About Kolkata
Overview of Kolkata
Kolkata is the capital of West Bengal and one of India's largest cities, spread along the east bank of the Hooghly river. Howrah, on the west bank, is a separate district but part of the same urban region. For a buyer, it helps to think of the city in four parts: the old north and central city, the south (Ballygunge, Gariahat, Jadavpur, Behala), the east and north-east planned areas (Salt Lake, New Town), and the wider suburbs across the Hooghly and along the main roads.
There is no single development authority. The Kolkata Metropolitan Development Authority (KMDA) is the statutory planning and development body for the Kolkata Metropolitan Area, working under the state urban development department. Its area is given on official pages as about 1,876 sq km across six districts. The Kolkata Municipal Corporation (KMC) handles civic services and building plan sanction in the city proper. Salt Lake sits under Bidhannagar Municipal Corporation, and New Town is a planned township under the New Town Kolkata Development Authority (NKDA), set up under a 2007 state Act and operating since 2008. NKDA mainly plans and coordinates development there; its role changed after a 2016 amendment.
Always find out which body governs the exact address, since approvals, tax and complaints go to different offices.
Salt Lake (Bidhannagar) was developed between 1958 and 1965 and is the main IT hub, with Sector V home to many technology firms. New Town is a newer planned satellite city; sources differ on its exact footprint (24 or 34 mouzas, by two NKDA pages), which is one more reason to check the exact address against official maps.
Connectivity
Kolkata is the best connected city in eastern India. Two big railheads serve it: Howrah and Sealdah, with Dum Dum Junction near the airport. Netaji Subhas Chandra Bose International Airport is in Dum Dum, in the north-east. Published distances to the centre vary by the reference point used; one source puts it at about 17 km from Esplanade. Expect a longer drive during peak hours.
The Kolkata Metro is the main rapid transit. The Blue Line runs north-south and the Green Line links Howrah Maidan, Esplanade and Salt Lake Sector V, with Esplanade as the interchange between them. Source figures on line lengths differ, so confirm on the Metro Railway site or the Kolkata Metro Rail Corporation page.
| Line or project | Status reported (verify) |
|---|---|
| Blue Line (Dakshineswar to Kavi Subhash) | Operating |
| Green Line (Howrah Maidan to Sector V) | Operating, about 16 to 18 km depending on the source |
| Purple Line (Joka to Majerhat) | About 7.75 km open; Majerhat extension opened March 2024 |
| Orange Line (New Garia to airport) | About 10 km open to Metropolitan; Chingrighata to Sector V trials reported to start 10 October 2026 |
| Yellow Line (Noapara to airport, extension to New Barrackpore) | Extension targeted for the second half of 2026; opening not confirmed |
Buses, trams in a few corridors, ferries on the Hooghly, and suburban trains from Sealdah and Howrah fill gaps. We could not source consistent commute times for individual neighbourhoods, so test your own route at your own working hours.
For commuting, the practical question is which station or line serves your area. South and north are on the Blue Line, the east-west business belt is on the Green Line, and the south-east and airport corridors depend on the Orange and Yellow lines that are still being completed. Home buyers sometimes pay for a metro promise that is years away, so only count sections that are actually carrying passengers.
Schools, colleges, hospitals and shopping
Higher education is a strength. Public listings show Jadavpur University (listed among the top ranked in India by NIRF), the University of Calcutta, Presidency University and IIM Calcutta, all in Kolkata. We did not verify school lists independently, so compare schools by board, fee and bus route directly.
| Hospital | Area (from public directories) |
|---|---|
| Apollo Gleneagles | Canal Circular Road |
| AMRI | Dhakuria; also a Salt Lake site |
| Medica Superspecialty | Eastern Metropolitan Bypass, Mukundapur |
| Tata Medical Center | Major Arterial Road, New Town |
Directory entries may be dated, so check addresses and services before depending on them. We could not independently verify shopping mall details, so we do not list them.
Ask the local municipal body about parking, waste collection and garbage points near the property, since these vary a lot between neighbourhoods and are rarely covered in brochures.
Property market on ADiHomes
ADiHomes has no live listings or projects in Kolkata yet (as of October 2026). From public descriptions, housing in the city includes older apartment blocks and independent houses in the central and southern neighbourhoods, planned apartment complexes in Salt Lake and New Town, and suburban projects along the eastern and southern corridors. We quote no prices or rates because we cannot source them reliably.
When listings arrive they will appear under new projects in Kolkata and flats for sale in Kolkata.
Civic matters
Waterlogging is the most documented civic issue. A September 2025 Mongabay report described ageing, clogged drainage and congested areas with no room for new infrastructure; in some places water could not be cleared despite continuous pumping because outlets were full. A 2022 report said 400 of 408 pumps at 76 drainage pumping stations were running during a heavy rain event. In October 2025 KMC approved a Rs 135 crore project on the Adi Ganga (Tolly Nullah) to address waterlogging in Kalighat, with a three-year timeline.
Much of the city runs on a combined sewer network more than a century old. We found no reliable source on winter air quality, water supply or power cuts for specific localities, so ask residents and check recent air quality data yourself.
Buildings are sanctioned under the KMC Building Rules, 2009 within the city, and the West Bengal Municipal (Building) Rules, 2007 in other municipalities; a 2025 amendment added definitions such as big residential complex. Ask for the sanctioned plan and the completion certificate.
Infrastructure underway or planned
- Orange Line to Sector V: trial runs reported scheduled from 10 October 2026 (Swarajya report dated 29 September 2026); full airport link officials aim for around end of 2026.
- Yellow Line extension to New Barrackpore: reported target second half of 2026, current status unconfirmed.
- Purple Line: remaining stretch under construction; no firm date found.
- Adi Ganga flood-mitigation project at Kalighat: approved October 2025, three-year timeline.
Treat dates as targets; metro deadlines in the city have slipped before, such as the June 2025 target for Sector V.
A research note: many figures online conflict, including metro line lengths, metropolitan area size and airport distance. We have shown ranges where sources disagree and recommend confirming with the primary body before relying on any number.
Pros and cons
Pros
- Extensive rail, metro and bus network, with an international airport.
- Strong universities, hospitals and cultural institutions.
- Several planned areas (Salt Lake, New Town) with a different feel from the old city.
- Metro expansion in progress.
Cons
- Monsoon waterlogging in many areas; ageing drainage.
- Congestion and narrow lanes in old neighbourhoods.
- Different authorities for different areas, which complicates approvals.
- Metro timelines repeatedly shifted.
Who it suits
Kolkata suits professionals who value access to universities, hospitals and public transport, families wanting established neighbourhoods, and buyers who prefer planned townships such as New Town. It is less easy for those who need quick, predictable car commutes in monsoon weather. This is our reading of the facts above and not advice on any project.
Pre-purchase checklist
- Check the project on the West Bengal Real Estate Regulatory Authority (WBRERA) portal, rera.wb.gov.in, and note the registration number.
- Identify the governing body (KMC, Bidhannagar, NKDA or another municipality) and ask for the sanctioned plan from it.
- Check the title chain, mutation and encumbrance records.
- Look at the plot after heavy rain; ask neighbours about water entering the ground floor.
- Walk the route to the nearest metro or station at your normal commute hour.
- Do not count on metro stretches not yet open.
- Ask for the completion certificate for ready homes.
