu region, set between the Kalrayan and Pachaimalai hills of the Eastern Ghats. It lies on the Thirumanimutharu river at roughly 278 metres above sea level and is the administrative seat of Salem district. The 2011 census counted about 829,000 people inside the municipal corporation limits, which cover around 91 square kilometres, making it one of the larger cities in the state.
Civic services are run by the Salem City Municipal Corporation, set up in 1994. Planning for the wider urban area sits with a local planning body; sources we found disagree on whether it is called the Salem Urban Development Authority or the Local Planning Authority, so confirm the current name with the Directorate of Town and Country Planning before relying on a layout approval. The city is also an industrial centre, known for the SAIL Salem Steel Plant, stainless steel, handloom and silk textiles, sago processing and magnesite.
Well-known localities include Fort, Hasthampatti, Suramangalam, Kondalampatti, Kamalapuram, Jagirammapalayam and Ariyanoor. Each has a different mix of older houses, apartments and plotted layouts.
Connectivity
National Highway 44 passes through Salem, and NH 544 (towards Coimbatore and Kochi), NH 79 (towards Ulundurpet) and NH 179A (towards Jolarpettai) branch off it. This puts the city on the Bengaluru to Madurai and Kanyakumari trunk route. A long-planned outer ring road to keep heavy vehicles out of the city was proposed under the National Highways Development Programme, and a parliamentary record says it has been pending since 2008.
| Mode | Detail |
|---|---|
| Rail | Salem Junction (code SA) has six platforms and is the headquarters of the Salem railway division of Southern Railway. Salem Town is the second station. |
| Air | Salem Airport at Kamalapuram is about 20 km from the city. Commercial flights resumed in October 2023. Third-party schedules list Alliance Air services to Bengaluru and Kochi; check the airline for current timings. |
| Bus | The Dr. M.G.R. Central Bus Stand handles long-distance and interstate buses. A Town Bus Terminus handles city routes and is being rebuilt as a two-tier terminal under the Smart Cities Mission. |
| Metro | A Salem metro has been mentioned in a feasibility context only. We found no approved project. |
Yercaud, the nearest hill station, is about 20 km from the city, which makes weekend trips easy. Larger airports with wider choice, such as Coimbatore, Bengaluru and Tiruchirappalli, are a few hours away by road; check live road conditions before planning a flight connection.
Schools, colleges, hospitals and shopping
Salem has a long-established education base. Periyar University (1997), the Government College of Engineering (1966), the Indian Institute of Handloom Technology (1960), Thiagarajar Polytechnic College (1958) and a Government Law College (opened 2019) are all in or near the city. Vinayaka Mission's campus, which includes a medical college and hospital, is on the Sankari main road at Ariyanoor. In the hills, Yercaud has the boarding schools Montfort School (founded 1917) and Sacred Heart Convent.
| Type | Examples | Note |
|---|---|---|
| Government hospital | Government Mohan Kumaramangalam Medical College Hospital, Steel Plant Road, Kollapatty | Teaching hospital, upgraded from the district hospital in 1986 |
| Private/trust hospital | Vinayaka Mission's Kirupananda Variyar Medical College and Hospital, Ariyanoor | On the Sankari main road |
| Steel plant hospital | Salem Steel Plant Hospital, Mohan Nagar | Directory lists it as empanelled under Ayushman Bharat; verify |
Retail is mostly traditional: bazaars around Fort and the older commercial streets, plus neighbourhood shops. We could not find a reliable list of malls, so visit the area you are considering rather than rely on a directory. Day-to-day needs such as groceries, clinics and tuition centres are typically within a short drive in most neighbourhoods, but this varies, so test the commute to school and work at peak hours. Anna Park and the Kiliyur falls and Deer Park near Yercaud are the usual leisure spots.
Property market on ADiHomes
ADiHomes has no live listings or projects in Salem yet, as of October 2026. You can still browse new projects in Salem and flats for sale in Salem, which will fill up as projects are added.
From the sources we reviewed, housing in Salem is a mix of older independent houses in the core, apartment buildings in the corporation area, and plotted layouts on the edges and along the main highways. The city also has housing linked to its large employers, such as the steel plant township. We have no sourced figures on prices or rates and do not quote any.
Civic matters
Sewage and the river. The National Green Tribunal, in case OA 51 of 2015, directed the Corporation to report on completing the underground sewerage system and treatment plant so that untreated sewage stops reaching the Thirumanimutharu. Filings from 2021 and 2022 show work in packages; we could not confirm the present status, so ask the Corporation whether a given street is connected.
Flooding. Heavy rain has flooded low-lying homes along stormwater paths. A news report describes two elderly women drowning after rainwater entered houses on Yercaud Four Road; the year is unconfirmed. Check the street level and drain route of any property, especially near the river and canals.
River works. In July 2026, farmers asked the authorities to repair a check dam near Kondalampatti that they say was damaged during the Corporation's river beautification project.
Water. We could not verify how Salem's piped water is sourced and distributed. Ask the Corporation for the supply schedule in the ward, and ask residents about summer supply and borewell dependence.
Power backup and litigation. We found no documented city-wide data. Ask each society about generator backup, and search court and RERA records for the builder.
Infrastructure underway or planned
- Smart Cities Mission. Salem is one of the Tamil Nadu cities in the mission. A report from around 2019 described a pipeline of about 944 crore rupees including a two-tier bus terminus costing 92.13 crore; we found no recent Salem-specific completion figure.
- Chennai to Salem greenfield expressway. The Supreme Court cleared the 8-lane project in December 2020, but later reports describe it as stalled or reworked, and the sources disagree on design and stage. Treat it as unconfirmed.
- Outer ring road. Proposed by NHAI and recorded as pending since 2008.
- New bus stand. A new stand at Jagirammapalayam is described as proposed.
Because several of these items are proposals or have changed shape over time, do not buy on the strength of an announcement alone. Look for a sanctioned budget, a tender or a work order, and visible progress on the ground before counting any project in your decision.
Pros and cons
Pros
- Strong highway and rail links; a railway division headquarters.
- Many colleges and a government teaching hospital.
- Pleasant hill-ringed climate, with Yercaud close by.
- Diverse local economy beyond one employer.
Cons
- Sewerage and river pollution issues have needed tribunal oversight.
- Low-lying areas can flood in heavy rain.
- Airport services are limited to a few routes.
- Several large road projects remain unconfirmed.
Who it suits
Buyers who value a settled, established city with long-standing institutions will find Salem easier to read than a fast-growing suburb, because most neighbourhoods have been lived in for decades and you can ask existing residents about water, drainage and traffic.
Salem suits families who want a mid-sized city with good road and rail access, students and staff of the local colleges, and employees of the steel plant and industrial estates. It is less suited to people who need frequent flights or a metro commute.
Pre-purchase checklist
- Check that the project is registered with the Tamil Nadu Real Estate Regulatory Authority (TNRERA) at rera.tn.gov.in, and note the registration number.
- Confirm planning approval and layout status with the local planning authority and the Corporation.
- Inspect the patta, chitta and encumbrance records, and have a lawyer verify title.
- Ask whether the street has underground sewerage and a metered water connection.
- Visit during heavy rain or ask neighbours about waterlogging.
- Search court records for disputes involving the builder or land.
- Compare options through new projects in Salem as listings appear.
