What DLF reported
DLF, the largest listed developer in Gurugram, declared its results for the September 2026 quarter (Q2 FY27) on 16 October 2026. The company said it booked new sales of roughly Rs 3,800 crore in the quarter. Consolidated net profit came in at about Rs 1,301 crore, around 10-11% higher than a year earlier, while reported revenue from operations was lower than last year. The gap between falling revenue and rising profit is explained mainly by other income and the share of profit from joint ventures, including the rental arm DLF Cyber City Developers.
The company ended the quarter with a net cash position of a little over Rs 15,000 crore, even after paying out close to Rs 1,980 crore as dividend.
Which projects drove sales
- The Aureva, Sector 63 Gurugram – DLF’s senior-living focused luxury project was fully sold during the quarter.
- DLF The Dahlias, DLF Phase 5 – the super-luxury project on Golf Course Road continued to see buyer interest after it reopened for sales.
The rebound matters because DLF’s bookings had been very thin in the two preceding quarters, partly because sales at The Dahlias were paused for a redesign.
What it means for buyers
For anyone holding or considering a DLF home, a strong cash position is a comfort: the company is not dependent on fresh bookings to fund construction of projects such as DLF Privana West, DLF Privana North and The Dahlias. Large net cash also gives DLF room to buy land and launch new phases in Gurugram, which tends to keep prices in its micro-markets (Golf Course Road, Sectors 63 and 76-77) firm.
At the same time, almost all of DLF’s recent sales are in the Rs 10 crore-plus bracket. The results do not tell us much about demand for mid-segment homes in Gurugram.
What to check
- If you are buying in a DLF project, match the tower and phase you are shown with its HRERA registration and the completion date stated there.
- Read the quarterly progress report filed with HRERA for construction status rather than relying on sales material.
- For resale purchases in older DLF projects, confirm occupancy certificate and conveyance status with the society or the developer.
DLF has not given a new launch calendar in the results coverage we reviewed, so treat any launch dates quoted by brokers as unconfirmed until a RERA registration appears.
