The auction
In a Noida Authority e-auction concluded on 8 September 2026, M3M India emerged as the highest bidder for a mixed-use plot of about 12.5 acres in Sector 108, Noida. Reports put the winning bid at roughly Rs 1,839-1,850 crore, more than twice the reserve price of about Rs 835 crore. Only two bidders took part in the final round: M3M and DLF, whose last bid was reported at about Rs 1,740 crore. Godrej Properties had been shortlisted but did not join the final bidding.
M3M bid through a subsidiary. Stamp duty and other charges would take its total outlay past Rs 2,000 crore. In the same cycle M3M was also reported to have won a smaller parcel of about 6 acres in Sector 98.
Why it matters
- Land is setting the price floor. A bid of this size works out to a very high land cost per buildable square foot. Projects that come up here will be priced in the luxury band, and they will influence what neighbouring developers ask in Sectors 104-108 and the Noida Expressway.
- Gurugram developers are moving east. M3M, DLF and Godrej have all been bidding aggressively in Noida auctions in 2026. M3M had already bought a 3-acre plot in Sector 72 and announced Elie Saab-branded residences in Noida earlier in 2026.
- Mixed-use zoning means the site can combine apartments with retail or office space, so the eventual project may not be entirely residential.
What buyers should take from it
Expect launches on this plot to be at least 12-18 months away; the Noida Authority still has to issue the allotment, and the developer needs building plan approval and UP RERA registration before it can legally take bookings. Any “pre-launch” offers before RERA registration should be avoided.
For buyers already in nearby projects in Sectors 104, 107 and 108, a fresh luxury benchmark tends to support resale values. For those yet to buy, it is a reminder that new launches along the Expressway will not be cheaper than existing inventory.
What to check
- UP RERA registration and the sanctioned building plan before any payment.
- The lease terms and dues schedule with the Noida Authority – unpaid land dues were the root cause of the registry crisis in older projects.
