Sector 53 locality guide

Sector 53 is a residential sector on Golf Course Road in Gurugram, Haryana. This guide covers the layout, transport, nearby services, civic issues and planned infrastructure. Distances are approximate and come from third-party listings, so confirm them on a site visit.

Where it is and how it is laid out

Sector 53 sits on Golf Course Road, next to Sector 54 and DLF Phase 5. Local guides name the DLF Golf Club (opposite Central Plaza) and AIT Chowk as nearby landmarks. Listings show different PIN codes (122002, 122011 and 122022), so check the address on any paperwork.

The sector has apartments, villas and builder floors, and 3 and 4 BHK homes dominate. A HARERA record for one nearby project places it on Urban Estate plot GH-24, Sector 53, in Wazirabad tehsil.

On ADiHomes as of October 2026, there are 6 live projects in Sector 53. The median asking price is ₹28,653 per sq ft from 6 properties. Three projects are under construction and three are ready to move. The projects include Vipul Belmonte, TDI Ourania, Parsvnath Exotica, Tulip Monsella, Godrej Sora and Dalcore The Falcon. You can browse all new projects in Sector 53 or flats for sale in Sector 53. A median is a midpoint, so individual flats will be priced above and below it.

Connectivity

Roads

Golf Course Road is the main road. Local guides say it links to Golf Course Extension Road, MG Road and NH-48. Other roads named for the sector are St Thomas Marg, Raghvendra Marg and Sector 56 Road. Golf Course Extension Road branches off near Sectors 55 and 56.

Metro and rail

Rapid Metro's Sector 53-54 station opened on 25 April 2017. It is owned by HMRTC and run by DMRC. One portal lists it about 0.6 km from the sector, and a metro-distance site puts it about 0.3 km from Golf Course Road. The neighbouring stations are Sector 42-43 and Sector 54 Chowk, roughly 1 to 2 km away by the same site's walking estimates. A hotel beside the station says Cyber City is 11 minutes away by Rapid Metro.

Rapid Metro is a separate loop, so for the Delhi Metro Yellow Line you change at Sikanderpur. I could not verify the distance to a mainline railway station, so check this yourself.

Airport

A developer page for a nearby project gives Delhi's IGI Airport as about 22 km, or 25 to 30 minutes. Real journey times depend on traffic.

Schools, hospitals and shopping nearby

Schools: a local guide lists Lancers International School and The Banyan Tree World School at roughly 0.5 to 1 km, and Heritage Xperiential School at roughly 1 to 2 km. IILM University is also listed in the sector. DPS Gurgaon in Sector 45 is roughly 6 to 8 km away. The Shri Ram School (Aravali) and Shiv Nadar School are named as nearby options.

Hospitals: Paras Hospital in Sector 43 is listed at about 4 to 5 km. Artemis Hospital is about 8 minutes by road, according to a developer page. Medanta and Fortis Memorial are listed in the 5 to 10 km range.

Shopping: South Point Mall and Central Plaza are the closest malls. DLF Mega Mall, Ardee Mall and DLF Galleria are a short drive away, roughly 9 minutes in the case of South Point and Galleria.

Civic matters buyers should check

Water

Gurugram has a groundwater problem. The Central Ground Water Board's 2024 assessment puts extraction in Gurugram Urban at 326.52% of annual recharge. On 15 October 2026, The Tribune reported that the municipal corporation has proposed closing 94 of its 581 tubewells by January 2027. The report says these are in areas that already get canal water. The remaining tubewells would be reviewed every quarter. A June 2026 report found tubewells running long hours in nearby Sector 56 to cover shortfalls in canal supply. I found no Sector 53 data, so ask the society's resident association about tanker use and the water source.

Waterlogging and power

Golf Course Road was among the stretches submerged in the July 2025 rain. Haryana later flagged 159 waterlogging hotspots in Gurugram and set up a 'zero flood' plan for the 2026 monsoon. An earlier report named four Aravalli creeks near Golf Course Road, at Sectors 26, 42, 54 and 56, as a main cause of runoff flooding. Power cuts have been reported across the city in heavy rain, and DHBVN is the local power utility. I found no figures for outages specific to Sector 53, so ask residents and check the building's backup.

Approvals

Check each project's registration on the Haryana RERA (HARERA) portal for the registration number, completion date and any revisions. Also ask for the occupancy certificate on ready-to-move homes. One broker blog from October 2026 says a separate Sector 53 launch had not filed for RERA. It advises against paying more than a refundable expression-of-interest amount until it does. Verify that on the portal.

Litigation and stalled projects

My searches found no sourced reports of stalled projects or court cases specific to Sector 53. That is not a clearance. Search HARERA complaints and court records for the specific builder and project.

Infrastructure underway or planned

  • Gurugram Metro (Millennium City Centre to Cyber City): a 27-station corridor that one 2026 explainer says is under construction. It reports a mid-2027 target for the main loop, with full operations in late 2027 or 2028. These dates come from a secondary source and may slip. The route serves Old Gurugram rather than Sector 53 directly.
  • Sector 56 to Pachgaon metro (about 35 km): sources conflict. One says it is at the DPR stage and not sanctioned. Another says HMRTC has approved it. Treat it as unconfirmed.
  • Southern Peripheral Road elevated corridor: described as proposed in 2026, with fresh procurement awaited on one stretch.
  • Water: a report from late 2025 said a fifth unit at the Chandu Budhera treatment plant would add 100 MLD by March 2026. I could not confirm that it is running. The municipal corporation also plans to extend its treated-water park network by March 2027.

Who it suits and what to check before buying

Sector 53 suits people who want to live near the Rapid Metro, Cyber City and established schools and hospitals. It is less suitable if you want a quiet, low-traffic area or a budget well below the ADiHomes median.

  • RERA number, completion date and approved plans for each project.
  • For ready homes, the occupancy certificate and the title of the specific flat.
  • Water source, tanker spend and rainwater-harvesting status.
  • Whether the tower or its basement has flooded in past monsoons.
  • Power backup, maintenance charges and who runs the internal roads.
  • Actual door-to-metro and door-to-school travel times at peak hours.
