ATS Kingston Heath

ATS Kingston Heath is a residential project by the ATS group in Sector 150, Noida, a green, low-density sector along the Noida-Greater Noida Expressway that is home to several other ATS projects. The UP RERA registration, made in April 2021, covers about 36,700 sq m, or roughly nine acres, across several sports city sub-plots of plot SC/01/C. The project has nine apartment towers of two designs plus a single villa. RERA lists 260 3 BHK homes of about 1,519 to 1,598 sq ft carpet, 200 4 BHK homes of about 2,251 to 2,311 sq ft carpet and 18 penthouses of up to about 3,870 sq ft carpet, for 479 homes in all; portals quote super areas of about 2,350 sq ft for the 3 BHK and 3,300 sq ft for the 4 BHK. The declared completion date was August 2026, the RERA mirror now shows the project as completed, and at least one listing site shows it as ready for possession. Portal descriptions of acreage and tower counts are inconsistent and appear to mix in other ATS projects, so rely on the RERA data. Buyers should ask for the occupancy certificate and the possession schedule for their tower before closing a deal.
