DLF Phase 4 locality guide
Where DLF Phase 4 is and how it is laid out
DLF Phase 4 is a residential part of DLF City in Gurugram, Haryana. NoBroker gives its PIN code as 122009 and places it close to DLF Phases 1 and 2 and Sector 43. Its best-known landmark is Galleria Market, which has a Sector 28 address. A hotel listing puts Golf Course Road about 1.1 km from DLF City Club, which sits opposite the market. The 'Golf Course Road' label is therefore a loose address, not a precise boundary.
Housing is a mix of gated apartment societies and low-rise homes. A resident review on 99acres names societies such as Regency Park and Ridgewood Estate. Phase 4 also has a smaller number of economically weaker section (EWS) plots, which matter for the civic issues below.
On ADiHomes as of October 2026, there are 3 live projects here, all ready to move: DLF Green Avenue, DLF Garden Villas and DLF Windsor Court. You can see them together on the new projects in DLF Phase 4 page.
Connectivity
Metro and rail
Measured from Galleria Market, three Yellow Line stations are close:
- IFFCO Chowk: about 1.0 km
- MG Road: about 1.1 km
- Millennium City Centre (formerly HUDA City Centre): about 1.6 km
These figures come from the Yometro station finder. The Rapid Metro's DLF Phase 1 station is listed at 1.2 km by 99acres and 2.2 km by NoBroker. Treat all of these as approximate, because distances depend on which part of Phase 4 you are in. The nearest mainline station, Gurgaon Junction, is about 11 km away, according to NoBroker.
Roads and airport
Golf Course Road and MG Road are the main nearby routes. Dwarka Expressway links Delhi, IGI Airport and Gurugram, per Outlook Money. The Southern Peripheral Road links Golf Course Road with Sohna Road, per The Tribune. A hotel listing in the area gives 26 to 29 minutes by road to Indira Gandhi International Airport, but peak-hour times will be longer. One 99acres reviewer reports peak-hour congestion around Galleria Market and Super Mart I.
Schools, hospitals and shopping
Distances below come from different listings and vary, so check them on a map.
- Schools: Ridge Valley School is about 0.5 km away and The Shri Ram School Aravali about 1 km. Shiv Nadar School in DLF Phase 1 is about 2.4 km away. Those three distances are from a developer's marketing page. 99acres also lists Indus World School.
- Hospitals: Max Hospital is about 1.3 km away and Fortis Memorial Research Institute about 1.7 km, per a hotel listing. Other sources give 1.9 km and 2.7 km for the same two. Paras Hospitals is listed at 1.6 to 3.8 km, and Medanta about 7.6 km.
- Shopping: Galleria Market is the local high street. Sahara Mall and Gurgaon Central Mall are each about 1.6 to 1.7 km away. Ambience Mall and DLF CyberHub are each roughly 4.4 km away.
Civic matters to check
Water and power
Gurugram has uneven water supply. In a Tribune report on GMDA capacity, one summer's demand reached 700 MLD against 570 MLD supplied. A water-quality guide from a filter seller says Phases 4 and 5 use a mix of canal and borewell water, harder than Phases 1 to 3. That is a commercial source, so ask the society for its own test reports. A May 2024 Tribune heatwave report listed DLF Phases 1 to 3 among areas hit by combined water and power shortages. Phase 4 was not named, but ask about backup power and tanker dependence.
Approvals, enforcement and litigation
This is the main issue for Phase 4 buyers. The Punjab and Haryana High Court has heard a public interest petition filed by the DLF City Residents Welfare Association about unauthorised construction and commercial use across DLF Phases 1 to 5. Reports describe EWS housing in Phases 3, 4 and 5 where more than 2,700 units were extended, some to six or eight floors.
The Supreme Court stayed the demolition orders in April 2025. Even so, in July 2026 the Department of Town and Country Planning (DTCP) sealed about 35 floors across 10 Phase 4 properties used as PGs, guest houses, clinics and offices, per BusinessToday. It said it had issued notices to over 5,000 properties across Phases 1 to 5. The legal position is still moving, so check the latest status before committing.
I found no reports of stalled projects among the three ADiHomes listings. That is not a clearance, so verify each project's approvals yourself.
Infrastructure underway or planned
- Gurugram Metro (Millennium City Centre to Cyber City): This is a 28.5 km, 27-station line, cleared by the Union Cabinet at about ₹5,450 crore, per The Tribune. Business Standard (1 October 2026) says Phase 1, to Sector 9, is under construction and due in 2028. It also says a ₹1,662 crore tender for Phase 2, Sector 9 to Cyber City, has been cleared. Other sites give different timelines, so treat dates as provisional. The line starts at Millennium City Centre, the nearest of the three stations above, and the route descriptions I found do not pass through Phase 4.
- Water treatment capacity: GMDA has been adding a 100 MLD unit at the Chandu Budhera plant. Its completion date has been pushed back more than once, so confirm the current status with GMDA.
Who it suits and what to check
Phase 4 may suit buyers who want a established neighbourhood within roughly 1 to 2 km of metro stations, with schools, hospitals and Galleria Market close by. It may suit them less if they are sensitive to peak-hour traffic, to water and power backup, or to enforcement and legal uncertainty.
The three listed projects are ready to move, so you can inspect them before you decide. You can compare them with other options on the flats for sale in DLF Phase 4 page.
- Ask for the sanctioned building plan, occupation certificate and permitted land use.
- If the property is a plot or builder floor, confirm that every floor is sanctioned. Check for pending DTCP or Municipal Corporation notices.
- Ask the society or RWA about water source, tanker use, borewell testing and power backup.
- Visit at peak hours to test the commute and the walk to the metro.
- Have a lawyer check the title and any court matters.
