About Siliguri

Overview of Siliguri

Siliguri is a fast-growing city in northern West Bengal, at the foot of the Himalayan hills. It sits in the Siliguri Corridor, the narrow strip of land (roughly 20 to 22 km wide and nearly 60 km long, by one source) that is India's only land link between the mainland and its eight north-eastern states, and that borders Nepal, Bhutan and Bangladesh. This position makes the city a transport, trade and gateway hub for Darjeeling, Sikkim, Bhutan and the north-east.

The Siliguri Municipal Corporation (SMC) handles civic services; it became a corporation in 1994. Wider planning is by the Siliguri Jalpaiguri Development Authority (SJDA), created in 1980 under the West Bengal Town and Country (Planning and Development) Act, 1979, with a planning area of about 2,222 sq km. SJDA prepares the land-use map and development plan, and it has promoted planned housing, including a new township near Matigara on the northern edge. SJDA tender notices place its office in Pradhan Nagar.

Main residential directions are the Hill Cart Road and Sevoke Road areas, the NH 31 stretch towards Matigara, and the Pradhan Nagar and Sushrutanagar side near the medical college. We could not source a neat list of localities and their character, so walk the area yourself.

One planned township on NH 31 near Matigara is described in public sources as spread across 400 acres, about 3 km from the city and about 9 km from the airport, with bungalow plots and apartment towers. SJDA has also advertised a 300 acre new township outside the municipal boundary, near the medical college. We mention these as examples of how the city is expanding northwards; we do not endorse any developer, and each project needs its own checks.

Connectivity

Siliguri is a road and rail crossroads. New Jalpaiguri (NJP) and Siliguri Junction are the main railheads. Bagdogra Airport lies outside the city; one listing gives 13.4 km from Siliguri, and a travel guide notes there is no direct rail or metro link between the airport and NJP, so you need a taxi or auto. Exact airport-to-station distances were not available from reliable sources, so check a map for your address.

Roads: NH 31 passes through the Matigara side, and Asian Highway 2 runs through Matigara as well. Local buses, autos and shared jeeps serve routes to the hills. The Centre has allocated 20 billion rupees for a 31 km four-lane highway in the corridor, and the state has handed some highway stretches to Indian agencies; these are reports of intent, so check their progress yourself.

NJP railway stationA few kilometres from the airport; taxi or auto needed
MetroNone
Uttorayon township areaAbout 3 km from the city and about 9 km from the airport by one description

Because the corridor is strategically sensitive, you may see more security-related road works and checkpoints than in other cities. This does not itself affect ownership, but it can influence traffic on key roads. Confirm any restrictions near border or defence areas before buying land there.

Schools, colleges, hospitals and shopping

For health care, North Bengal Medical College and Hospital (founded 1968, 1,500 beds, in the Sushrutanagar township next to Siliguri) is the large government hospital and also trains nurses. Siliguri District Hospital is another government option. The civic body announced in July 2025 a plan for a new hospital in Dabgram to ease the load; we do not know whether it has opened. On the private side, DESUN Hospital is listed on Medical College Road, Matigara.

We could not verify school or college lists or shopping centres from reliable sources in this research, so we do not name them. The medical college campus and the Matigara side form an education and health cluster; check each institution directly for admissions and distance from your address.

The Siliguri area is large and spread across more than one local body, so a single street can fall under different approval rules. Hospitals cluster along the Matigara and Sushrutanagar side, so a home on the opposite side of town will face a longer ride for specialist care, especially at busy hours.

Property market on ADiHomes

ADiHomes has no live listings or projects in Siliguri yet (as of October 2026). Publicly described housing in the area includes bungalow plots and apartment blocks in planned townships on the NH 31 side near Matigara, lease-hold residential plots sold by SJDA in places such as Himanchal Vihar in Matigara, and older independent houses and apartments in the main city. We give no prices because we cannot source them reliably.

When listings arrive they will appear under new projects in Siliguri and flats for sale in Siliguri.

Civic matters

Drainage and rivers are the main documented issues. Down to Earth reports that urbanisation, encroachment and waste have turned the Mahananda into a drain, with large quantities of daily waste dumped into it. The National Green Tribunal has told the state to protect the flood plain and clear encroachment. Waterlogging in Matigara has been blamed on an incomplete drainage system along Asian Highway 2; a temporary channel to the Balason river was reported with a permanent fix promised. Reports of heavy rain in 2018 described parts of Siliguri inundated.

Water supply depends on a Teesta-based scheme. The SMC once had to halt supply for half a day because its plant could not handle heavy silt from the Teesta. The project to pump about 135 MLD to 47 wards was reported at an estimated cost of Rs 5.11 billion; Phase I was inaugurated in September 2024 with a 28 km pipeline from Gajoldoba to the Fulbari treatment plant. We could not confirm full completion. Rs 274.19 crore has been reported as sanctioned to upgrade the existing waste stabilisation pond for sewage. We found nothing reliable on seismic zoning, so check this with an engineer.

Before buying, ask which body approves the plan (SMC, SJDA or a gram panchayat) and whether the property sits in a flood-prone belt.

Infrastructure underway or planned

  • Teesta drinking-water scheme under AMRUT 2.0: Phase I inaugurated September 2024; full completion unconfirmed.
  • Sewage pond upgrade: Rs 274.19 crore reported as sanctioned; status unknown.
  • Permanent drainage fix along Asian Highway 2 at Matigara: promised by a state minister, no date found.
  • Rail and road package worth over Rs 4,500 crore for Siliguri, including electrification and a new passenger train, reported in 2026; the report's date is unclear.
  • A 31 km four-lane highway in the corridor: funding reported, schedule not confirmed.
  • Reports of a state allocation of Rs 200 crore for a logistics and trade hub; early stage.

Pros and cons

Pros

  • Gateway location with airport, main railhead and highways.
  • Access to Darjeeling, Sikkim and Bhutan.
  • Large government medical college and several private hospitals.
  • Planned townships and SJDA plots outside the crowded centre.

Cons

  • River pollution, encroachment and local waterlogging.
  • Water supply disruptions when the Teesta runs heavy with silt.
  • Congested main roads and no metro.
  • Planning divided between several bodies.

Who it suits

Siliguri's economy is tied to transport, trade and the plans to turn it into a logistics hub, so jobs here may depend on regional trade conditions. We cannot give figures on rents or resale, and you should talk to local agents and tenants before relying on rental income.

Siliguri suits people whose work or family ties are in the hills, Sikkim, Bhutan or the north-east, traders and transport businesses, and families wanting a mid-sized city with a medical college. It is less suited to those who need metro-style public transport. This is our reading of the facts above, not a recommendation on any project.

Pre-purchase checklist

  • Check the project on the West Bengal Real Estate Regulatory Authority (WBRERA) portal, rera.wb.gov.in.
  • Ask for the plan sanction from SMC or SJDA and confirm the land use on the SJDA development plan.
  • Check title, mutation and encumbrance records, and whether the plot is leasehold or freehold.
  • Look at drainage during rain, especially near rivers and along Asian Highway 2.
  • Ask about water supply source and any past disruptions.
  • Check the distance to the hospital and school you will actually use.
